Property Ratings at Village on the Parkway Apartments
ROACHES. Maintenance isn't helpful and corporate is even worse. I had constant problems and I am glad to be out.
I've been a resident at this complex since June 2021. The relationship you will have with this place will be toxic: Pros: close to I-10, close to Grocery Stores Cons: Inconsistent customer service provided by the front office staff, the maintenance team is inconsistent when it comes to fulfilling work orders, quick to slap fees on your rent but slow to remove them, the communication between the front office and the management is horrible, be ready to fight with the roaches and wasps, either the contractors are slow or complex isn't willing to spend the money for the request repairs, the whole complex may need foundation work
My family and I have lived here since 2021. Our apartment looks NOTHING like these photos. We’ve submitted multiple work orders over the time that we’ve lived here and none of them have been fulfilled. A lot of the patios have visible water damage, the breezeways desperately need to be cleaned, and there is constantly garbage all over the property. When you call the leasing office, they rarely have an answer to your questions. There is also high turnover in the office.
I'm so happy I found these apartments! Lola and Terrie are the absolute best!!! They made the move in process so easy and everything was explained thoroughly. When my roommate and I went for the tour, the grounds were neat and clean, the grass was cut, and even though it was a Saturday it was so peaceful and quiet. So glad we chose to move here. We're definitely not disappointed.
Village on the parkway has the hardest working and stable staffs. they are always ready to help residents with any question or concerns. Lola is a rockstar and dedicated, she go beyond to answer questions or concerns. I have been in this apartment for three years and love it besides the valet trash double fees we pay.
I have only been here a month, however the staff at the front, Lola, YoYo and Tara have been so kind and helpful. This complex is not the newest or the most upgraded but still great sized apartments, especially for the price and the interiors are very neutral so you can decorate and make it look amazing. Maintenance has been very efficient in getting to me when I have needed something. I feel safe, and my neighbors are, for the most part, quiet. It has what I need and there are TONS of places to eat around here as well. Close to i-10, highway 6 and the beltway. I have decorated and made it feel like home. If you're looking at this review and you come see the place and the staff I mentioned above are still here, you will be in GREAT hands.
Property Manager at Village on the Parkway Apartments, Responded To This Review
We are so happy to hear that you are enjoying your new home with us. Thank you for acknowledging the great work of our teams and for being a part of our community. We hope you will continue to live at the Village on the Parkway Apartments in the Energy Corridor of Houston for years to come.
A decent enough place to live. The layouts are good and the rent is reasonable. There are office hours 7 days a week which is nice. Would be an excellent complex if not for what I can only describe as laziness and/or apathy on the part of the management and staff. Noise: If you live near the main pool, expect noise. Lots of noise. The pool hours (10am-10pm) are not enforced, nor are the rules pertaining to non resident use (only two guests allowed per apartment, must be escorted), usage of audio devices (must use headphones), and unsanctioned parties (not allowed). It's not uncommon for there to be groups of people in the pool area after hours loudly horsing around, especially during the summer; it will happen at least twice a week and is guaranteed during weekends. Management says to call them and leave a message when it happens -- as if they can actually do anything about it the next morning. Calling the police is an option, but they take 20 minutes minimum to respond (let's face it, they have better things to do) and when they do, they do nothing except chase everyone out; leaving the noisemakers free to return the next night. Parking: Tons of covered parking and ample garages available, for a monthly fee. Uncovered parking is adequate, but only just so. It can get hard to find an open spot at night, meaning you'll have to go to the rear of the complex and will have a long walk to your unit. The situation is made worse because, as with the pool, management will not take steps to enforce the parking rules; on any given night, there are at least a dozen vehicles parked illegally in the right-of-way, making transit about the complex (in search of open parking) difficult for cars, probably impossible for fire trucks and other large vehicles. Water: The plumbing is old. The water has to be shut off about every other month, for whatever reason, usually without warning. On the few occasions warning is given, expect the water not to be shut off on the day printed on your notice, but at some future date a few days (or weeks) later. The water outages usually last all day, if not longer. When the water comes back on, you have to run the faucets for about a minute to get rid of all the rust that accumulates. Also worth mentioning is that the complex has a cable contract with Comcast, so you may only use that company for cable (in fact, a basic subscription is included in your rent as an amenity). Your mileage may vary.
I have lived here for a year and have resigned my lease. The complex does not have the best reviews but my experience has been nothing but pleasant. The complex listened to our feedback and switched out cable provider to Comcast, which is great! I feel very safe in my complex and have a lot of privacy. The apartment layout is really beautiful and has an open concept in terms of the kitchen and living room. The complex is also very close, less than a mile, to I-10, which is super convenient. When my AC was not cooling, the office called to check on the work done and ensure I was comfortable. I love living here and would urge anyone interested to visit and make up their mind for themselves before believing the super negative comments I have read.
