Property Ratings at Village of Stoney Run
As a first place to move to its ok but we aren’t going to be staying another year. Within the first few months. Everything in our kitchen broke and we had to throw out hundreds of dollars worth of food. Things are always breaking and they take forever to fix them. If you live on the first floor and it rains you get flooded and mold grows. My husband thinks it’s ok and doesn’t want to move but we need more space for our family to grow. This place is over priced for the year it was built. I’m not pregnant but my wall is. Cracks in all the walls and bad walls super thin. You can hear everything. Don’t even think about hanging anything up. The wall will just crack and break everything. This place isn’t worth it. Just keep looking.
I have been living in a 2 bedroom apartment since June the size is ok and the location is good although you need a car to access anything ! The pool is really small and dirty, the walls are really thin and you can hear anything, I woke up so many times at 6 a.m. because of my neighbors fighting. Also, I had black dust coming out from the vent and my shilling was black for months and they had no idea why that kept happening. The maintenance people is great though and Michelle is very helpful.
Management is Unreasonable and was unable to fix serious potential hazardous issues. Found black mold in my apartment. They isolated it, cut it out and put an air washer in my closet.i had mold all over everything in my closet. They did dry clean some of my clothes, the rest i sorbet hours washing in the washer machine. i have not had use of my bedroom closet and my hallway closet for over a month. They are unable to get a date for contractors to home in to fix it. They are unwilling to put in another place to live stating there was no other apartment with a washer. They are unwilling to put me in a hotel until it's fixed. They are trying to kick me out. Besides from the mold. The last 4 months i lived here, the washer machine flooded, the garbage disposal needed replacement, the electrical outlets did not work the first week i moved it, theere was crackls on my bathroom mirror, the light above my stove did not work, balcony lights food not work. I suggest save yourself the hassle and please don't move into this place. They seem nice but in the end they are not reasonable.

Renters Beware. Rent gets increased each year. Regardless of any improvements to the property... without any hesitation the rent gets increased. The leasing stairs are carpeted so potential renters will assume that all walkways are designed that way, but it's not. Hallways are never cleaned. Cob-weds are every where and in every corner (you'll have to clear the hallways yourself). If you have a repair request it will take weeks for them to get resolved. The property manager doesn't seem to care about the tenants needs just their rent. People are always moving in and out of this place. (On a positive side) The location of the property is great because you are close to all highways and it's only a 5-10 min drive from everything needed. This list the only reason I may consider staying another year... plus moving is a complete headache. One last thing the only internet company that provides service to this apartment complex is Comcast/Xfinity and their service are extremely expensive plus it sucks.
A month ago, I experienced a major flood in my unit. Today, the repairs still have not been made. I called immediately when the flood was happening and the maintenance took 2hrs to arrive. Later that weekend when the flood was still happening, after notifying the office of the conditions, maintenance was a no-call/no show. 10 days ago, an attempt to cover ceiling and wall cracks failed and they made no attempt to see if mold was growing inside the walls or plumbing service area. I sprayed mold growth on the ceiling, corners of walls and the wall base molding 3 times now. During this process, I have called AND email pictures of the damage and mold with no fix in site.
I've been a tenant for almost 2 years now and cannot recommend this complex at all. While the maintenance guys are very nice and have always been respectful, the actual repairs needed take months to get completed if they get done at all. There have been issues from plumbing to leaky roofs to broken appliances, etc. If you happen to be in a bottom floor apartment you will most likely get flooded out at some point in your tenancy as these apartments are below grade and the entire plumbing/drainage system needs an overhaul. The lighting at night is very poor, paver steps to the buildings are always loose and the "laundry centers" are filthy! Plowing during snowstorms is done haphazardly or not at all and the common areas are not taken care of. They do have a very liberal pet policy which is probably why they remain so popular but there is a very high turnover and the office even refers to the residents as "transients". While they are in the process of putting in new windows and siding on some of the buildings, it seems to be taking an extraordinarily long time for this to be accomplished. These issues don't seem to be something new either but rather ongoing for many years judging from earlier reviews on different sites. I expect that this complex and the area in general will experience a further decline with the building of the new Super Walmart nearby.
I have lived here for 2 years and have had an alright experience, I will be moving out as I am relocating for work. Pros: Complex has a great location with very easy access to both 295 and the Turnpike, 2 malls and additional shops very close by. It is very dog friendly and the dog park is pretty well maintained. They recently re-paved the entire parking lots and are in the process of replacing all the roofs, siding, windows, and sliders. This has made our apartment dramatically quieter as now the windows are doubled pained. They do a good job with the ground planting flowers and do a good job with leaf removal in the fall (as there are a lot of trees). Maintenance guys are all very friendly in the contact that I have had with them. Cons: The buildings are old and have very poor plumbing. I have had to have the piping snaked on multiple occasions, some from me and some from the apartments above me. I can hear people walking above me but I feel that is standard with any apartment, can't hear much talking so its not too abd. The main line can clog and back up into the 1st floor apartment. Maintenance does not do the best job getting to the work orders in a timely fashion, not sure if this is a problem with management not telling them or that they are simply understaffed. I had a water stain on my ceiling that I requested be painted on 4 occasions. I eventually painted it myself, documented it, and took it out of my rent. Snow removal is done poorly, they do not salt the parking lot, only plow, so it eventually turns to a packed sheet of ice. Parking is TERRIBLE, if you come home after 6:00 be prepared for a walk. Overall its not a bad place for the price. I would recommend it for someone looking to save for a house or something along those lines, but not as a long term residence.

i had a down stairs appartment for about a year and a half the manger jim would not correct the issue and kept blameing it on the roofers. finally after having a screaming and yelling match with jim he agreed that he will refund my deposit back.I loved the location of the appartments and how wooded the area is but i would not suggest this appartment to anyone eles
Apartment complex is surrounded by trees near restaurants, and stores. Also close to interstates. Just outside of Philadelphia, and 1 1/2 hours from New York, and the Jersey Shore, and the mountains. The owners keep it up. We just went through new windows and siding, and a new roof. The neighbors are friendly. There is a pool and dog park, and it is pet friendly. A great place to live!
My husband and I have rented a one bedroom apartment with a den, and have lived here for over a year. Pros: We love how it is in a secluded area in the woods-- a nice escape from the chaos on RT. 73. The external features of the complex are currently being renovated. The floor plans are nice! The foliage is maintained pretty well. Rent is decent for the square footage in this area. However, we get what we pay for. Cons: The maintenance staff here is absolutely terrible! Requested repairs are completed haphazardly. 1) When we first moved in, there was a hole in our deck from rot (our upstairs neighbors had a kiddie pool on the deck, and it overflowed). It took maintenance several weeks to get to our repair... and their solution? Cut the rot out from the deck and slap a new unpainted and untreated piece of plywood there. A year later, there is a hole between the gaps and the deck is yet again deemed unsafe to sit on. 2) Before painting our bathroom, my husband noticed some discoloration on the ceiling. A week after calling, the guy showed up and said there was a possibility that there was a leak coming from the upstair's neighbor's bathroom. Instead of actually fixing the problem, he patched it up with plumber's tape and put some spackling on it. We still get paint bubbles and trapped moisture in the area where the leak is. 3) The plumbing absolutely sucks! Three times this year, we have had to have our shower snaked because there was a clog coming from the upstairs neighbor's bathroom. The laundry situation is frustrating. It costs $1.50 to wash and another $1.50 to dry. The washer has destroyed a lot of my towels (snags them), and the dryer never properly dries my garments, regardless of the temperature. They are also not very high capacity, so it takes a lot for me to do my wash. During the winter months, there had been a huge delay in salting and plowing walkways and driveways! The management here definitely does not treat all renters equally. For disputes with our upstairs neighbors, particularly about the kiddie pool-- which having them on the deck is against the rules in the first place--, the management suggested because they are "multi-year renters" that it might not be even worth addressing our concerns to them. Of course, the management wouldn't do anything about it. ARE YOU KIDDING ME?!?! We all pay the rent!! Overall, it is such a shame to say this, but the cons outweigh the pros. I wouldn't recommend it.
We have had several issues with our apartment, from mold to old piping, the repairs took a long time and we had to be forceful to ensure they were done correctly. I gave 3 stars because of the location which is close to several major highways, pet policy *very pet friendly* and safety of the community. The apartments are older and need updating and in some cases real structural work. It seems they have been slowly updating...just not my building yet. The price is very reasonable considering the market and square footage.
When looking for an apartment, after moving out of a 12room victorian house, i needed to feel warm and cozy. Like the house made me feel. The Village of Stoney Run give me that warm feeling. Set in a wooded area, the apartments are not the straight lines of doors that the usual apartment complexes are. With each building,you have your own laundry unit. Some have them in their apartments!It's nice to see people walking their dogs, cause its pet friendly, just like the people!I picked the right place to live! If you make this your home, see you at the pool! The fireplace units are very cozey. And, you can't beat the staff! You will love it here in this wooded resort! Give it a try!
I've visited this place a couple times & overall it's a really good place. The front office staff are very helpful & will answer any questions you may have. The apartments themselves look good as well and it is definitely a place that I would highly consider living at.
