Berger Management Company, who owns Village Square, care nothing for the tenants. They have fees for everything. $25 for Trash Valet (if they pick up) They did away with the trash dumpsters. You can either leave your trash in the hallway for hours (hoping the service picks it up) or hall it your vehicle to the trash compactor. The "luxury apartments" they tell you were built in the 60's. And while they made it look nice inside, they never replaced the wood, so all you hear is squeak squeak squeak. (around a month after you move in) The total price you will pay (rent and all the fees) are not worth these apartments. You can do much better elsewhere.

I’m honestly shocked at how many bad reviews Village Square has gotten. I’ve lived here since the summer and so far everything’s been great! They keep the grounds clean and maintained, In my section everyone is so nice and friendly with each other. Yes, there are centipedes but honestly you’re going to have them if you owned a house too! I have lived here since July'18. My 1st day, my upstairs neighbor flooded me, my 2 week moving vacation turned into 2 weeks of having my bathroom have to be dried out and repaired and painted. Parking is ridiculous because mgmt doesn't enforce the amount of residents in an apartment rule. You want your mom to visit you? Pay for her uber, cause she is not finding a parking space. Amenities? Glad you asked. My first year here, they were constantly renovating the gym so it and the clubhouse were unavailable to us. Finally, they are finished and the gym is way smaller than it was and the clubhouse is now 1 room adjacent to the office that you couldn't use during Covid and now still can’t really use for anything useful. The pool - the 1st year was great - we had lifeguards and decent hours. Covid year - no lifeguard, swim at your own risk, didn't open til July but whatever, Covid. This year, the pool? Our new pool company is Bennington - THEY ARE TERRIBLE. The pool is constantly dirty, the surrounding neighborhoods use our pool and grills like it’s some public welfare pool. They finally got a pool attendant (which did improve the neighborhood trash problem), but now we have no lifeguards for the rest of the summer. Back to swim at your own risk! Basically, if you want to live in a decent sized apartment, where you can hear everything your neighbors are doing...I am pretty sure I heard my neighbor (and his extended guest that management does nothing about…) conceiving their kid. No parking, terrible management that doesn't enforce the rules, the world's smallest gym, a "valet trash" service you are charged $25 a month for who leaves your security door open and sometimes forgets your trash – all while living close enough to a dumpster that you don't need your trash "valeted", then come on down, this is the place for you! Centipedes? I killed 5 of these nightmare bugs this week alone. And if you move into a "classic" apartment, then know your time is limited as this place is on a roll, asking people to move to “renovated” apartments so they can renovate your classic. For those thinking renovated means “wowza”…sorry to disappoint, renovated means: you get white cabinets and black appliances and the world’s cheapest granite countertops. No upgraded paint, no upgraded rugs – same old stuff as a classic but you pay $400 more a month). If you decline to move to a renovated apartment and you will be looking for a new place to live with not a lot of time to find one.

I have been here since 2017 and had zero complaints about the apartment I was in for the first two years. In 2019 I moved to a different apartment within the same complex and since this move there has been one thing wrong after another. Our dishwasher is currently not working, we had a major flood in our bedroom from the washer and now we have a mice issue that’s been going on for two months. I have been back and forth with management about this and every time they send someone out, they just put traps or throw poison pills down (which we could do ourselves). They tried putting glue traps down but we refused since the first time they put them down we had to hear a mouse squeaking uncontrollably for hours and we did not know where the glue trap was located. The traps they are putting down don’t seem to be working since we have spotted a mouse every single night for the past two months. We are also paying extra a month for our two dogs and can barely use the dog park since it is constantly muddy and full of water. Again - I never had an issue with my first apartment here and used to rave about how great it was but ever since we moved to a different apartment it’s been a constant headache.

The staff here is horrible- takes multiple calls, messages, emails etc. to get in contact with anyone. Our bathroom ceiling was constantly falling and leaking and all they would do is Spackle over the problem until the next month. Just received our move out letter and they are charging $101 to shampoo the carpets of "pet stains" but I did not even have a pet living with me. Tried to call the office, and of course it has been two weeks and I have not heard a word back.

The people who work at Village Square are rude and very unprofessional. They take weeks to respond to an email and don’t answer their phones at the office. If you decide to rent from here, expect there to be hundreds of centipedes and spiders living with you..because they are everywhere. When I lived here for only a year there were countless instances where the police would have to show up to arrest other tenants because of drug deals. Village Square only cares about your money, not your safety or wellbeing.

It didn't start off well. My son moved into an apartment that had air conditioning issues and a sever sewer issue. To say I was unhappy was an understatement. But after the second sewage backup, I went to the office and asked to move to another apartment. I was expecting a lot of hassles but the office staff were so understanding and accommodating. My son moved to another location and it has worked out very well. There are the normal issues with the occasional need to call maintenance but they are always helpful and prompt. The neighbors are friendly and the grounds are well kept. For the money and the location I don't think it can be beat.

Within 4 months of living here my apartment and others were broken into. Of course this caused me to feel unsafe and wish to move as soon as possible. The management office told me they understand and to do what i needed to do to feel safe, but they still wanted up to 4 months rent from me. How can a normal person in a complex like this afford to move and pay 4 months rent. Even as i'm scared to sleep most nights now, all this complex wants to do is squeeze its scared residents for more money. If you want a complex that cares for its residents and their safety, this is not the place.
If I could give it no stars I would. This place started off great--great location, good price, responsive management--but since it changed management the quality of life has gone down incredibly. They ripped out all of the shrubs in font of our doors so there is nothing but dirt now. They rarely do any upkeep of the grounds so the grass is constantly overgrown. And if anything breaks in your apartment good luck getting it fixed. We had a broken window for 6 months, a broken light for 2 months, and no dryer for a month as well. It's awful, take your business elsewhere.

I have been living in Village Square for almost a year now and although the apartment appliances and bathroom is dated and older but everything works as they should so really I guess things could be worse. We live in a first floor unit and the walls are thin we can hear our neighbor talking at times and walking around upstairs but that's to be expected just pray if you live on the first floor you have a nice enough neighbor who doesn't do jumping jacks constantly or throw on their cement block shoes to stomp around. Parking can be a nightmare after 6PM so sometimes you might have to deal with parking pretty far and hiking to your apartment. When it snows it's a huge pain when it comes to parking it would help if each unit had atleast ONE assigned parking spot as many tenants do have more than 2 cars and hog all the spots in the lot. Location of actual apartments is very convenient plenty of grocery stores within a 5 minute drive, loads of places to eat, and 95 is a turn away from the apartments. As for the electric bill it can get pretty costly... Thats the main downfall of these apartments of course. In the summer/spring/fall I pay anywhere from 50-70 dollars a month for electric, depending on how low I keep the temperature in the apartment of course. It's the winter that is the absolute WORST when it comes to the electric bill. In the winter I have found myself paying anywhere from 140-190 dollars a month *I keep my apartment at 65 in the winter so it's not even that warm* ! The windows are drafty and the walls are poorly insulated. Overall the apartments are liveable... Are they the greatest apartments ever? No not at all. But comparing prices to the other apartments in Bensalem you get what you pay for. If the electric bill freaks you out.. It could be worse. Dealing with a high electric bill for 3 months out of the year and having to layer up a little extra and wear a hoodie, sweatpants and some warm socks isn't that bad.

I haven't been on this site for some time. I was shocked when I read some of the reviews in the recent months as I have not had such experiences at all and I happen to be well aware of what the "competing" apartment complexes in the area have to offer. Also, and sadly, I find that people are most apt to come on here when they are angry rather then when they are happy here. When we are happy, we just take it for granted, I suppose. To begin with, several mention maintenance issues. I have had several over the years. I have had service within the day or two each time, depending on the severity of the issue. Air conditioning went down in 90 degree plus heat was met with a 15 min response from when I reported it. Parking? sometimes on Sunday evenings for some reason I have to park differently than my normal spots. Big deal. It isn't far, just a few steps more. The pool is awesome.....games provided, 2 lifeguards at all time, grilling area and more. The clubhouse is 24/7 with a code to get it. Updated exercise equipment. Activities....constant...there are animal adoption days, contests, breakfasts, cookouts, Christmas parties for the children, bingo nights, trivia nights and more......Just this weekend we had a "fall evening" where the managers served hot dogs, pretzels, baked beans and more...the kids could make caramel apples and have their faces painted....then there was a bonfire. I am a single mother and I feel safe when here, I know my neighbors and I feel that the community is a good one. I cannot afford to own a house yet...and that is one of my biggest disappointments at this juncture of my life. However, at Village Square I feel like I am at home and that this is the perfect place to be until I finally have my house. Sure I have had moments where something bothered me and I have brought it to the attention of management. I have always been dealt with in a friendly and respectful fashion. If looking for a safe place with a community feel, a place that welcomes your children and your fur friends, this is it.
Do not move here. I have lived there for 8 years and my living conditions were poor. Just to give you an idea of what to expect . First and foremost the electric bill is outrageous. They own the electricity there even though it's provided through Peco. My average electric bill was between 150-200 for a two bedroom apt and I was rarely home. Second, you are going to get a lot of bugs in your place. I'm talking those giant centipedes crawling all over your wall and ceiling and dropping down into your bed when you sleep. I know this sounds more like a horror movie but it's the Gods honest truth. They also rent a large portion of the apts to a halfway house company called the Horizon house. People in this company are constantly transporting patients from apt to apt in the late hours of the night slamming the common door and the patients will roam around outside like its a mental institution. The walls are paper thin. You will hear full blown conversations from your neighbors living above or below you. The washer and dryer are small. The dryer takes forever to dryer anything and your bathroom they are located in will fill up with dust and balls of lint from the dryer. So expect to be breathing that stuff I on a regular basis. They will also jack your rent up 3% every year. The ice removal on the sidewalk is poor. I normally don't take this type of time to write such a review for anything but I wanted to make everyone aware what to expect. Btw if you complain to the office about anything they really don't give a rats behind about your issues. The one girl in the office, Jennifer is nice but the rest just forget it. I wish I could say it's even safe to live there but it's really not. Especially on the first floor. Recently there was a guy that kept breaking into apts through the bedroom window and stolen$60k with of stuff. He had gotten caught finally but was doing this for months. I've locked myself out of my apt once and managed to get back in sliding a credit card between the hinges of the common door. Yeah, real secure. Also, don't expect to get your own parking space. For a few years I literally had to jump or climb a small fence when I got home from work at night because the place is flooded with way too many cars. Sometimes you may have to walk a block or two. So you ask why did I live here for 8 years? Well let's just say it took me a long time to save money to move out
Living here has been such an awful experience. We lived in a unit that was not upgraded. The appliances were extremely outdated. The kitchen was tiny and the cabinets were old. Every time the oven was on the kitchen felt like a sauna. Of course the electric bill was outrageous because of how old the apartment was. Nothing was energy efficient. The walls were so thin I could hear the woman downstairs coughing. Oh and when you move out don't even bother trying to get your security deposit back. Also make sure everything is absolutely perfect or they will charge you an arm and a leg on top of the security deposit. DO NOT CUSTOM PAINT THE WALLS. We were told we could custom paint the walls and during the tour we were told that we did not have to paint it back. Wrong. Upon move out we were told to contact the management for paint details if we custom painted our apartment. We were told to just use primer paint. We understood that as all we had to do was prime the walls. It was not specified anywhere that we had to do more than 1 coat. We were charged $455 for just the paint. There were a few spots on the carpet in which paint spilled. Instead of charging us for cleaning the spot, they charged us for replacing the carpet for the entire apartment, which was $315. They also expected us to clean behind the fridge, as in pull the fridge out and clean behind it. I tried to be reasonable and nice to see if they could remove the paint charge because the details for painting was not clear. They said no. Not understanding in the least bit. WORST APARTMENT TO LIVE IN. I live in Knightsbridge apartments currently and it is leaps and bounds better. Just in the first week of living here, the management has been 1000 times better. They will do anything to make your living situation better. DO NOT LIVE IN VILLAGE SQUARE APARTMENTS!
All of these apartments have ASBESTOS in the laundry rooms, All of the duct work has MOLD in the systems, Tenants pay for the exterior lighting on the complex causing very high electric bills .Management are very nasty and rude. Don't rent here.

We've lived here for three months now and so far everything has been great. Our air conditioner broke and they had someone out to look at it the same day I reported it. They didn't have the part they needed to repair it right away so they loaned us a window unit for a few days. Always prompt with repairs, and the management staff is always really friendly and helpful. Neighbors are quiet and we don't have to fight for a parking spot since there are enough to go around. (Parking is not assigned and it is not covered). The fitness center is good, and there's a business center where you can print things off if your printer breaks. All in all a great experience, great place to live and I'd definitely recommend it.
I have lived in the Bensalem area for almost three years and it's the best decision I ever made. It is really peaceful during and especially at night. The property is groomed on a regular basis, the neighbors are friendly, and the Bensalem community is clean. Also, there are plenty of shops within the area and you have easy access to I-95 and public transportation. What more can you ask for!
From the outside this looks like a great place to live. They maintain the look of the outside of the place, and it has a nice gym and pool. It also comes with use of a tennis court, and a vegetable garden. Location is great since it's between two major malls, two major highways, and a casino (if you like gambling) Now that I got past the nice things, lets get into the not so nice things. The maintenance team in this complex are extremely unreliable. Pair that with a sub-par management office you are left with a complex that just doesn't seem to care about their tenants. We had a leak in the washing machine that took them 3 times of coming out before they did anything about it. The only reason they fixed it the last time was because I recorded a video of it. They gave us a used washing machine that was on its last leg. That ended up with a leak as well, except that leak was a major leak. I called the office and it took them hours to send maintenance over which caused the apartment under me to get major water damage. All his clothes, his bed, and computer were destroyed and the apartment complex tried to say it was my fault for letting it leak that much when I notified them as soon as it started leaking. On top of that the AC/Heating in this apartment is nowhere near efficient to heat or cool this small one bedroom apartment. During the summer I have leave the AC on at 65 degrees just to keep the living room at 85-90 degrees. I've lived off fans and finally broke down and brought a portable AC unit even though I pay for central air. During the winter I have leave the heater set for 85 just to bring the apartment to 65 degrees. Every time I mention how bad it is the office just tells me that they are in the process of upgrading all of the HVAC systems in the apartments, but that does me no good. They also do quarterly apartment inspections. That means one day you'll get a notice telling you that they'll be in your apartment in a day to inspect it and if you have pets to lock them up. I don't know about you, but I don't trust strangers walking through my living space without me there. This has caused me to miss many days of work since they hardly ever show on the day they say they will. That means I sit around waiting for them to come, and they never come which means a reschedule. And their time frame is 9-5. They will not work with you on this. I'll be moving as soon as my lease is up. Overall, I say stay far away from this place.
My boyfriend and I moved here in August 2014. We entered into a 6 month lease because we had plans to move to Florida at the end of January. Our stay was very pleasant. We loved how close we were to I-95 and Street Road. Street Road is restaurant central so we always had somewhere to eat. Maintenance came in about once a month to check/clean filters. The property itself is well kept and our neighbors were very nice. Charlene works in the Leasing office and she was very helpful and well versed when it came to getting us into our apartment and making the process as smooth as possible. The negative points would be that this is a very dog friendly community but most people don't pick up after their dogs. Black ice in the winter is another negative. The placement of the draining systems aren't effectively placed so water just lays around and can freeze quickly. There are also a lot of puddles around after constant rainfall when the weather is warmer. Finally, another negative would be the parking situation. If you plan on coming home late, parking will be a bit difficult. There have been a few times where we had to park away from our apartment because there weren't any parking spaces available. Overall, we had a very pleasant and positive experience and we would recommend renting at this community.
The electric bills here are outrageous. I have lived here almost 2 yrs and I pay between 250.00-300.00 a month for electric. This is unacceptable and I am currently looking elsewhere.
The maintenance team here is a complete joke. They do nothing but lie to you. Not to mention their staff isn't even trained. The guy that came over didn't even know how to shut the water off to the apartment.
My fiancee and I moved in a few weeks ago and have had nothing but positive experiences with the office staff, maintenance crew and new neighbors. Our leasing agent, Ajah, was fantastic, answering all of our questions and going out of her way to make sure our move went smoothly. We had a small issue upon moving in because my key would not open the main entrance to the building without a little jiggling and finesse.. The maintenance crew fixed the issues within about five minutes and we have had no issues with any of the apartment features since our arrival. Ajah seemed to truly put the customer first and had a friendly and cheerful attitude each time we spoke. As far as our actual apartment, I am truly happy with the layout, available space, and amount of storage area. Our neighbors came out and welcomed us to the apartment complex when they saw us moving in and the other people in our court who I have run into have been very friendly as well. I have lived in a few different apartment complexes in the past and have not felt so "at home" so quickly as I do here. The only issue for some may be that you can occasionally hear your downstairs neighbor coming and going from their apartment or may hear their TV if they have a stereo system with a loud subwoofer. However, the noises heard form neighbors are far less noticeable than some of the other places I have lived over the years and I would not consider it a hindrance to moving in to Village Square. Overall, though, the area is quiet with little traffic going through the complex. In the end I would highly recommend looking into Village Square apartments if you are seeking to move to the Bensalem area. Their rent prices are more than fair compared to similar properties in the Neshaminy, Bensalem, and Warminster areas, especially considering the amenities that are located on the property including the gorgeous fitness, pool and tennis areas.
I decided to go apartment hunting not to move until August/September. When I contacted V Sq I was pleasantly surprised to encounter leasing agent, Garrett S. The time Garrett spent in educating me on the rental options and the options and amenities was very welcome. Garrett engages you in such a way that you feel that you are being welcomed into your new community. I felt comfortable applying and since my application was accepted I am looking forward to my new home. The overall customer service of the entire leasing staff is a terrific first impression for the property. When finalizing leasing requirements I had the opportunity to call the management office and found the same warm and inviting conversation from that staff person also. I would be remiss not to mention Shema, who is also in the leasing office and complements Garrett in handling the potential applicants. My answers below do not include maintenance and noise factors, while I was there on a Saturday morning/afternoon the atmosphere was quite serene. And there are ample collection bag stands for pet owners to "curb" their dogs. I have to add to this since Jeannie is the Leasing agent in charge and is overseeing my move she has worked miracles ensuring that all of my needs were met. I am very happy with the overall care provided prior to move in. While adjustments needed to be made I am still quite pleased with the outcome.
We moved in recently and things are great so far.This apartment complex is in the heart of Bensalem and everything is just minutes away.The leasing office staff are very nice and professional.Our lease was expiring at our old apartment and Ms.Charlene helped us with every step of moving process and we really appreciate her help.

I visited this property and met Garrett, who demonstrated exemplary customer service. He was friendly and sociable, with a smile. I was impressed when Garrett acknowledged and took care of six visitors at the same time. A party of four showed up shortly after my arrival. Garrett invited them to tour the property with us, and when someone arrived looking for his coworker, she was not turned away because Garrett helped her, too. He was dedicated to the job and went the extra mile by thoroughly answering questions, and not making me feel rushed or intruding. In comparison, I visited other properties where the staff did not even get up from the desk. Village Square is very lucky to have Garrett because an energetic, happy and caring team member is a rare find.
I visited the office today for the first time since I moved in, and the gentleman Garrett was extremely helpful! He assisted me with obtaining information regarding changing my locks, and also with contact information for my electric bill which I haven't received yet. Not only did he give me the number for EMS but also provided me an ID number for my account and a printout of what I owe, just so I was prepared... absolutely fantastic! The best part is, as I was walking my dog back from the park at the complex I noticed some broken glass on the sidewalk (my dog just missed stepping on it, yikes!). I stopped by the office and told him about it, and he personally went and cleaned it up. I've rented from a lot of places over the years but this by is the best show of service and tenant appreciation that I have seen. Thank you so much!
I have lived here over a year. Love it! Clubhouse is great. Very clean and just what I need in a gym! Maintenance is prompt and if something cannot be fixed, it is replaced. It is very quiet and close to I95 and lots of shopping and restaurants. I will continue to renew my lease until I am able to buy a house :)
We initially moved here because of the convenience of the location - very close to I-95. That is about the only thing going for this place. When we took our tour of the model unit, we asked if we could see a non-upgraded unit, as we were not willing to pay hundreds more for the upgraded tiny little kitchen. They were not able to show us a non-upgraded unit. Let me tell you - they are hideous! The floors are disgusting and falling apart. The cabinetry was probably installed in the 60's or something - they are not only appalling but impractical. The appliances are just the average old cheap apartment appliances. The washer/dryer always has problems that maintenance is unable to fix. The dryer takes about 1.5-2 hours to completely dry your clothes. Which wouldn't be that big of a deal if the electric was at a reasonable rate. I know that Village Square does not control the electric rate - but $250+ a month is just ridiculous for a tiny one bedroom apartment. I am not sure if they use our electric to power things for themselves - but I just cannot comprehend how we could possibly use that much electric for a one bedroom apartment. We are not even home most of the day!! We decided to do everything we could to minimize electric costs - froze in the winter with no heat on, and sweat all summer long with no AC - but the electric still comes out to $250/month. Now that the weather is changing, our apartment is INFESTED with centipedes. They are so fast and gross and disgusting! Just this past week we killed about 10 of them. I don't feel safe anywhere - they are in the bedroom, the kitchen, the bathroom, the living room - everywhere! I am not sure where they are coming in from - but I'm too scared to look at all the potential nooks and crannies in this apartment with holes and passages to the outside. I guess most apartments have this problem - but I can hear everything the people upstairs do/say. The creaking, stepping, walking around - but I can't blame them because they are simply living their lives. It's not their fault the barrier between us is paper thin. I can probably dictate specific conversations that they have had - because I hear everything! All in all, if you take into account the cost of having to rent an upgraded unit to make it livable, the exorbitant electric costs, and the mediocrity of this place - it is simply not worth it. Find someplace else.
Been here over a year. There are many issues no one would notice when they first move in. They first give you a move-in packet (which I first thought was nice) giving ideas on how to save electric. I just realized why they did that--be prepared to pay around $250.00 a month (especially during the summer) for electric, since everything runs off of it. To add to it, the dryer takes a lot of electric, as it takes about 2 hours to dry a normal sized load of clothes, the dishwasher as well, as it also takes an extremely long time to wash dishes, as well as the hot water being heated from electric, too. Therefore, you're better off finding a place for about 1200.00/mo with heat/hot water included, because you'll spend less than you do here anyway. We're moving down the street the second our lease is up!

The only issue for the longest time that I had with this apartment complex was the exorbitant electric bills. In the summer, it could reach as high as $360 per month for a two bedroom apartment. I have only had to deal with the management the past month, and they have been horrendous. Apparently, there was a sewage line back up, and they repeatedly had people out, but it was never fixed. I come home one night from work, and the sewage line had backed up all over the front of our courtyard. With multiple calls to emergency maintenance, we finally received a call back. The maintenance guy came out and tried flushing the pipe and the next day it was overflowing again. Again, nothing from the management company. After talking to them repeatedly about this issue, and them ignoring us, we decided to move out. Since, we decided to move out, they feel they no longer have to talk to us about this issue, and we should just deal with it. I do have picture evidence backing up this claim, and highly recommend you find somewhere else to call home, that will leave you with less stress.
I've lived here for almost 10 years and for the most part I'm happy. The grounds are well kept. My neighbors are good people. Crime has been almost non-existent in my complex. The staff are very friendly. Maintenance does a really good job at repairs. I only wish we could choose our electric company. The electric is a bit high.

I'm looking to move here in a couple of weeks, and was wondering on average, how high is your electricity bill? It would definitely be helpful for my family and I if you gave me an estimation. I heard everything else about this place was great though.
I just moved here February and I have to say I love it. It quiet the neighbors are really nice. My favorite thing about the apartments is that u have a washer and dryer in the apartment brand New! I feel the kitchen could have been updated but other than that its great.
We lived her for 2 years and really enjoyed it. The office staff was OK for a large apartment complex. The maintenance was very quick to any issues we have. My wife and I felt safe jogging alone at night. I really like our apartment with the den and once you do some decorating it was really nice. We took advantage of the gym, pool, and community garden which was nice. Overall I had a good experience compared to other place i have stayed at. The only issue is the staff is unorganized and could be of more help.
Very nice amenities, but the apartments were lack luster. Office staff (at least who I dealt with) wasn't knowledgeable and were very rude!
