Property Ratings at Village On The Park
Every month the rent goes up more, the pool doesn't work, the Ac doesn't work, the heating doesn't heat well. Maintenance never gets to fix anything. It has cockroaches and supposedly you pay to have your house fumigated but they never do it terrible service
I've been living here about a month and a half, and I regret moving here. The maintenance is sub-par; on my move-in day they were still cleaning and working on the place. I wasn't able to get an apartment address until 3 days before my move-in day. The pool has been closed all Summer. When I moved in my microwave oven didn't work, and despite a maintenance request, still doesn't work. Had a package stolen from outside my door, and found another one in the lobby that had been opened by someone. Ressco, the property management company, needs to do better. When given a tour the office worker turned off the lights in the hallways, later I could see why... torn carpeting badly in need of replacement and dirty walls. I will say that the location is great, right by I75, and if one needs Smart Bus access, it is a short walk away.
Great property, great staff. Maintenance is great here.
Gaslighting at its finest i been here for a year now sad to say i didn’t get everything i thought was advertised the pool it will never be open. playground slide needs to be repaired the other outdoor amenities. The dog park has been treated on other hand the owns needs to be trained on how to pick up after their dog seriously common sense. My apartment has been great on not having any pests thank god little repairs that are cosmetic easy to fix yes it will take a while for maintenance to come for major repairs put it will get fixed the work order request you put them in yourself though the resident app portal i can only speak for my place but the smells in the hallway tells about other people’s cleaning habits. The cabinets do need to be replaced all around .The laundry room washer and dryers were replaced even though a pair of my under garments was stolen make sure you count your clothes or just sit down there with them i do see staff members come around and clean the hallways other areas around the building i do appreciate that i wish others will just clean up after themselves. In all the Building itself needs to have a nice renovation and the apartments the heat controls needs to be hooked up properly the whole winter i was baking in my apartment i had to keep my windows up i couldn’t turn my heat off or down my air conditioner worked wonderful once i cleaned the air filter out before turning it on i just wish they had 3 bedrooms i would have continued to live here now that all the out of control people are gone its be very quiet and peaceful around here. Once management give this place a little More TLC and take their Tenants needs in consideration they will be an excellent Place. Male sure to get a paper copy and electronic copy of your lease agreement and you will have to pay this was just add this year $85 for your apartment to be inspected even if you don’t consent to the inspection you still get charged for the inspection.
The rent prices is wrong. Maintenance take forever to fix stuff . I have heard tenants about not having heat and some pipes are busted in places . If you wanna be struggling month to month come here
Stay away unless you enjoy living with no heat, minimal ac, bugs, disrespectful leasing offices, and no pool. THE POOL HASNT BEEN OPEN IN 8 YEARS
The pool has never been open since I've moved here in June 2020, the playground is in need of repairs also. My appartment is outdated and now I'm dealing with a roach infestation that's coming from another unit. I have had surprised back dated charges that can't be explained. Don't move here, you will regret it ??
Completely outdated and run down. Nothing about this place has looked nice in over 10 years. Pool hasn’t been open since I could remember. Just a horrible place.

Nothing is ever fixed, people will try your doorknob at all times of the day as they walk by to see if they can enter and steal or do god knows what. Police are out here numerous times a day, assaults happen in the parking lot and stairways/hallways. 0/100

Simply put, this place sucks. No amenities, maintenance covers up mold with spray paint. Small living area. Ladies in the office are uncouth and have little to no class/decorum for people's feelings or residents well-being.

This place is by far the worst place I’ve ever lived in. The staff are VERY rude and unprofessional. The entire apartment complex smells, as the carpets have not been cleaned. Maintenance service is TERRIBLE. The pool has been out of service since the day I moved in, which was 3 years ago. The laundry room dryers are out of service, and it has been 2 months. Therefore, I have to go to a laundry mat to wash my clothes, when there is a laundry room 2 doors down from my unit. I’m just ready to leave!! Please save your money

Absolutely the worst apartment I’ve ever lived in. What the other 1 star ratings have said are 100% true. The office and maintenance departments don’t do anything and do not care to help. The people who live here are disgusting and leave trash and dog poop all of the grass and stairs (YES EVEN DOG POOP ON THE STAIRS). You will regret even calling to inquire, do not apply or move here.

First off it is a very trashy place for how much rent is no utilities included. They charged me for the month I’m suppose to have free there’s a lack of communication between the landlords and tenants. They are no longer providing microwaves even though that’s what’s listed on here. They will never call you back on anything still haven’t heard back on why am I being charged for the month I paid for and late fees as-well still no response. It’s just not worth the money.

I will post this as many times as I need to just to spare ANYONE from moving here. THIS PLACE IS TERRIBLE! First off, the management here is incompetent and they don’t care. You have to call almost every single day and things still never get done. This place has been through so many management companies in the past few years and they all were terrible. Maintenance here is a JOKE. I put in a request and didn’t get a response until almost 4 MONTHS later. If you move here, you better pray nothing breaks in your apartment because you’ll be on your own. People’s ceilings are literally caving in on the third floor and it’s been like that for months. Next we are all getting charged a premium for all the amenities they haven’t worked in YEARS. The pool has been closed since they shut it down early in 2019. The fire pit hasn’t worked since 2017. The playground is covered in weeds and the slide is broken. It looks depressing! The grill never worked, and they changed the locks on the restrooms outside. They only thing that Is still intact is the dog park. THE ENTIRE COMPLEX NOW LOOKS LIKE A LANDFILL!! Trash hasn’t been picked up in weeks. It’s disgusting and it smells horrid. The worse part is that they don’t even bother to update us on when anything will be fixed. Those “RENT DUE” signs stay posted outside though! I would not recommend this place to anyone! If you are thinking about moving here, or about to move here, please don’t do it. There are people they have just moved in and stuff is already breaking in their apartments. It’s going to be a while before that stuff even gets looked at sadly. Don’t do it!

This is the most terrible place I have ever lived. The maintenance is AWFUL. They have "fixed" my kitchen sink and dish washer *3* times and I have to visit and call the office 4-10 times for each occurrence. I had sitting, DISCUSTING water in my kitchen 5 months after moving in. Angela is 'great' however, when she doesn't have her manager attitude on she doesn't accomplish much either. There are gun shots heard in the apartment complex and harassments from the neighbors and the other residents. Please do NOT move here. Spend more at another place who even slightly cares about their residents.

I wish I could post a picture of my ceiling falling apart to the point where you could clearly see the rafters. In wintertime, if you have the misfortune of renting on the 3rd floor, you quickly learn the building's roof is worthless. The melted snow leaks through and horrendously damages your ceiling and it's like you have a mini Niagara Falls in the middle of your living room keeping you up at night with the trickle of water and bucket changing. Not drips, a flat out constant pour directly from your ceiling to your floor. Maintenance is practically worthless as well. By the time they did arrive, they laughed and said the hole was as large as their fist to the other crew. My recliner chair could fit through it. Their "fix" was to put a giant bucket up in the rafters, which I could clearly see it up in there from the "fist sized" hole in my living room ceiling. Of course, it did nothing. Eventually they come to repair the ceiling but it's the same thing every winter. That's just one thing. I don't have enough room to type why this place is the worst decision for you. The constant yelling, repeated broken A/C, your water/gas bill pooled with the entire building, then divided so you pay WAY more than you use.

I’ve lived here since March 2019. Moving in I thought this was an excellent choice although I knew nothing at all was included. Since that time I have been extremely disappointed and disgusted. This building is nasty, there is trash left in the hallways and stairwells. The hallways are always stinky and smelling OLD. This building does not get cleaned often at all. Please don’t require maintenance for ANYTHING. You work orders and maintenance request will go unanswered no matter how many emails or request you place online. Your whole apartment could be falling apart and they won’t come fix anything at all. Once you inquire about the status of the work they would tell you “Oh somebody is going to come work on that, we see your request/email” Its sad and unfortunate. On top of nothing being fixed and maintenance request being ignored it’s Extremely HOT all the time. Especially being on the 3rd floor. You have to literally keep your windows open all the time. Which causes even more of an issue because there are bugs and insects that will come through the old window screens. I wouldn’t recommend that anyone moved here at all. Your packages get stolen from the mailroom. People let their pets poop and don’t clean it up. It’s terrible and disgusting. STAY AWAY.

My family and I moved out a month ago.... We lasted almost 6 months and called it quits! These apartments are absolutely horrible! The updates are cheap cabinets (kitchen and bathroom), the stainless steel refrigerator is so tiny, I'm only 5'2 and I could see on top of the fridge, the walls are paper thin, you can hear everything, so if your looking for privacy and security, it won't happen here, none of the doors lock! The hallways are disgusting, the smell of smoke, marijuana and wrappers laying every where. Also, maintenance is a joke here.... Have fun trying to get anyone to even come look or fix something, it won't happen, even with a work order! Don't let them outside pictures fool you, the main grounds are deplorable! Dumpsters over packed, garbage laying every where, little baggies that have some coke residue laying every where, it's just nasty!!!! Oh, forgot about the laundry room which is so disgusting that I took our clothes to my families to do! Also, reported and confirmed bed bugs and roaches!!!! No utilities are included.... They love to tell new comers that water/heat is included, which is not!!!! You pay all utilities! The windows are OLD, same windows since these apartments been built, single pain glass, a little air conditioner that only cools off the living room and you need about 2 fans to help cool down the rest of the apartment. Winter, you can't control the heat and it's miserably HOT in there, Yes, in summer too! I had my window open, the 1 that did open in the living room most of December!!! Let's add, their outside area, the fire pit and grill does not work, DTE shut the gas off to both, that was confirmed by the ladies in the office! Also, tenants like to invite their whole family and friends to swim and party all hours of the evening a night, the pool was shut down for week!!!! If you have children or pets, please don't let them live here! Southgate police are ALWAYS in there. In 5 months my family and I were there, we went through two fires, 1 on Thanksgiving and another on New Year's Day at 3am, which the second one was absolutely horrible, scary and enough to pull the plug on our lease, the fire was on the 2nd floor, right under mine and that caused so much damage to our apartment

I have lived here just over a year and it seems to be getting much better the last 6 months. The landscaping looks nice, the trash is getting taking care of in the morning and the office staff now is so friendly! I signed for another year!

When we first started our apartment search we went through many leasing agents. It wasnt until we met Holli that we were sold on leasing with Villiage on the Park. She made the transition easy, and our move in perfect. She definitely crosses her t's and dots her I's when it comes to getting it right. Also, following up one month later to make sure everything is going good. We could not ask for more. I highly recommend Village on the Park. And the person to see is Holli.

The management, Kim, has been very helpful and understanding of tenant situations. They get to know their tenants, understand their needs and point them in the right direction towards resources. The maintenance responds in a very timely manner and keeps the units in quality shape. The location of the property is close to all highways, a YMCA, good eateries and walking distance to convenience stores.

It was okay at first-high rent for an outdated complex. Now there's roaches everywhere!! We are getting out of this place. There are places that offer much more for the money. You pay all utilities for a roach infested, run-down complex. The hallways are dreary and the tenants are rude. The new management team is rude as well.

Starting with the good: Quiet safe area. Great for kids:Park,Pool. Great upkeep of the apartments, Clean, maintence responds fast and fixes problems. New kitchens & bathrooms, very fresh look..pretty much you get what you pay for. $$$ Not so good stuff:not affordable.. Water not included. Water usage shared between apartments and some times bill hiked up. VERY high late fees on rent so make sure you pay on time!

Village on the Park, a Village Green Property, is affordable, spacious and the most at home I've felt in an apartment. The grounds are clean and staff literally walk the grounds to make sure things are in tact. My neighbors are lifers, having been here 10 years (one has been here 20) so I think that says a lot. A lot of people take pride in their units and have flowers and plants and nice decor. I chose 4/5 stars because there are some unwatched children and a few loud music blasters. The maintenance team responds quickly and efficiently. Overall I like it and will renew my lease.
