Technically Lincoln Village is a suburb of Stockton, but the area feels like a neighborhood because Stockton surrounds the community on all sides. Lincoln Village residents have access to multiple restaurants and shopping centers like Sherwood Mall, a large complex with suburban staples like big-box department stores and brand-name retailers. Large parks, two lakes, and tree-lined streets shape Lincoln Village as a laid-back, comfortable place to live. Despite an abundance of amenities, Lincoln Village has a low cost of living and rentals tend to be fairly affordable, but there are some upscale options available as well. The community features 1970s ranch-style houses and modern apartments. Also adding to the area's appeal, Lincoln Village is proximate to several colleges and major cities. The town is home to San Joaquin Delta College and neighbors University of the Pacific. Sacramento and San Francisco are about an hour’s drive away, perfect for a weekend trip.

Property Ratings at The Grand at Buckingham
This place has kept my deposit for over a month keeps giving me the run around forcing me to go file court papers even though i have a paper from them stating i am getting my entire deposit back. Place went down the dumps when the new owner bought them.
Utilities are now a separate charge and they raised my rent over $125 since they took over a few months ago. Unfortunately, I can no longer afford living here and will be moving out in the upcoming months.
Really disappointing how new management can ruin a place. Really going to miss Teresa the old apartment manager. This place really isn't worth it anymore. Utilities are no longer included in the rent and you have to buy renter's insurance so beware all new tenants.
Lived here for two years while my gf was going to school at UoP. A generally quiet area and in proximity to shopping, groceries and food. Most of the tenants are friendly, quiet and keep to themselves. I never had any issue here other than inhaling secondhand smoke from my next door neighbors who decide to smoke outside their front door instead of on their balcony. Theresa the site manager is very attentive to everyone's needs. Overall, I would live here again if I ever live in Stockton.
This complex deserves more than a 5-star review; I would give this complex 10 stars! My husband and I lived in this complex for 6 months. Everything from the beginning to the end of our experience staying here has been nothing but excellent. Theresa is an amazing manager of the complex. She takes great care of her tenants and if there is any concern or issue with anything, she is there to help solve the problem immediately. Theresa is such an understanding person and will do what she can to help you continue to live in the complex. My husband accidentally broke the entry gate into the parking lot. Theresa made a plan with us to be able to pay for a new gate that allowed us to still make our payments for our rent. We moved due to job placement but we were sad to go. There was a moment we were in need of a place to stay and Theresa was there to help us get an apartment. We found another apartment closer to our jobs but were so thankful that Theresa was there for us. We appreciate her so much! We would highly recommend living here. The apartments are quiet and well kept. You will be in great hands with Theresa!
current I still live here since almost 3 yrs and continue live here. no trouble, no lots of kids play around here, no high criminal, friendly tenants people and safety place for security with the gated privacy for tenant's vehicles only and there has security camera survliicaon
This amazing apartment complex is simply inspiring. I have many options of walking to so many different malls, restaurants, and other activities close by. The staff here is incredible and quick to respond to any issue you may or may never encounter in your home. The pool glistens with its cleanliness and the outdoors are kept up with the same passion on a daily basis. Living here has changed my outlook towards the future and I can honestly say I am happy to have the name Village of the Pines within it.
