Property Ratings at Villages at West Laurel
I have been a resident 14yrs here and have seen a lot of changes. Most notably the parking is horrendous. The solution park at the gym or rental office and walk the large community. Other solution is they will tow! Tow for being parked to the side, towed for parking in 2 spaces due to others parking being askew. They use shank towing on belt blvd!! Over 25 mins away and 200.00 fee. Never has the rental agents been helpful. I lived almost 2 yrs with a gnat infestation. They only offered pest control which doesn't work on gnats. After threatening to call the county they checked my downstairs neighbor and found deplorable conditions. So bad hazmat suits and dump trucks were needed. So bad the unit went vacant over a year when they usually flip them in 2 days. They don't help at all here. My heat would not turn off automatically or get to set temp. For months they placated me asking me if my door was open or thermostat set properly. Did I mention I lived here 14 yrs. Why would I all a sudden not know how to work a thermostat. After another threat to the county it was fixed. My electric is 65.00. When my heat wasn't working right my bill was over 300 for months. It took so long to get resolved. DO NOT MOVE HERE!!! Be warned they are glorified cashiers who can only show units and take money. DO Not do it! Also my rent increased 600 over the last 4 yrs. It is normal to get a 150-200 increase ay renewal to keep you at market rates. The TRASH! OMG!. They are not solution orientated at all! It overflows badly and they say use another dumpster. Oh and we pay for trash pick up yet it only comes maybe 2 times a week. The neighborhood looks good but when you looks closer you can see where they cut corners. DO NOT GET STUCK MOVING HERE

We sincerely appreciate your loyalty to our community for all these years. We understand that you were upset that your daughter's car was towed for being double parked, however our community can't accommodate vehicles taking up more than one space and therefore we partner with a towing service to monitor this for us. Our records show the other issues mentioned have been resolved, however if you need further assistance, please reach out to our office directly.
I have been here for two weeks and I have seen over 50 roaches when contacted the staff it I asked to move bc I did not bring these into this apartment and don’t want them to get in my stuff also with a two year old in the house. Pest control came and nothing has changed. They will leave you in the mess that they already had going on and you will have to fen for yourself. Also the sink was messed up when I moved it and they took over a week to come and fix it couldn’t cook bc I couldn’t wash any dishes.

Our records show that your home was served and a follow-up inspection was performed with no issues noted, however we also show that a transfer was offered to you and you are in the process of moving to another home within the community. If you still have pending issues, we'd love to connect in order to work towards a resolution. Please reach out to our office at your convenience.
The office staff is unhelpful and hard to reach via phone. The community is dirty and has no upkeep. The hallways are never cleaned. The appliances and apartments are old and need major upgrades, especially the bathrooms. The bathrooms do not have proper venting which creates a lot moisture and could leave to mold. The carpet needs to pulled up. Maintenance requests take over 24 hrs. and most of the time is just a quick fix. For the price you can find something better.
30 and counting without a working AC system. It's cooler now and bearable but broke during summer. They won't give an estimate as to when it will be fixed. Management changed hands last year and it has been problem after problem. The maintenance guys are good people and do what they can, but even they voice how frustrating it can be.

Thank you for taking the time to leave your honest feedback. Our records show that your AC unit was replaced on the 19th. Please feel free to reach out directly to our office if you are still experiencing any issues.
I have lived here for almost 2 years come August. The first year was fine; however, recently my next door neighbors play their music extremely loud, at least 3-4 times a week at night. It is so loud, my walls vibrate. Note, the walls are not thin, they just have their music THAT loud. I have notified the leasing office via phone and email approximately 10 times, maybe more. Every time they said they have spoken to the tenants and taken necessary steps, but NOTHING has changed. All they do is send mass emails to the entire community and say “please be mindful of your neighbors when playing music in your apartment and parking lot.” If you are looking for a peaceful place to live, I do not suggest you move here.
The majority of the office staff isn’t very helpful no matter how simple the task. The maintenance staff is incompetent at best. They take forever to even come look at a maintenance issue much less fix it. Their tow policy is backwards. The only thing I like about living here is the location. I can’t wait until my lease is up.
I lived in these apartments for a couple of years and the lease cost went up significantly every year. I had continual issues with insects (spiders & stink bugs primarily) and the apt was drafty. You could see gaps in the windows and doors but they claim they replace things. When I moved out they charged me for small dents on appliances, that were already there, like they were brand new but are at least 10 years old. They also charged for light bulbs that were never even there when I moved in. They appear friendly but will try to find ways to empty your pocket with a smile on their face.

We are happy you have chosen us to be your home for the last couple of years! However, we apologize if you feel our rent is too high. We would love to have an opportunity to sit down with you and explain your bill in detail-this way you fully understand everything you are paying for and realize living here provides you with the most bang for your buck!
When I first moved to the Villages at West Laurel in December 2015 I was very happy. Now that I have signed my 3rd lease, I can not wait until it is over so that I can move to a place that is more concerned with my safety and the safety of the other tenants. I recently went through a situation where the heating panel in my apartment pretty much exploded and when I explained and showed the office staff proof of what occurred, they blew me off and only explained what normal procedures are usually taken. Not only was I endangered, but I had to sleep in the cold on the coldest weekend Richmond has seen this fall. The office staff and property management are the worst and I would not recommend moving here......AT ALL!! I pray that this year goes by quickly!!

I would like to apologize for the experience you have had in our community and would like an opportunity to make things right. We at Bell work hard to provide residents with Hassle Free Living in a place they are proud to call home and would like another opportunity to do so for you. We understand how frustrating this can be to sleep in the cold. This is certainly not up to Bell's high standard of excellance. We would love to hear more about your experience so that we can work on turning your 1 star experience into a 5 star experience. Please feel free to call us or stop by the office. We look forward to hearing from you soon. -Kathy, Bell Reputation Team
Love that staff and all the amenities! I have been here since August and everyone I have come across has been more than helpful and gracious. I would recommend this property to anyone looking for a home that is centrally located and well managed. Did I mention they have two pools and a fitness center with plenty of cardio equipment??
Paying way too much for what comes with the stay here. Maintenance takes too long. The walls are thin, I can hear my upstairs and side neighbors all day long. I can hear when they wake up, take a shower, use the bathroom and get ready for work. Also, THEY HAVE ROACHES! THE ROACHES ARE HUGE, BIGGEST I HAVE EVER SEEN!
When I first moved here I loved it, but it's also my first apartment. The maintenance team is very fast in responding to tickets I put in. Since spring there has been countless bugs in the apartment (ants, earwigs, spiders). We are not dirty and our apartment is very clean and we only eat in the dining area. We also live on the ground floor (probably the source of the bug issue). The problem I have is with the staff in the office. We were late paying our rent and we had to pay a late fee. Granted I get that we were late we have to pay extra which I did not mind at all. We receive an email on the 9th at 2:16 p.m. saying pay by the 9th to avoid court cost on the 10th. So that's exactly what we did. We dropped 2 money orders off around 4:40ish that same day. My boyfriend even asked one of the staff members was this the payment box. On the 10th a court fee was added and our money orders were not processed. I called the 11th which was Saturday to see what was going on and spoke with Crystal who said she would email the manager. Guaranteed manager would call me first thing Monday morning. Monday morning came no call. So I called and spoke with Amy. Amy tells me she didn't check the box on Thursday which was the 9th, and then continues to tell me I need to pay $170 extra (court fee) because they wont process my payments without it. I shouldnt and I WONT pay anything other than what I already paid because I did what I was supposed to do. I went to the rental office and asked Amy about the 9th day policy. She agreed that was there policy but continues to tell me she will see what she could do for me. If your policy is to pay by the 9th to avoid court fee and thats what I did what are you doing for me except abiding by YOUR policy. Like I said I get it I was late paying I paid the $70 late fee, but this extra $170 is ridiculous. I called corporate they have yet to call me back. The staff is friendly when you are contemplating moving in, but once you are in their apartments they show they don't care. She was not empathetic or she did not apologize for not doing her job by getting the money orders out the box and processing them on the 9th. I will not be renewing a lease here. Their customer service sucks. Overall the apartment is okay except the bugs. Maintenance is great. Oh and the walls are thin.
I've been in my apt for 6 months & I absolutely will NOT be renewing my lease. For 2 main issues I've put in 4 seperate maintenance tickets for a simple fix. Needed to call emergency one night, no on answered for over 2 hours. Finally they come to the apt at 1am on a week night & the only fix is to turn my ac off for the night until tomorrow. The maintenance men rarely ever complete your request the first time, no matter how simple & aren't respectful of your place. I've had mud tracked throughout the main living area, a back door that won't lock for 6 months, when fixing my toilet leave the stuff on the top in my floor, leave the AC running all day & leaving my windows open. I needed emergency maintenance on another occassion and was NEVER able to reach someone until the next business day because the office phone wasn't working & the emergency phone # is the exact same as the office, convenient! My office voicemails are never returned the same day no matter how early I leave the message. I was called 3 times to let them in for an issue within 2 mins. I advised they needed to call the other leaseholder before entering as I was out of state. Instead of calling him, they let themselves in the apt & in the bedroom he was SLEEPING in & started to spray paint the ceiling!!!!! Save yourself the HASSLE, this is NOT hassle free living!!!!
The only thing this place has going for them is the location, other than that it is poor. The walls are thin, front desk staff is nosy and rude, and maintenance takes forever to complete a task; even if it is considered an 'emergency'. They also wanted to increase our rent $150 in the lease renewal for no reason. When we confronted the front desk about it, they had no answer even though we talked to them about it earlier in the year and they said the rent increase won't be that big. We decided in the end it would be cheaper to pay a mortgage on a home than pay rent here.
It will be 7 years that I have lived in this apartment complex. I moved here because I can get to work, family, grocery stores, a couple of malls all with 15 mins away. I live in a two bedroom two bath apartment with washer and dryer. I wish I was on the lower level but I still love apartment living. The neighborhood is nice, quiet low crime rate. I wish I had until the 5th of the month to pay my rent but it works out.
15 minutes from the city, 10 minutes from Short Pump shopping center, 2 minutes from Broad Street. Shopping center seconds away complete with Target, Kroger, Food Lion, and many more! This place has a fantastic location! The apartment staff is really nice and make a sincere effort to know and take care of their community. The pools are very clean kept and there are several playgrounds for the little ones. I also have really nice neighbors, everyone here works and just does their own thing. If you want a quiet environment that's pet and family friendly, you should check it out here. P.S. Been here for 8 months, def renewing!!!!
I have been here for 6 years and I was super excited about moving in two bedroom two bath, washing and dryer and 15-20 mins away from everything. Things have gone down hill since Bell took over. Maintenance takes 2 weeks or more weeks to get something fixed. I have seen so many people come and go in this one bldg it's crazy. I can't afford to move. I love the area, the size of my apartment but things aren't the same. The property manager doesn't seem to care but I have to stay.
I haved lived in the same apartment complex for 6 years and I loved it. I can get to work, several groceries stotres, restaurants and malls in less than 20 minutes. No one stays more than a year people come and go so much it's crazy, some don't last 6 months here. With that being said u would think a long time resident would be treated a little better. After Bell property took over things have gone down hill. My wash machine was broken with clothes inside of for two weeks. I had to call 4 times before they did anything. I wanted to move down a floor because of health reasons they told me no. It takes me almost 15 minutes to walk up the stairs since I was late a couple of times in 6 years I couldn't move down one floor when the apartment was empty. It doesn't pay to be a faithful, great tenant. I had things stolen from my apartment it was my fault, their maintenance would never do that. I will I could move. I can say they give out school supplies for kids, have a pool party, that I never take part in. I have even sent three letters to their corporate office and things, I guess they nevdr got delivered. Wish I had better things to say but I don't and I cant afford to move, so I will be here for awhile.
My husband and I do enjoy our apartment. It fits the the two of us perfectly, and we have a really good rent. We are only 15 min from VCU and Short Pump. The maintenance do an outstanding job, you just have to ignore the occasional sass from the front desk staff.
Paper thin walls, county road right in the middle of the property.. lazy maintenance... completely justify the unnecessary yearly rate increase.. Its wonderfull...
