Property Ratings at Villas Antonio Apartment Homes
Upon move-in, we had nothing but problems from the start. The leasing consultant insisted on doing our walk through and didn't note the items we brought up...and there was a lot of things. Most complexes allow you to fill out your own move-in checklist and turn in the same day. Not this place. We brought a ton of different items upon move-in, which were never resolved nor written down. Unfortunately, upon move-out, the leasing consultant was gone so we had no choice but pay for someone else's damage. I'm sorry, shampoo and soap/water doesn't cause erosive tub damage. We saw the damage upon move in and were told that was the look of the tubs. We've had close to 14 apartments in 20 years, from Irvine, Aliso Viejo, Orange, and RSM. And we've never had to pay for damage on an apartment until this place. We had nothing but maintenance problems the entire less than 2 years we were here. Here's a few: - A/C clogged up, water pouring out of ceiling onto floor several times - Air filter was dirty and black upon move in. - Fire alarms constantly broke, maintenance unplugged one of them - Toilets constantly clogging. Maintenance said they were cheap. - Toilet completely broke once, sending water pouring onto floor without stopping. - Cabinet doors ripped out several times. - Stove constantly had burner issues and you could smell black smoke every time they lit. - Fridge froze your food and always made a loud sound - Garage door would not close several times. Constant problems with it. - Mirrors were in poor shape at move-in and were about to rip off the wall. - Spas and pools shut down by the Health Code. I have pictures to prove it. Windows were so paper thin and insulation non-existent, you could smell cigarette and pot smoke in their bedroom every morning, thanks to smokers outside. Inspections happen nearly every month and they are constantly walking in your apartment without permission. Filters were never changed and fire alarms were never fixed Upon move out, you will get nailed for every thing that you failed to report in the move-in checklist. There is no concept of wear and tear. The Assistant Manager even told me that he rarely if ever gives back deposits. He stated most of the residents can expect move-out bills of more than a thousand. I wouldn't recommend this apartment or any apartment complex owned by Western National Property Management to anyone. If you are looking at this place, keep driving! There are better options in the city!
Zero stars. I used to like living here but the new management is rising the rates as high as the nicer properties. This property is not high end, but the opposite which I was fine with when the rent was lower. Spend your money somewhere else. If you have a problem the manager won't care. If you don't follow there crazy rules they will tow your vehicle or make you move. They won't give you any extra time to clean out your garage when you move in. Everything is no exceptions for anyone. You can't have a BBQ on your balcony. You can only park one vehicle inside the complex and there is not much parking on the street at night or the manager will have your vehicle towed. The garage is super small so unless you have a small vehicle it will be really hard to park in. That's why a lot of people don't like to park in there garage. You can't use the community room unless you pay a lot of money. There is no where for kids to play so they play where some people go racing through here in there cars. There are a lot of cigarette smokers and barking dogs. When they repaved the asphalt they didn't seal it so if you don't take your shoes off it will ruin your carpet and the Manager won't care. The manager will act like you are just wasting her time. The appliances, cabnets, thermostat, and fixtures are all like the cheapest stuff left over from the 80's.

Been living here for about 7 years, Ian's I call it home but the rents have been increasing and hate to think that I might have to move and really hope that I can win to stay another year as I can't afford to move as well to stay if the rent goes up again.
My apartment is on the second floor underneath an incredibly loud neighbor. The cabinets are old and the countertops look dirty all the time. The carpet is high. There is a horrible parking problem due to people using their garages as storage. The pool area is nice and so is the clubhouse. It's close to the shopping centers so it's easy to walk over on a nice sunny day.
Villas' antonio is great place to live. Quiet and everyone gets along with everyone. You have beautiful views of the mountains. Close to shops and public transit. Most apartments have spacious patios you can relax and listen to the birds. Full size washer and dryers which alot of apartments don't have. You have it all here in Rancho Santa Margarita. Home sweet home.
