Property Ratings at Villages at Eden Crossing
The leasing agent that assisted me during my move in process was great! She was very nice and informative.
I’ve been here for quite some time and I’m looking at all of the reviews of the remodels and I’m wondering why current residents haven’t been offered these perks? I can’t even get maintenance to complete requests, my HVAC fixed or general upkeep maintenance done. I have to threaten them with escrow to get anything done. I’m sure there are worse places , but just beware.

It was quick and accurate… the leasing agent was very welcoming and adorable

Your feedback is incredibly valuable. We are glad to hear that you found our apartment beautiful and our staff welcoming. Thank you for sharing your experience!
Not gonna lie, I wasn’t in love here. This was my first apartment and while the prices are cheap to live here; you pay for what you get. We had a 1 bedroom here and there was constant bugs and mold. We would have loved to break our lease if possible but of course we could not do that. We had talked to maintenance multiple times but barely anything happened. I really would continue to look else where. The neighbors are wonderful and there are cute little kitties who roam around and I would say that’s probably all I liked at this place. Definitely wouldn’t go back ! They only get 2 stars for the price!

My upstairs shower has been leaking into my kitchen light since 7/11/2022... last week 6/20/2023 someone came to recaulk my shower. Within that year time I now have mold in my walls and can't get in contact with the supervisor or maintenance supervisor

Make sure you carefully read your contracts before paying anything or signing anything! Drive by the complex before paying for anything! You will not get your money back for anything! I never got to move in the apartment but paid hundreds of dollars in deposits!

The neighborhood is kind of dirty, but it’s safer than some (my neighbors car did almost get stolen last week, but that’s the only problem we’ve had). There’s lots of kids, there’s a pool and a playground, but they’re closed to the public. It’s been a maintenance nightmare. Basically everything in our unit has broken, leaked, fell apart. They should have replaced the carpet years ago, it was gross when I moved in and after many water leaks, it’s even worse now. Maintenance is unqualified or undertrained, they try to fix things but it’s like a bandaid on a bullet wound. They do the bare minimum to fix the problem, and then we end up having more problems later. The office answers the phone most of the time, and typically we don’t wait long for maintenance, but this place is not worth the price. It could be worse but I could be spending the same money in a nicer neighborhood instead.

This was my very first apartment and from the VERY first day I moved in there has been issues. First my move in date got moved back due to my unit having ROACHES. Then the new unit they put me in didn't have air which maintenance came every other day to try to fix the air. When I eventually moved out which I was soooo happy about, I literally had to beg for my deposit back which the office was rude, unknowledgeable and not understanding at all. These apartments are not worth your time or money, TRUST ME I wish I would've read the reviews before moving here.

I wouldn't recommend this place at all, I just moved in probably a few months ago and I have already encountered a lot of unfortunate events here at Eden. It is sad to say that I am already looking for another place to live. Extremely disappointed. PLEASE DO NOT MOVE HERE.

Moved in about a month ago now. My apartment was not cleaned upon move in (dog hair everywhere, dust on WALLS, ripped/burned carper. BUT the reason for this review is because few day ago i found DEAD MICE under MY OVEN. my family and I have been sick for days maybe weeks. Doubting the air filters have ever been chainged here.

I applied for a apartment at the end of February. On the application it ask do you have any past due money owed to your current landlord. I replied No, I get denied, but they won’t return my $150 that was suppose to go toward a deposit. They said I was fraudulent on my application. My current rent is due by the fifth of every month. They are saying the fraud is March rent. I apply in February, so I was not fraudulent on my applications. I have proof my rent was paid to my current landlord before the due date. They are refusing to return my money due to fraudulent information. How was I fraudulent? I

I’ve been living within their community for a year now and it’s been a great experience. Also the moving in process with leasing agent Keron was smooth. Of course, things may not work as desired, but their quick turn around time for maintenance is very appreciated.

I have lived in the community for less than 2 months. I am already having complaints with the customer service of the office. I have cried to call and schedule maintenance oh, I had also tried to call the office over 30 times today. They have been unresponsive and rude at every turn. spend your money elsewhere

If you dont have anywhere elsr to go, this is the place to go. If your credit is bad, this is the place for you. They dont keep with with their property. The staff is rude. The manager needs training. They are on the list for the 10 worst apartments in Columbus. Mold lives in these walls

If you work second shift, like to read or just sit on your patio to relax in peace and quiet this is not the place. Here so called parents to lazy to take their offsring to the park let them run around the parking lots and outside your door yelling and screaming. So if your the type of person who is too busy watching TV, talking on the phone or on social media to spend time improving your demon seeds reading, writing and math skills but instead sends them outside to behave like wild animals with no home training, this is the place for you.

You really don't want to to move here! It's HORRIBLE! Initially, the looks can be deceiving. The environment is becoming dangerous with illegal activity, fighting, gun shots...you name it! Repairs are rarely made and when they are, they are haphazardly repaired. Expect to be surrounded by piles of trash all over the ground on any given day. The list goes on and on and on and on and on and on.... Do your homework!

When I first moved here they were just bought under New Life Properties. I had moved to Virginia when they were with Plaza Properties. I came back to what I thought was cool. Your grace period is only two days. On the third after 9 am its late and charged a $30 late charge plus $5 daily. My apartment was in tip top condition and I kept it that way. The only thing that made me move was the roaches in my kitchen that I didn’t have but the entire unit building has them. Then the random late night shootings that I could hear overnight. Then the people that are moving in here are atrocious. I can’t park in front of my unit because every day and night there’s broken down cars or covered cars taking up the spot. I was pissed off that Columbus police had to block off the only way in and out the complex because there was a drive by shooting in broad daylight right at my building, heard kids screaming. That was enough for me. The property has gone way down. Go somewhere else. And if you pay late and you’re looking for another apartment, they will report you as a late payer which made it almost impossible for me to move anywhere else

50% of the residents roofs have caused leaks into their apartments between 5 months to a whole year. Josh is the property manager and does nothing for the tenants. Don't let Layla's nice speaking voice fool you... She doesn't care about you either... Go down the street!

My car has been broken into multiple times I’ve have the same 3 maintenance requests in since August2017 it’s January and they still haven’t been fixed. The prices are good but definitely not worth it! And the rental office doesn’t care at all

Well maintained property. Awesome office Staff, dedicated maintenance staff. I love Living here and would suggest it to anyone looking to move.
love the area it really cant be beat close to everything and its a quite community.
I love my apartment and the staff is polite. My son loves that we have a patio that he can go play bball at.
i been living at villages of eden for a month now and i absolutely love it. i put a work order in on a tuesday and it was completed by that friday. no loud neighbors, very very spacious three bedroom and absolutely love the staff, the only thing that kind of bothers me right now is the parking, they should have assigned parking.
I have lived here for a year now and love it. The size of apartment you get for the price is hard to beat, I'm living in a 2 bedroom that's almost 1,200 sq ft AND it has an attached carport. Everyone in the office is always very friendly towards me and as far as maintenance, whenever I call in, they respond within a few days.
I moved into a 2 bedroom here in October of 2015 and maintenance has always responded very quickly to any issues we have had. Overall my husband and I are very happy here.
i am extremely happy with the apartment i just moved to, never seen a floor plan and for the space you cant beat the price! Love it!
The worst place you could ever live is in this apartment. I am telling from my experience. From cockroaches to the smell of trash just in front of your door; you can not pay to live in this place. My two car were broken, one for a few quarters and the stereos; and the second car for old tires. Take my advice, don't move here and ruin your quality of life.
They are awesome sauce!!! I moved in my apt in August and haven't had any issues.
so my carpet has been a problem since i moved here. i have gotten the run around for months. we got a new manger and shes just as stupid as the others. so they went in to see my carpet and they took pictures of my laundry and my bed saying im not up to house keeping. first off they violated my tenant rights. And who takes pics of ppl laundry while they are away for work. my home was far from dirty im calling the news channel on them. they never own up to anything they cause they want their rent on time but cant fix anything. But what really got me is they took pics of my clothing lol so funny a nice clean room with clothing waiting to be folded
After 8 months of residency the raccoons are a very big problem for me. Not sure if they chew the wood or scratch at it but it's very annoying. 3am and I listened to it contistalently for longer than 30 mins. Called & reported it multiple times. I was told they were going to set traps but the raccoons got more active after maintenance came out. I even turned my heat down thinking they wouldn't be up there cause it's not warm. You hear them tumbling around, scratching & clawing and even making weird noises. The worst downflaw of this place in my opinion.
I have lived in there for a 1 year and a couple of months. First, I was lied to about the bulk trash going to be removed and after plenty of complaints it never was removed. Infestation of wolf spiders, centipedes and termites in which I called this in to the office and they sent an inspector out he verified the termites the office did nothing about it when I called again about it they said "I don't see anything here about termites we'll figure something out." Nothing was ever done. Maintenance does patch work they don't really fix anything. Had an issue with the tub and water going down the drain when I first moved there and they poured draino and it did not help. If you continue to have a issue and it's not being fixed ask the manager for his supervisors number, you will have to leave a voicemail for her and she will contact The manager and hopefully The manager will contact you. Honestly, just don't move there it's not worth it! Oh and my place was broken into my things were stolen and kids at 2am hopped over the 6ft fence playing banging on our door woke me and my husband up thankfully not my daughter, we called the police and they drove around the property. Save yourself the headache there is something better.
If I could give them no stars I would. I've hated living here since day one. When we moved in outlets didn't work, refrigerator didn't work, the lights outside didn't work, and we have this random wire coming out of our wall in the living room. We had a maintenance call to fix everything but they didn't. They fixed one outlet, the refrigerator, and replaced light bulbs but the outside lights don't work so replacing light bulbs dos nothing. The windows are extremely poorly insulated. In the summer the upstairs is extremely hot and in the winter the entire house is freezing. We have our heat set to 80 but it stays at 60. The appliances in the kitchen are so old it's ridiculous. If something calls for being baked at 425 degrees you have to set the oven to broil. Our neighbors are obnoxiously loud, I've called the police on them and complained to the office but they won't do anything. This is the worst experience I've ever had with an apartment.
I've lived here with my girlfriend and daughter for 3 and 1/2 months now. I've had to call Maintenance at least once a week about raccoon's in the ceiling and water leaking all around the apartment when it rained, including on the furnace. I have been told traps have been set and they re-shingled the roof after we had a raccoon fall through our ceiling and almost landed on our daughter in her room. There are still raccoon's in the ceiling and the roof still leaks, btw. Their response when we asked to have some money taken off our rent was "it's not our fault" about the raccoon and water damage that caused the ceiling to give way when the raccoon was running across it. It's been a week now and they still haven't patched the actual hole in the ceiling. They put a piece of balsa wood over it and missed the stud 10 times with screws. They were supposed to be out here today at 8 am to fix it and I've still not received any word as to what's going on. It's 12 pm now. I do NOT recommend this complex to anyone and as soon as we have the money, we will be breaking the lease and leaving the complex. They put on a great facade but when it comes to getting something done or working with the renter, they will not do anything until it comes down to something literally falling through the ceiling. And even then, they do a sub-par job at it.
I am a single parent of two children. Our home is beautiful and our neighborhood is clean and safe. We love living here!
Great location. Right by Interstate. Near plenty of stores. Kroger, Walmart, Family Dollar, etc. Close to Easton Mall. Quiet, polite neighbors. Never hear any loud noises except the occasional music on a Friday or Saturday night. Great layout for the the price. 1,000 square feet for $689 a month. Water included. Only complaint is maintenance is slow to respond to non-emergencies. All in all I would recommend to friends.
When I moved in on the first day there was a hole in the kitchen wall, the downstairs bathroom toilet leaked into the basement, the top of the toilet was left in the hallway closet, there was cracks in the walls in each bedroom like the walls were going cave I'm and the ceiling in the 2nd br leaked for months. After giving the property 4 months to repair it nothing has been done and I had to put my rent into an escrow account and even then they still didn't make repairs...currently in the process of trying to break my lease due to the horrible living conditions and horrible management of the property. I will never refer nor recommend anyone staying here!!
I viewed this property site and l love the area. The 2 bedroom townhome was what l really am looking for spacious, and a lot of closet space and the price for the 22 bedroom was around my price range affordable. I am planning on moving there in august this year . Once l get my finances in order.
I noticed that most of the reviews posted were after I moved in and I am sorry that I did. These sub basement apartments have the propensity for mold and mildew. The water holder of my coffee pot smells like basement. There is trash, cigarette butts and leaves on the stairs to my apartment and that sounds like a fire hazard since the stairs are wood. I have called and visited the leasing office several times over the course of five weeks regarding an emergency plumbing issue that still has not been resolved. On my last visit to the office, I was told that they did not have record on my request and my phone number mysteriously disappeared off record, therefore, they could not contact me...although my number is on the lease. I feel defeated , and don't have the combative will to deal with this ....I can't wait until my lease is up.
I advise anyone and everyone who is seriously considering these apartments to look elsewhere or be prepared for the worst. My apartment flooded on 3 separate occasions and I was left to clean the carpet myself. The maintenance man actually laughed when I asked if they ever planned on fixing the plumbing problems.. After moving out thinking I was on good terms with the staff because I had never made a late payment in the 13 months I called the apartment home, I was sent to collections without any prior notice of owing anything. I was charged a ridiculous amount for the carpet that they neglected to clean and over $350 to "clean" the premises. I had to call the police on multiple occasions for various reasons.
