Property Ratings at Village Square Apartments
The leasing office (I believe India) is Great! she is so helpful and kind.
The maintenance staff never came to repair the issue but simply closed the maintenance request. The community office staff helped schedule a new appointment for Thursday at 5 PM, but no one showed up on time. The next day, another staff member from the community office said that the technician wouldn’t be working on Thursday. TI have no idea when someone will come to fix it.
It’s a great starter apartment has everything one might need. Close to a lot of great things like gyms, stores, grocery stores, movie theaters. It’s also very close for college students to get to school. It might have flaws but it is still a great place to live.
Great team at the leasing office. Great location. Nice remodeled apartment (inside)
maintenance has always been very helpful along with current manager.

I have lived here 12 years and been completely satisfied. And during that 12 years no significant issues that needed to be addressed, maintenance or otherwise. India is always professional and friendly, and the staff as well.

Hi, We appreciate your valued residency here and thank you for taking the time to write a review. Team Village Square
Love living here. It's the absolute best apartment complex. Small, quiet, well designed, with an excellent location (close to malls, restaurants, freeway, beach).

Hi, Thank you for the positive review! We are happy to here that you enjoy our team and access to public transportation. Team Village Square
I am in the older unit so it is not as nice or updated as the newer units. I think the carpet and linoleum should be changed at least. However, the location and the staff is great.
The place is really nice and well located, the personnel from the manager office are nice and very helpful everytime I need something. The area is quiet and there are many stores, restaurants and cinema a available, even at walking distance.
The increase in the number of residents with dogs, and the barking done by those dogs, has certainly affected the quality of life in the community. The sound level has been relatively tolerable the last few months because I keep my windows closed due to the outside temperatures. This doesn't completely block out the noise of the barking, but it does diminish it. I'm honestly not looking forward to warmer weather when I have my windows open again and will be faced with a louder volume of barking. The community used to be a quiet place to live, but over the last couple of years, the peacefulness has gone down significantly.
I would recommend this apartment for its proximity to shopping centres/highway and now a new metro transit line.
There is always work being done here so is always noisy, notice from complex is always 1 day and notes sound mean. My place is okay not even upgraded model and is more expensive than most other appartments around our location but they offer more.
Friendly professional staff . India is the best !
Management here is second to none. I have lived in several apartments, and none of them even come close. However, the noise issue makes it less than tolerable. I share walls/floor with 3 neighbors. One of them is exceptionally loud. The other two are not, but I find their noise to be bothersome still. I believe this is due to the construction quality of the apartment that, if upgraded, would make this place a dream.
Way too expensive, residents are getting loud, no good amenities, things constantly breaking or needing replaced. All it has is a mall next to it.
I would recommend this complex however it is older and for the current price for rentals it is very costly despite whatever the current market allows or any improvements sadly no rent control and there we are.
Windows are dated and nasty, not energy efficient! Promotes moisture and black mold growth. Awnings are loose and rattle in the wind, not good at night for sleeping. It is quiet here and shopping is convenient.
Too much upheaval from constant renovations and high tenant turnover due to rent increases. Too little attention to condition of the buildings and landscaping (pulling out trees and bushes, replacing them with bark is not attentive landscaping).
Location is excellent. Shopping center nearby is a major plus.
always a pleasant complex nice to live in... staff is great from manager India to George for maintenance. Thank-you! :)
yes
I have lived in these apartments for almost 9 years and the staff and management who oversees them day to day, India the apartment manager, and George the maintainence supervisor, as well as the custodial staff all bring a level of dedication and professionalism that is both responsive and neighborly. I have never had an issue that was not resolved immediately. And it is always a pleasure to see them and continue to be able to renew with all of them still in place and ready to serve. Great location, great attitudes.
Few things negative about living here but overall not bad
Negatives: Rents too high, turnover too high, few amenities. Positives: Great location. Safe community. Responsive management
A bit away from work. Very close to the mall and high-traffic streets.
Affordability, location, easy to reach staff, accommodates, friendliness. The only downside is there is not central ac or window units for those days that are very hot and hot flashes plus this or medical conditions can make things challenging.
Skyrocketing rent with crumbling external areas, no increase in amenities, CONSTANT musical chairs renters with attendant noise, construction/refurbishing, traffic, decrement sin any sense of community.
It has become so unaffordable that it sometimes appears more people are living together in spaces designed for fewer. But my biggest misgivings are management?s lost opportunities to demonstrate that they really care about the residents. Exterior lights took months to fix at N bldg. And now external lights have been out for three weeks for the NW bldg. Do we matter? Does management care? Laundry cards and the lack of hot water (for months) were another long drawn-out snafu. Why contract with a company that only accepts one kind of credit card? Or a company that has a cold wash default that needs to be over-ridden to have something as basic as hot water (especially in the midst of a local hepatitis epidemic? Why wasn?t the over-ride info posted or e-mailed to residents. It?s the small things. They?re cumulative and create a sense of appreciation or disregard. This has been disappointing yet is so easy to turn around. Hey, patch the walls. Plant new cacti in pots. Paint our doors. Replace door numbers and building signage. Care.
I would recommend Village Square because it is more affordable, it is in a great location, and the managing was awesome. I would have loved AC for the hot parts of summer though.
The apartments are clean and homey, and they are in a great location with the I-5 and the beach so close. They are a great price. I like how quiet it is here, and how close I am to the grocery store.
Expensive considering no amenity, old apartment and old appliances. Location is ok but location is only nice when you have a comfortable place to stay
George is extremely polite and pleasant to deal with. He is very knowledgeable and is quick to take care of all requests. I feel more at ease knowing that George is around to take care of any issues that may arise.

The location is great super close to the movies and trader joes stores like that. But this is the only plus side of the apartment. Its very small, practically zero storage, and the kitchen is too tiny to cook in. It is cheap but not worth it.
The rents continue to skyrocket. This increase high turnover. High turnover erodes any sense of community, creates noise and constant apt re-do's. Increases a sense of havoc, decreases sense of being at home, ease.
The turnover rate is off-putting. instead of a sense of community, it is a constantly revolving door. This also means constant workers here to refurbish the apartments, constant noise, constant unnecessary traffic. This detracts, considerably, from being able to feel at home and at ease. That said, I have recommended this community to people I know or have met who are seeking a place to live.
The price is too high for the size. The most positive aspect of this apartment was the proximity to UCSD.
My move out experience has completely tainted the time I enjoyed living there. Don't think I could recommend them to anyone any more.
Reasonable price for a great location in La Jolla. I would definitely recommend this community for small families or single folks. Simply because they are one bed and junior one bed.
I would strongly recommend that others stay away from this property. It is in disrepair, literally never once saw the "security" hired by the apartment in 2 years, and since I've been in better apartments for almost half the price, it's just obvious greedy people just pocket the profits and put nothing back into the community which is absolutely failing to keep up with the standards of its neighbors.
noise levels and the heat was uncomfortable in the upstairs apartment. I moved into a downstairs on the end and was very happy with that location.
When I moved in the apartment had not been cleaned, there was a large stain on the bedroom carpet (which is still there), the cable tv wire comes into the apartment from a hole just punched in the wall then under the carpet, the refrigerator is old has rusty spots on top uses a ton of power and is loud and they won't replace it until it breaks, the fixtures in the bathroom are rusty, not to mention when I first got here there was like black sludge type stuff that came out of the bathroom faucet. There are no amenities at this property (no gym, pool), and the laundry facilities are sub par (3 old washers on our side of the complex, which are usually full unless you're home when everyone is at work/school). You can see how well they keep up the apartments simply by walking through the community and looking at the paint on the doors which is peeling and awful looking, and has been this way for the almost 2 years I've been stuck living here. The kitchen is insanely small. When I walk to the dumpster (on the other side of the property) by the model unit, it's laughable how much it isn't a true representation of what my apartment is like inside. Walls are thin and I can hear my neighbors. I cannot stress strongly enough, especially for other UCSD students, that even though this location seems ideal, to look around and consider this place a last resort.
The community seems well run, very clean, generally quiet, great location. I would recommend.
if anybody I talk about it can afford, you can't beat the neighborhood, location, steps from shopping center, weather, nice women managers that all are/were friendly and helpful. Not that it matters but all of them were attractive women as well.
It's all about ownership not the tenants
proximity to UCSD, competitive lease pricing, clean
proximity to UCSD campus, good restaurants and shopping a short walk away. I would definitely recommend to anyone needing relatively short term housing close to UCSD
The location is great and the staff are nice but it's a lot of money for not a lot of space
This apartment has great proximity to a shopping center and UCSD, which is why we agreed to the shocking price, but were severely disappointed after actually moving in to our upstairs one bedroom. We were never allowed to see our apartment but were promised similar layout to their downstairs model. Unfortunately it turned out that the upstairs had no closet space outside the bedroom. Also the balcony cut into the apartment as opposed to adding on (unlike downstairs). Ultimately it felt like less than 600 sq ft and no quality to make up for the over $1300 price tag. It has a bizarre triangular layout that we found difficult to furnish. The kitchen had little cabinet space and what it did have was open faced. There was no usable counter space, so we ended up preparing most food on our own table. In general the management was decent, but not particularly helpful (but that recently changed), though the maintenance guy did respond to requests quickly. We did not appreciate the management trying to push us to use at&t, and were told the apartments were cable ready, but our's was not. In fact we had to wait several days to get cable and internet after moving in because I had to wait for management to be available and give notice to our downstairs neighbour, since our cable line ran through their apartment. Later during our stay we had cable issues multiple times because of events in our neighbor's apartment. The advantages are clear from a map, but I would only recommend this apartment to a single UCSD student with money to burn. And if possible definitely get a downstairs apartment.
