Property Ratings at Villages at East Riverside
At first this apartment seems really nice, in a central location with amenities built in to the complex, washer and dryer units, internet, a fitness center. over the last couple of years the management company started moving away from prioritizing renting room-to-room to college students towards renting towards non-student adults on fixed unit contracts, in my opinion as part of the gentrification of riverside over the last couple of years (many other complexes nearby are being torn down to build high-rises or commercial buildings). there are some issues that seem minor but can really magnify problems living here if you have the misfortune of experiencing them. the apartment managers are extremely hard to get on the phone when there is an issue, always requiring in person discussion to get anything solved. the location has been targeted by Airbnb companies, and it seems like many of the units have been taken over by these, with short term Airbnb guests constantly coming and going. if you have the bad luck of living near one of these units, especially below one, the noise level, especially footsteps, will be constant and very loud, as the floors are extremely thin, and the apartment management will not be able to fix this as they prioritize the Airbnb companies renting large numbers of units from them, with new Airbnb guests turning over weekly. unlike many other apartments, this complex does not have ordinary open parking for residents, instead you have to register your car with a tow company contracted by the apartment to prevent them from towing your car without warning, despite the fact that the apartment advertises themselves as a gated property. it is gated, but it is more frequent that the gates are fixed open than closed, allowing anyone to enter whenever they like. the tow company was contracted due to the fact that this complex has many short-term Airbnb guests parking in unmarked free parking spaces; they created a problem of short-term guests parking in these unmarked parking spaces next to apartment buildings, and decided to solve it by towing cars instead of assigning parking for each unit or labeling certain spaces for residents and some for guests. if you get lucky enough to live in a unit without any Airbnbs nearby or don't mind constant new people coming and going around you, or don't think you will need the management team to answer the front desk phones, then this complex is good enough for a place to live, but I do not recommend it.

Went to look at an apartment here a few weeks back, really enjoyed the office staff and how kind they were. They had some awesome common spaces such as a sand volleyball court, gym, pool, and study spaces. Possibly looking to lease in the near future. My wife and I are still trying to make a decision. 10/10 recommend based on what we looked at.
This place is beautiful, from the moment you walk in vaulted ceilings, it’s bright, and so refreshing. Living in Austin you can go from one extreme to the next with Village it seems so peaceful. The property has awesome trees throughout that make it feel like you’re away from the city. Staff seems to be very sweet and helpful. The package room is so convenient as it’s located at the front of the community and had easy access, having nice amenities is definitely a perk. I am just thankful that the apartment I’ve gotten into is renovated, spacious, and feels like home. I leased a two bedroom so it comes with two bathrooms it works perfect for a roommate style if you would like however mine is just set up for an additional office space. Will continue to update throughout the stay!

I have consistently experienced the best residential support services of my life with Hilltop Property Management. The staff are friendly and helpful… Anytime I have submitted a maintenance request I have received a prompt response. Whether it was changing light bulbs, replacing/removing furniture, or servicing the plumbing and electricity, maintenance quickly and thoroughly ensured that I have an optimal living environment. I intend to continue renting from Hilltop for the remainder of my time living in an apartment, and I strongly recommend their properties to all of the incoming families in the Austin area. In some ways, your property management company can make or break your living experience and with Hilltop, it’s all in the service. I couldn’t be happier!

I signed a lease with them for a specific apartment, you can lease an apartment or a room in this community, almost 3 months in advance. Their office would have been closed for a holiday on the move in date so I requested a new lease for a different move in date so we'd be able to get keys. They sent us a new lease with increased pricing on an item. After about a month of back and forth with the property and finally their management company, I was able to get them to honor the original price. Then I came to find out, the day before I was supposed to move in that they had actually changed the apartment we were set to move into for some reason, no one ever said why and no one in the office thought it'd be a good idea to let us know... just keep sending new leases to sign. After moving i, it took about 3 weeks to get mail keys. They also say they're a pet friendly community, but basically refuse to fill the pet stations so people can clean up after their pets. They say that they're not REQUIRED to provide bags and it's the owner's responsibility to still clean up after their own pets. This is true, but also nonsense. If they cared about having a clean community, they'd provide the bags to do so. I would not recommend signing up to live here as it's really not worth the headache. They are reasonably priced and in a decent location though, so do with that what you will.
I moved to Austin for school from Florida and toured many properties before deciding on this one. I toured with Crystal and she was extremely knowledgeable about not only the community but the area. She answered all of my questions and never seemed bothered by how many I had. The entire office staff made the move extremely easy as if it wasn't even multi-state. I have lived here for a few months and I am so happy with the management team, as well as my unit. I use the pool and gym on a regular basis and they are always clean! I never have a problem finding a private study space or using the printers. I think this place is great for anyone in college like me. Whether you want to study or party, you have everything you could need on property or nearby. I love the short uber to Rainey St!! They are very up front about the rules and as long as you follow them there isn't a problem. I noticed a lot of terrible reviews and I think everyone should remember that people are more likely to write a complaint than write something they are happy about.

They lied to you just to get you in and sign the contract. They will tell you anything just to get you in and after you sing the contract the change you the apartment to a very different and ugly apartment. Please stay away from this people!!!
The management was the worst..!!! They told me about 3 different rent at 3 times for the same apartment...

There was a severe roach problem that I wasn't made aware of before moving in. This is something I'm still dealing with a year in. There have been more than 20 roaches caught in a weeks time. It's disgusting.

this is the worst place to live, they are constantly after your money, they charge me 6 time for renter insurance when I had the paperwork for my own that was not them and they didn't even refund it after I constantly had to get them to stop putting it back on month after month as I storm in the office they decide to redo instead of fix the apartments. I lost so much money to this place and they try to still charge me after I move out for thing that were broken and I lost it when I move in. the fix crew is a joke, I move in with a broken fruntice and they just bang on it with a hammer and call it fix, not only that when they a so call routine check, they mess with my stuff and move it around some of it was missing. worst place ever, never again.
I just spent one night here at the moment. After signing the lease, they gave me the room which has very bad bathroom. The sink leak water and furniture is rotten. There was no toilet seat cover. The item which hold the shower curtain it was broken. Also, sink was stained. When i saw these things, i went back to lease office to speak with their agent. I said them i am not going to have this before you fix all things. Because, i already had few friends in this complex and i am paying money what i deserve for. Not for this thing and i am ready to start my lease later then now. But, they did not accept that and just said sorry sorry this is weekend time and our maintance staff is not here but we will fix the bathroom asap. After that, i said, let take the key back and let me leave now. When you fix the bathroom give me call or find another room for me as that i deserve. Because, no-one deserve to stay somewhere like that. If i am costumer on your eyes treat me as customer or if am guest on your eyes treat me as your guest. But, they did not accept to start my lease later. The worst thing is; they already know how bad is that room but they do not shame to give it to people. If you are thinking like i am stupid person, You are making mistake. I spent my last 5 years in hospitality industry and i have enoughly experience to know how it must be. If you have room with bad condition bathroom, i can keep it as out of service till you repair it. And you rent it after all repair process. So, i believe that they will change my room and they will provide me the room what i paid for. So, guys i recommend you to not sing the lease before you check the room. I stayed in this apartment for a year and was not pleased with the customer service. The furniture was outdated. The hall way outside my room stayed dirty and maintenance took more than a week to complete work. I would definitely not stay here. They are very money hungry and charge you for every little thing. How much it is to stay here , it is definitely not worth the headache.
Maintenance here is by far the worst. The staff here is very unprofessional and rude. The first day I walked into my apartment it was a huge mess. The furniture was covered in dust and dog hairs and was scattered all over the place. The floors were dusty and covered in dirt. The restrooms were unbelievably dirty and smelled disgusting. Everything in there was dirty. There were many people with the same issues as me, but I got the worst apartment by far. At one point I was about to be evicted because the manager accidentally credited the money I paid for rent to another person and I was not notified.There's also an ant problem in the apartments but when you fill out a maintenance request they take weeks to fix it, and when they do, they don't fix the problem properly. However, when it comes to paying rent or for electricity overage they are extremely quick in demanding their money. I understand that mistakes happen sometimes, but there comes a point where it's no longer an accident, but a problem with the management and the employees. UPDATE: They're still the worst. They are trying to make me pay $300 for the replacement of the carpet. They say that the carpet has pet stains and that the front of the carpet by the room's door is unglued. The carpet was already like that and I never owned a pet while living there. AVOID this place at all costs.
It’s the scrubbiest place next to ballpark south in the area. If I could rate this apartment 0 stars I would. Can’t hire leaf blowers but they can paint the basketball court congrats. Can’t update the lighting to see parking spaces and where you are at night but can hire Reno 911 security team. This place is as sketchy as it gets at night time. Very poor lighting. The only thing security actually secures are parking spaces from visitors. Failed attempts at generating profit for apartments like these. Be prepared to get swindled
Every single person I have talked to can not stand this place. When I moved in it was absolutely disgusting and I had to clean it myself because all I received was excuse after excuse. The people who manage this place are not only lazy, they are absolute garbage people. The appliances are old and do not work properly. This place is absolutely terrible.
If you have any concerns don't bother bringing them up with the office staff. They will not do anything to help.
The management here is horrible! Any problem that you have, they try and turn it on you. I have had a flag stolen from my living room, and they took days to reply. Why would they hire people that steal from apartments in the first place?! I have now ran into another problem with someone breaking my room door. I was gone on vacation for about 3 weeks and I called management so that they could help me out to solve the issue, and all they said was to ask my roommates if they had broken the door, but never tried to help to see if it may have been maintenance or anybody else. Another thing that they told me was that I should have reported it when it happened... as if I would be able to know my door was broken being outside of the country. Point being, if you have any problems, they will just tell you to pay it yourself, even if it isn't your fault. AVOID LIVING HERE!
Its extremely difficult to find affordable housing for student living, so I'm proud to say that University Village at Austin is pretty great. Fully furnished, all utilities included. It doesn't get much easier than that. They even throw a lot of events throughout the year so you get to meet the people who live around you. I've lived here for about two years now and I definitely see it as home. I only hope others feel the same!
Would give this complex 5 stars but disliked not being more notified about lease renewal deadlines, besides that I've enjoyed my living arrangements at UV. I have never seen/heard anything that would turn me away from this complex. Quality apartments close to Downtown at affordable rates, would recommend to anyone !
I moved here with three of my friends from Vermont without having the chance to visit the apartment before move-in. Living at UV is extremely convienent. Close to downtown and HEB. Fully furnished and rent includes electric and cable. Jerry in the office is like family. Its a perfect place to start your life off in Austin!
One of the best apartments I've ever lived in over the course of 10 years living in apartments
I have lived here for a few years now, and I have had very few issues with the apartment or the management. Service requests are answered relatively quickly. I like that all bills are included with the stated rent price. There are pretty nice amenities (Pool, half basketball court, gym, etc.) for what you pay for. There is a bus stop to campus right at the entrance of the property. If you are in school, or just trying to save money I would recommend this place.
These apartments were an ok place for a student. The rates were pretty good for the location. Only 7 minutes from downtown and walking distance to the boardwalk. The upkeep of the community could be improved. Sometimes the office staff is difficult to deal with.
The advertisement was great, however the presentation is not reality. I bought into an image and not into what actually exist. The perks are great cable, washer and dryer, fully furnished, cable with internet access, and utilities. I really wish the furniture was better. On the other hand the clubhouse has a very west coast laid back pool area, game room, computer/ office open forum, and 24hr gym. It puts me in a place of comfort at a beach house along side cool waters enjoying cool breezes sweeping through. More like a vacation at home.
