I have a wrong statement from October with a pending balance that I paid I have the paper from Walmart that zi paid unfair charge from rental insurance that I have since the day I moved here. Then I had to pay $180.00 and no review! Becouse is all about the Villas !! What about a gate open 24 hours?

At first glance apartment unit was great but, unscrewed doors, cabinet doors falling off the hinges, toilets not working, roaches, mold on windows, and a non functional thermostat.

Assistant manager is Sundi is very helpful and tries his hardest to get issues resolved. In understanding he can only do so much in his position and the Manager Esther is supposed to step in. She is rude and unapproachable and I should not have to go above her to corporate to get issues resolved .

There was some issues that arose a few times pushing my move in date further then expected. But Marco and property management kept me informed and helped make sure I didn't change my mind and go elsewhere and worked with me to get into an apartment. Coming from a different state I had my dates set amd did loose the job I did have lined up out there but I'm confident I will be able to get something quick. I'm thankful for the overall team effort to get me in. Apartment was freshly painted and everything renovated. I voiced my concerns upon Viewing my apartment first day of move in and it was handled the following day. I couldn't ask for a better property management!

Its disgusting. They lie about everything, I have only been here 30 days. They have a roach problem they can’t seem to address. They renovation for new apartments are rushed and not done properly.

Price point was too good be true as evidenced by the state of the apartment at move in and the fact that my car was broken into a week and half into living there.

I have been a tenant here for just over a week and it has been the absolute worst experience I have ever had with an apartment. I was originally scheduled to move in on the 10th but I was informed the apartment would not be ready on the signed for date and that they needed a few more days to complete the full remodel. I agreed to the revised move in date of the 14th and advised them I would need to hire movers now since I would not have any help so the place had to be ready. I was told that it would be ready as it was just the new appliances missing. On the 14th I arrived to get my keys and I was told the place was still not ready. I informed them that I had a moving company coming with my UBox rental and that they were already on their way. The moving company is required by Uhaul to unload the Ubox and return it that day. The office management team spent 30 minutes insisting they could not give me the keys and that they were unable to provide a location for my personal belonging to be stored. After the movers arrived and I had been standing there over 45 minutes they relented and said they could give me the keys after I signed all new paperwork. Upon moving in to the apartment I found over 50 different issues ranging from paint overspray on every surface and wall, broken closet rod, holes in ceiling from improperly installed fan, unusable towel rods, broken window in second bedroom, major damage on front door and a fridge that did not get cold. I reported these issues to the apartment complex on their damage report and included a document I created with over 40 pictures of the issues and requested the most critical problems to be resolved ASAP. Four days went by and no one contacted me to work on the issues. I then went on to their web portal and created service requests for the most important of these issues. I did not request the cosmetic items to be fixed, just the ones that impact my day to day living (fridge, closet, broken window). Later that day my dryer stopped working after only doing two loads of laundry since I moved in. I also created a service request for this and have heard nothing back. Earlier today my second closet rod ripped out of its improper mounting and I lost use of another closet. I have also seen two roaches in the apartment. Dozens of roaches outside. Dog waste receptacles that are full and covered in flies. On my first morning here I also had grey water inside my toilet from plumbing issues in the building.

Had problems since day 1, nobody is ever available to resolve and front desk always gives the runaround not to mention that any issues take forever to be solved but they’re ready to take your money and charge late fees even when it’s their fault and they are violating your lease

I been living here for 1 year and 2 months now and been having complications with my apartment! I had 5-6 floods in my home my air conditioning went out again for the second time. They keep telling me people are going to come fix it and no one is doing anything. I have mold growing in my base boards and flooring! I suffer with asthma and I have a 3 1/2 year old daughter living with me! Please don’t come live here I was warned in the office when me and my husband were looking to move in by another tenant! This place doesn’t care for the safety for they tenants!

If you love having windows that won’t open, doors with large gaps, noisy neighbors, bugs in your space and maintenance requests that don’t get completed until after you move out, then you will love this place. If you value your sanity, like having working appliances and a tub that doesn’t sink when you soak then don’t move here. This is not a place that cares about its tenants or wants to provide a safe, comfortable living environment for you beyond the state minimum. Code enforcement and police presence is a frequent occurrence here. The whole office needs to be replaced especially the property manager. Save yourself and move somewhere else.

My wife and I lived area for 3 years now and drive by it daily. I've always wanted to stop just to see but wasn't too serious because I was in lease at another complex. Our current lease is over in a few months and finally took a tour of Villas and boy were we impressed! The lady in front is really knowledgeable and is great at what she does. We would recommend this complex to anybody and look forward to calling Villas home!

Just wanted to give a BIG shout out to the team at Villas @ 6300! My move in was a bit stressful as any move. My apartment looked amazing expect for a light bulb that out. I let the office know and within an hour the light was replaced Thank you to the Villas @ 6300 team. Keep up the great work!

The management doesnt care about the tenants they only want money and they never answer maintenance requests. They put any rent amount on your portal and they simply dont care they just want money. Ive lived here for two years and they haven’t answered any of my maintenance requests the pool has only been open for 5 days in two years of me living here and they remodeled the office and the areas around it but not the actual apartments yet the rent is increasing every year. Overall DO NOT MOVE HERE SAVE YOURSELF THE TROUBLE

This Corporation because that's what it is they do not care about the tenants concerns, over 5 + days wait time for maintenance orders it is always a major Plumbing problem where the water is shut off with little to NO notice they never answer their phones but pay your rent late by one day and see what happens, steer clear of this place they just want your money. They don't handle tenant concerns they tell you called the police or nod their head in agreeance with you but still do nothing I'm out of here. 3 years I've had enough.

It is the worst community I have lived in. The communication is WORSE than Poor, it just didnt have another worse action. Lets not even get to the apartment because its a VERY LONG list of COMPLAINTS. And their website of work orders has been down for so long, its just HORRIBLE And the so call assistant manager doesnt even know how to do her job right. But anyways I DO NOT recommend it here at all.

HORRIBLE PLACE! Water constantly turned off without notice, they ignore your requests or take forever, the pool is small, there’s only one AND IT’S ALWAYS CLOSED DOWN, they did not check and just GAVE AWAY ALL OF OUR STUFF IN OUR GARAGE, thinking we moved, when we hadn’t and by law, you can’t do that for 30 days, anyways….but we weren’t and hadn’t moved and had no complaints, we’re in great standing!! The police are always here and the residents are so loud and disrespectful, don’t watch their kids and trash the place! They also advertise it’s a different neighborhood than it’s in. Bugs, too!

My overall stay since I've moved in has been good it would be great if my AC actually got cold. Other than that it's very quiet and everyone stay to themselves.

Roaches and very bad maintenance! Office never answers the phone. Grounds not kept up. Our dryer has been out since August 27, 2021! We pay for a full size washer and dryer! It’s horrible here! They should be considered slum lords! Nothing was as promised from the tour or in the model. As a Disabled Veteran I am ashamed I moved here with my 87 year old Father who I take care of who is also an Disabled Veteran. They do not even appreciate Veterans or Active Duty Military. No move in discounts, no thank you for your service, nothing! But yet we had to provide our DD Form 214 or VA Letter stating we were Veterans when we applied. For what? Nothing was offered to us. Just sad. DO NOT MOVE HERE! I am considering breaking my lease to find somewhere better! There is definitely better apartments out here than this. Do not waste your time or money!

Do NOT move here! They can never fix anything in a timely manner or the first time because the company is too cheap to repair things properly or replace them when it's clear it needs to be replaced. The company will make they try to fix it tons before replacing it and in that time it can be many months.

When we first moved here I loved it. It’s been recently where everything turned for the worst. My washer and sink were broken for over a month. I kept coming to the office about they kept saying the same thing but nothing changed. It took them over 2 months to come fix the washer and the sink. This is the best part tho the water was turned off so they could not fix the washer. The guy said he would come back still has yet to come back. They turn the water off on you out of no where with no Warning. There is bugs all over the place. There are kids unsupervised running in the streets at all times. They would run right in front of your car. No one picks up after there pets. They have assigned parking here but that doesn’t matter my spot has been taken so many times maybe the tow truck would come but it never does. I would to stay but I’m not sure if I can

DO NOT MOVE HERE! The office is terrible at answering the phone and getting anything done right the first time. The apartments have roaches EVERYWHERE and this is the most unprofessional establishment Ive ever dealt with. Save yourself the headache and live literally anywhere else.

Villas is a disgusting community to live in they are raising up rent to really expensive prices but they don't want to fix up people apartments correctly. There is broken things in the apartments they don't care. They are infestation of Roaches everywhere. I rather find a good reasonable clean community

The management team cannot communicate. When we filled out our application, we were told the rent was one price, and then the next day, they told us it would be $300 more than what they originally told us. We have had our water turned off without them telling us. We have had our bathroom flood and they don't tell you when they will fix it. They were supposed to fix our counters and two days in a row, no one came by to fix them. Then management showed up at our door 7 am unannounced to fix the counters. The property is not well kept; there is glass, trash, dog waste, roaches, stray cats. The apartment itself is not horrible, but management makes it really difficult to like living here.

Amazing property, the new staff and ownership have turned this community into what it should have been. The new amenities are stunning and the new office is beautiful. The office staff is always willing to help and maintenance is friendly.

I have had nothing but bad experiences since greystar took over. I would not recommend anyone staying here. The previous maintenance people were more efficient. Overgrown tree branches hanging low over the sidewalk! There are roaches EVERYWHERE outside of my apartment, at night! Glass all over the parking lot! Garbage everywhere! Unsupervised kids throwing rocks and stealing from my son! Lack of communication from front office! And FEES, FEES, FEES! This is the worst community I have lived in by far!

I have been a resident here for several years and am a travel RN. As we all know with COVID my job was effected as well as far as cancelled contracts because nobody wanted strange nurses in their facilities. I stress so much about having a place to come home to. I have found solace in knowing that Greystar has always worked with me and my unique job situation so I have a safe place to come home to in between nursing contracts.

I love the environment here and the staff is friendly and always there to listen to your concerns. Especially Bryan!!! Maintenance is quick to fix anything that comes up, Manny and the guys are great!!!!

Do not move here! Cannot reach emergency maintenance, leasing staff is very rude at times, apartment was not ready for my family and I to move in. Was not like the model indicated it would be. Was not sanitized in either bathrooms or apartment in general. Roach infested have to have pest maintenance come out every week. This was very embarrassing moving in with movers having to kill roaches and my fiancé. Grounds are not kept up. Someone broke a beer bottle I. The parking lot in front of my assigned parking spot and I ended up having to clean it up so I could park my car. As maintenance just kept riding past it in the golf carts. Theres no bags for the dog areas. Walls are paper thin. People that stay above kids run back and fourth all day and night at all times hard to sleep. This place is horrible! Do not move here! They just want your money!

Amazing staff and maintenance team! They are always willing to help you out when in need. They have turned this place around completely and they have added a beautiful hammock area along with a BBQ area with a mini golf area. The newly done dog park is great as well! The fitness center is something I use all the time and they sanitize is frequently which is huge because of the pandemic.

I moved in the villa @ 6300 4/30/21. After I moved in my daughter started reading the review's and they were not good. But I must say I have no complaints. My unit is completely updated and everything work's fine. Ther os alway's management onsite 7 day's a week unitl 6pm. I love my new home

Living at the Villas @ 6300 has been a challenge. Our apt was not ready as advised, we had to change the apartment, which had a better location within the complex, but was not upgraded as the other unit would have been. In result, we had numerous of problems with this unit. We have had to have our carpet replaced due to the putrid urine smell it emitted, living room window seal was broken, the HVAC would continuously blow out cool air after a day of being fixed, the list could go longer unfortunately. On the bright side, after they have changed management, we have had most of our maintenance issues resolved and with swiftness and all employees have been very nice.

I just want to say the management of these apts is excellent I had some concerns about my apt. And they where quickly addressed. Sarah is an excellent manager and I appreciate her help. Gloria is my leasing agent and she made sure I was happy. All I want is for my concerns to be addressed and they where and I think I am going to be happy here. The Maintenance man James was also very helpful. Thank you to all of you. I appreciate your professionalism.
I would give 0 stars ???? DO NOT MOVE HERE!! These apartments are the worse!! We had problems since the beginning.. Gloria I believe her name is.. gave us a disabled unit with out our knowledge so bathroom had no door and missing/lower cabinets , gate always broken, lots of spiders!! , people always park in our spot .. my family came down from California to visit & they were not allowed to get in the pool because they weren't on the lease! Price on rent goes up! Neighborhood is really bad! I found a crack pipe on my patio once... Can't wait to leave these apartments.
These apartments dont even look like this. And the management is very rude after the 3rd month. Horrible maintenance and horrible neighborhood. Save yourself the money and time. No walk through and only one house key, I honestly regret being here. By the way, they only keep one gate open in the morning and beware of people breaking into your mailbox
