Centerville is a large suburb located about fifteen miles south of Dayton along Interstate 675. Primarily a residential community, the landscape of Centerville is largely filled by low-key neighborhood streets, with a handful of shopping centers positioned on the north and south sides of town. Residents enjoy easy access to the amenities and attractions in neighboring Kettering, including its huge stake park. The area is packed with public parks, and the combination of high-performing schools and a low crime rate has helped make Centerville one of the region’s most popular options for families.

Property Ratings at Villager Apartments
Staff has been difficult to work with, unwilling to help find solutions, and leasing agreement differs from the information provided when speaking with the employees. The apartment itself was also incredibly dirty, bugs everywhere upon move in, poor repair work, and over all quality does not match what is advertised. Attempted to work on solutions- but was told that things are the way they are. No willingness to converse on issues.

We're truly sorry for the experience you've had. We strive for excellence and it sounds like we missed the mark. Please know we take your concerns seriously and will review our leasing procedures and cleaning standards to better serve future residents.
We have lived here for 5+ years. Big mistake moving here. We have had ongoing plumbing problems (major flooding), many water leaks, electrical issues, bug problems, walls are paper thin and you can hear every noise your neighbors make, an over abundance of dogs; poop everywhere, continual barking, disrespectful neighbors, paint peeling off counter tops, forced Xiber internet service that constantly goes out, etc! Thank God we are moving out of this place next month!!

We are sorry to hear we did not meet your expectations. We value your feedback and are actively investigating the issues raised. Thank you for your patronage and bringing this to our attention.
Rent keeps going up while value goes down, the provided internet is crap goes out every time it rains or the wind blows, two pool with one that is never open, for the money there are way better places out there.

Thank you for taking the time to review us. We are sorry to hear of your negative experience with us. Our staff has worked hard to maintain keeping the smaller pool open over the years. Unfortunately it requires a major repair, which is why it is currently closed. We are doing everything in our power to get it back up and running this summer. In the meantime, we do have the larger pool that is still open that you may use. We will send updates on the status as we get them.
Almost every one in the front office is a sweetheart and always so ready to help! But the company that owns this place is full of leaches and awful people. Constantly raising rent to unaffordable prices, maintenance takes forever to fix even ‘emergencies’ and the apartments themselves are subpar. I will never recommend these to anyone.

Thank you for taking the time to review us. We work hard to make living here as pleasant and convenient as possible for all of our residents. We’re sorry that you’ve had a negative experience with us. Thank you for your kind words about our staff.
Unfortunately the bad outweighs the good when it comes to this apartment community. The maintenance department always responds in a timely manner but the quality of the work they do is very questionable. I’ve had to put in multiple service requests for the same issue on several occasions. Also they have a major pest control problem. I lived here for 10 months and from the day I moved in I had issues with spiders and house centipedes. It was an overwhelming issue. No matter how many times they’d spray my apartment for bugs, everyday I was killing many bugs/spiders. And there was always a 3-4 week wait to have my apartment sprayed for bugs. There are large bushes lining the walkways to most apartments. Birds like to nest in those bushes and I was attacked multiple times by birds trying to get into and out of my apartment. The walls are pretty thin and I could hear the people above me walking around, watching TV etc. During the winter they sometimes do a rushed job shoveling making it hard and sometimes dangerous to navigate the parking lot. Best of luck if you decide to live here!
Do not move here! I'm a current resident, and very regretful I got myself locked in this lease agreement. When being toured and sold on my current apartment, the major selling point they gave me was my proximity to one of the two onsite pools(The one in the ads.) What they failed to tell me is that it was unopened the previous year, and still in late June their has been no sign of an attempt to open it. On top of that I was told the cable fee($50 which I do not use,) was going to be replaced with internet. Three months into my lease and this has also not happened. The final nail in the coffin is the consistent stink bug problem I have been experiencing throughout my entire time here. Once again to all potential renters, LOOK ELSEWHERE. To the management, fix these problems soon, or me and several of my equally disgruntled neighbors, will be ending our lease agreements upon the earliest oportunity.
I lived here a year and nothing went right. AC was out for 2 month over the summer. Chimney leaked. Water damage and mold was caused because of the leak and they never corrected. Every time I would call they would say they though it had been fixed. They still have not notified the utility company to stop billing me 3 months later. They gave me a 17 day notice they were raising my rent $200 or I had to sign a new lease but would not let me move out with a 30 day notice even though that meant being charged an extra $200. In addition I requested contact with the parent company. I never got a response so I sent them a message through their website. Still have had no contact. Be advised they require that you have basic cable. It is $49 a month and you are charged for it even if you have your own.
Have lived here for almost 2 years now. The first year was OK for the most part, but then we started to experience issues this past summer. A new management team took over and now maintenance related issues do not get fixed. We have been without A/C since August of this year. We told both the office and maintenance a few times of our issue and it was never fixed. Our second issue happened over a week ago, when our furnace caught on fire. Luckily my husband, who works in HVAC was nearby and contained it before it amounted to a dangerous situation. However, now we are without a furnace. Maintenance and the office are aware, but nothing has been done to fix the issue. They dropped off two small space heaters, and luckily we had two of our own. Unfortunately though, we cannot use more than one space heater on one breaker at a time, because it flips off the breaker. These issues are not minor issues, but the maintenance staff and office staff will brush them off like they are. The main office is currently being remodeled, but they can't even address a resident's major maintenance issues. I would not recommend moving here simply because they won't even fix our apartment so that it is legally habitable.
When reading these reviews it's easy to look at the positive reviews from those that have lived here for a couple months and haven't had to deal with any issues. My husband and I are on our second year here and we definitely regret signing another lease. About a month after renewing our lease (in which our rent increased more than 15%) management changed. They advertise this like it's a good thing but it's not. It is August and we haven't had a working AC all summer. Our unit is dead and instead of putting in the money to replace it they put money into fixing up empty apartments that no one seems to move into (it's for the best) and painting the whole complex a new color. And wow, the paint job is absolutely awful. They put new signs out front and did some landscaping, meanwhile, their pool isn't open the whole month of June, their gym is missing several sets of weights and could use an update, and their "free, unlimited" tanning bed does not work at all. They make it look good from the outside but are not taking care of their current residents. My next door neighbor has also gone all summer without AC (and it's been a VERY hot summer). You might get pulled in by the location, the large amount of space in the apartments, or the many amenities they claim to offer. Just hope and pray that nothing goes wrong in your apartment, because once it does, you will be dealing with it until you leave. We can't wait for our lease to end and we would never recommend The Villager to anyone we cared about.
This used to be an okay place to live. Management changed several months ago and now we're having ridiculous trouble getting anything addressed. AC has been out for two weeks without being addressed, we can't get a straight answer about when something might be done, other requests are being fully ignored because "AC requests are being prioritized" (really?!), the pool is collecting mosquitos and scum while they wait for a contractor to be available to fix it (just hire someone else!!!). Despite all these problems, they hurried to put an unneeded new coat of paint on the whole complex and it's a rushed, messy job -- looks awful up close. To top it off, staff is very rude and disorganized. Can't wait to move.
The absolute worst place I could have imagined living. The first year wasn't too bad other than management companies changing twice. Then I signed my second lease and everything went down the drain. Mold everywhere. Multiple pipes burst resulting in water flooding through the walls which resulted in more mold. Management regularly called and harassed me because I asked that they fixed the BLACK mold that filled a closet. It was a nightmare. I eventually had to get a lawyer after more than 2 months of them not doing anything and that only resulted in more harassing phone calls. All in all it took almost 4 months to fix. First billing is a joke. They told me when I moved in my bill would never be more than $80 and EVERY month it was over $120. They use it as a way to advertise low rent but I easily found a larger, and nicer apartment less than a mile down the road. I would strongly advise anyone thinking about moving into villager to have a complete mold test done, check all closets and drawers, and DOCUMENT EVERYTHING. Actually, I would advise anyone thinking about moving to villager to RUN the opposite way. The new management company may do a better job than the rest or they may do the same thing and realize how big of a mess that place is and sell it in the next few months.
Absolutely in love with my apartment at The Villager. The complex is quiet and in a perfect location. It's not only quiet, but it's beautiful too. There are also two pools on the property, which is super convenient. I would definitely recommend an apartment here. The apartments are spacious and definitely worth it. My only complaint is that my neighbors are terrible at cleaning up after their dogs. A lot of people have dogs around here, including myself, and a lot of them are terrible at cleaning up after them. It's disgusting.
All things considered, this is a pretty good place to live. It is close to the library, shopping, and bus lines. The apartments are big with newer kitchen appliances. The grounds are kept nice. There are also two pools you can choose from to cool off in the summer heat.
We live in a 2BR 2BA second floor apartment and love how much space we have for the rent we pay. The location is also great, 2 minutes from the highway and from many stores and restaurants. The apartment is kept up well and all amenities are well maintained. The office staff and maintenance staff are very nice people but they do not put enough effort into fixing things unless you push very hard. For instance, our AC has been very poor since we moved in and we sent constant emails, called many times and even talked to them in person. They visited the apartment every time but were never willing to put in the money or effort for a permanent fix until higher measures were taken. We have friends who live here and experienced the same issue, but with their plumbing. The staff will act like they are putting in their best effort but in reality they do not. Other than that our time here has been wonderful. Rent is reasonable, our apartment set-up and quality is great. Our appliances all work and carpets and painting were brand new when we moved in. We would recommend this apartment to anyone who is looking, we would simply advise to live on the first floor and be demanding if you want something to get done right.
