Property Ratings at Villas at Bandera
Don’t move here, it’s a waste of money and time off your life having to deal with everything here. Bugs won’t ever go away, no matter how many times you call the exterminator. Fire alarm goes off randomly and even when you just turn your oven or stove on. They turn off the buildings water at least once a month and only tell you a day or two before and never do it the times they tell you it’ll be shut off. Maintenance will not come quick when you have an emergency, it’ll probably take a couple days, with having to call the office that you made a maintenance order. If you do call the office, you most likely will get the 2 people that answer the phone who do not work in the office and all they will do is make a maintenance order for you. Our AC stopped working so I called the office to send maintenance over because I knew an order on the app would not get them here. I was told maintenance would get to our place before they leave. Surprise when they never came and were closed the next day. I called again on a Sunday because water started to leak and was told on the phone that maintenance would come because it was an emergency. All I got was a call to turn off my AC and wait until the next day for them to come, while we sit in our 80 degree apartment for 2 days straight. Along with the AC not working, we were sent an email at the beginning of summer to not keep our thermostat no more than 20 degrees below the outside temperature unless we want the risk of having damage to our unit. Barely any parking and they will not have garages available ever because maintenance has a garage at almost every single building and people who do not live in your building can get a garage in front of your building. Gates are barley closed and mail boxes are sometimes remained opened by mailman.
Pros/cons of living at this place. Pros -nothing. Cons: your “ready” unit comes with moldy vents, when reported Miss. Heather said that was my roommates and I problem and that we had to clean it up. -A/C can not be under 80 degrees unless you want it to break almost 5 times a week. -top counters start peeling if you clean it with wipes to sanitize. -Get taken off the lease halfway through your lease because other ppl can make changes without your permission! -when wanting to talk to a higher up the receptionists tell you, “you can’t because no one here is above Heather” -make your profile inactive when they want if another person tells them to. -no communication at all. - Manager is always out because of “emergencies” -receptionists never answer the phone. -send flyers out to your apartment that inform you that you can get $100 off your rent if you leave an honest review, yet they never give you those $100 off of rent. Please save your money!
I've lived here for only 3 months and have started looking elsewhere. This complex is so dirty, there was mold in my "ready" unit in BOTH bathrooms all over the toilet tank. Food was thrown in the kitchen behind the stove and under cabinets when we moved in. The office is very inconsiderate. Please disregard how cheap the price is, you get what you pay for. My roommate and I spent our first week in our "new" apartment ingesting mold and rotten food that we had to clean because the manager didn't thoroughly inspect the unit. Many other tenants (if not all) also have mold issues. This doesn't include the rats you hear scratching in the ceilings and walls.

Don't move in here. There is dog poop and trash everywhere. All the amenities are false advertisement. The gym equipment looks like crap they found by a dumpster. The pool is tiny and weird shaped so it is easily crowded. The dog park is a complete mess. They put landscaping cloth down and it all got ripped up and is now exposed and just looks like crap. I have never seen anyone use that dog park. The parking is a mess. There is no assigned parking and it is not spaced out for all the buildings evenly. Some building only have a handful of spots so if there is anyone with an extra car at that building someone else is going to have to park 3 buildings down. I park 3 buildings down pretty often. My neighbor has 3 cars, and 2 permanently sit in front of our building and he is totally in the right to do that according to apartment policy of which there is none. The staff failed all expectations. The community managers misled me about my lease which forced me to move out earlier than I intended. I've been double charged for rent and then charged a late fee when I didn't pay the extra amount that they mistakenly added. An employee entered my apartment on one occasion without giving me prior notice and without any explanation as to why they did that. When I tried to complain about that event to management I was completely ignored. Management does not care about me or any of the residents. I have lived here for 15 months and they still don't know my name and believe me we have had some memorable interactions. I lived in a place once where the apartment manager knew my cats name which I had mentioned only once when I first moved in. The managers here are not qualified at all for their jobs. If you are looking for a place to live, then you are looking for a home. You deserve to live somewhere where you are valued and respected. This is not that place. Keep looking. This place needs change in management.

Current resident. Was offered a promotion and then told that it didn’t apply because the terms were changed before the lease was signed. Was told not to worry that it wasn’t in the lease because it would still apply and now I owe $400 that I was told would be taken off due to promotion.

This place is absolutely horrible. The cover their black mold issues by painting over it. Jus last week, they had a tenant living in her car due to the extreme black mold build up and was informing every person looking for a new home about it to avoid them making the same mistake. I promise you, you will get a place here easy and feel happy at first but then leave your lease wanting to get a lawyer involved. Office staff is beyond irresponsible and act like children when issues come up. That trash valet is a joke and waste of 30 dollars. Hear my warning, a motel 6 is better then here
If you are looking for just a place to sleep, you found it. Four managers in two years. Fridge has froze up twice losing all my food twice. They have opened packages sent to me in their office. The gates are always broken and seeing someones cars on blocks in the morning was a little unsettling.
Do not move this apartments are horrible, I leave there for 3 years every thing inside of the apartment is chip plus is hole in the wall behind the refrigerator and stove I had rats coming in to the apartment when I was there , I told the manager and they don’t really care plus they will keep you deposit even when you return the apartment in good condition they will come up with something just to keep you deposit the manager Kristin it’s joke and the maintenance the worse don’t waste you money here in top of this everything here is old , they charge to much for the apartment and the carpet it’s to old all the employees are joke .. I won’t never recommend to my friends or family to move in here ..
Everything breaks ! Carpets are old and gross from day 1. Nothing is luxurious at these “luxury apartments” . Management constantly changes. Overpriced property
Moved here 3 months ago. Absolutely adore Lichelle she has been so helpful and nice since we came to view the apartment. We love the high ceilings and spacious apartment. Maintenance could use a little upgrade but other than that we love it here.
I have been living at Villa at bandera for about 1 year now. The leasing office staff have always been very nice and helpful. My apartment is very cozy and spacious. Vanessa P.
Great affordable place to live. All residents are considerate and I haven’t had a single problem in 1.5 years. Staff is friendly and understanding when issues arrive. Conveniently located on bandera road near plenty of markets.
Lived here for 2 years now and the experience has been great. Have not had any issues with noise very peaceful property. Any maintenance issues are completed with in reasonable amount of time. Staff is very friendly and ready to work with you and any needs we have.
My wife and I have lived here for the last three years and have thoroughly enjoyed our stay. The layouts are appealing, the complex is quiet and the staff is personable. The few times we've had any maintenance issues the issues were resolved in an efficient and timely manner. We couldn't be happier with our home!
I am so happy I moved here. Very quiet complex. Schools and shops all close by. Great place to live
Villas at Bandera is a very nice apartment complex. Rents are reasonable, and the facility is kept in excellent condition. The two on-site property managers, Jessica and Pamela, do a great job of staying on top of everything. Jessica has been especially helpful. Our apartment is comfortable and quiet, and the other residents are pretty friendly. There's a very nice pool and a spacious fitness center. I've been using it almost every day, and it's never crowded. I never have to wait to use a machine I want to use.
Oh my gosh! 4 days ago a new resident came to live at the apartment complex. He is mentally ill and living above our apartment, and he keeps making a lot of noise. Yelling, scratching the walls loudly, jumping around and shaking the whole apartment this has been going on since day one and nobody can get any sleep because of how incredibly loud it is. Its pretty scary actually because he is mentally ill and doesnt really understand what he is doing and could cause harm to the people around him and in the compex. He could easily walk out of the apartment and be a harm to other people. I understand that people have their problems, but when you cause this much chaos you should be getting some help. We went to the office, and they told us they will put him in a different apartment building on the first floor in two months. I dont know how i can live through this one day, but she told us we have to wait two months. We called the police and they could not do anything, and the office does not want to do anything. This is not something I would want to come home to, and everyday I dread coming home.

I checked many apartments before I moved in, and it turned out to be a great decision. The manager Heather was very friendly and helpful; all my apartment problems were resolved quickly. Though the building is very new, it is maintained very well, and has almost all the facilities you need. From the building maintenance, you can see the managers' efforts; they treat the apartments as their own homes.
I am so happy here! Great location to pretty much everything, amenities are amazing, and the property is very well maintained. Also, the staff is always so on top of it! They respond to emails quickly and I have rarely had to wait more than 10 mins when dropping into the office with questions or concerns. They can pretty much help you with anything (about amenities, parking spaces, etc.)
As a resident who lived here before the new owners, there's nothing great about them. Our apartments have not seen any upgrades or modifications to the old, out of date appliances. All they care about is renovating and renting new apartments out. Since I moved in 2015, I have put a work orders in monthly and it takes about a month to get resolved. Stove doesn't work, water heater goes out, power outages, mold in restroom. I am counting down the days to get out of here. Paying $900? Go across the street to newer more maintained complex.

The place is starting to look nice. Heather is a great manager, and does a great job trying to get the right people in this community. The people here are very friendly, and helpful. A complete stranger even helped my husband, and I get our new TV stand upstairs. Maintenance works very hard to make apartments available, and up to the future residents standards. The carpet guy did an amazing job cleaning our carpet, and making it look brand new. The owner does a great job checking on place, and letting his staff know the future plans. My 3 year old loves the park here, and never wants to leave when it's time to go. This place has been heaven compared to other places I have lived, and seen. Very spacious apartments.
I've been living here for nearly 2 years now and there has been improvements with the staff and general appearance of the place. Though, most of the time it's a complete pain when you need maintenance on something because they either take awhile to get to it or they don't do it right the first time. They seem to struggle with keeping the pool consistently clean. I've observed over flowing trash often and foggy pool water. I'm not sure if this happens everywhere, but I find it to be extremely obnoxious to have to hear leaf blowers and other lawn equipment starting as early as 8am or 9am on some days. The last place I lived didn't use noisy lawn equipment until 12pm and later. My last complaint would be that they only focused on making the front by the office look nice and haven't necessarily bothered with the rest. It's all dirt and no grass. As far as the apartments themselves go they are spacious and have big windows which is a nice addition. Since we've lived here stuff has a tendency to break easily, but I'm sure with the updated apartments those issues would either not occur or occur less.

I do have to say since the property has been sold recently there have been some updates, to the front of the property. To the pool area and the dog park. As far as the complex in general I continue to see the decline. There are no working sprinklers thus no grass other than at the office area where there are sprinklers. We do not have a officer/security person at all. Recently there was a person going car to car attempting to break into cars and when the after hours line was called we were informed there was no patrol and to call 911. Getting maintenance is almost impossible ( I have personal knowledge of this waiting months so far for issues that should be considered important). I could go on and on however I strongly suggest viewing the property inside the gates beyond the office to verify the decline (the gates are always open so you can access the property anytime)

We moved here back in August and the day after we moved in, the complex was sold to a new owner and all the office staff changed. I had seen bad reviews online about this place, but I have to say that we have enjoyed our time here very much and feel it is a very safe and convenient side of town. The new office staff has been very helpful and although I had seen complaints about maintenance, we have had absolutely no trouble getting maintenance when we need it. Just last week, they replaced our oven when we asked. The maintenance workers have been on top of things for us! The complex has recently undergone improvements to all the exteriors, fitness center (very new and nice equipment) and pool area. They have been landscaping the front and just making overall improvements. I believe they are now renovating the unoccupied units. The only thing that bothered me is that the old office manager was not very clear on the exact amount we would pay each month for rent, water, trash and pest control. However, she is no longer working here and I do believe the new office staff will be clear with new tenants on that. Overall, we are happy here!
I have been at this complex since 2012. The new upgrades have made a big difference. The new paint and fresh flowers make gave the apartments a great new look. I have two dogs and they love the new and improved dog park almost as much as I do. The new staff is also very friendly. I continue to enjoy my apartment daily!!
First came to the complex a little over a year ago, and there have been some great improvements. Fresh paint all around, new greenery, and modernized main office. Maintenance all around has improved since work orders placed before would take weeks, and now multiple changes were completed within a couple days. The new staff are friendly and attentive. Location has always been a plus.
My wife and I have lived here for almost three years, we've always loved the fact that it is a very calm area. There is hardly any noise and our neighbors have always been very pleasant. When management changed,we considered relocating, but we saw all the improvements and renovations that were being made and decided to stay. Staff is very friendly the renovations are great. All in all, we are quite satisfied with Villas at Bandera and won't be moving anytime soon.
I've been here for almost 3 years now and I have 0 complaints. The staff is very friendly and always delivers excellent customer service. I'm very happy with the new upgrades and always feel right at home.
We have been living here for 3 years and have gone thru management and owner changes twice. We were about ready to leave when the new owners came in. I can honestly say the new owners are doing a fantastic job with all the renovations and playing catch up on all the backed up maintenance requests. The upgrades they are making all thru out the property are great! The property is looking really good and the changes they are making to the apartments are fantastic. The hard wood floors and black appliances really update the apartments. They have all new office staff and they are amazing. Very courteous and polite. I can't wait to see the apartments when they are completely finished with all the upgrades. I'm so glad the new owners came in when they did. We love living here now!
Been living here for two years the new management is great and the renovations to the property are great and makes the complex look more modern and updated compared to its old outdated look. I live in an upgraded apt and I love the flooring and light fixtures.
Been here over a year and have had no issues what so ever with maintenance, the staff, payment issues, or the residents. Everyone seems to be peaceful and quiet here. Although there are lots of renovations going on, so the amount of casual noise or random area maintance is understandable. Would definitely recommend.
I was very dissapointed when I signed my lease this year under the new management. I was misled regarding what my new rent amount would be, due to the trash valet (that I hate) and the pest control costs. These amounts were disclosed to me before (previous years) and they were included in the rent amount on my lease.. These same costs were NOT disclosed to me and they were separate charges now and that my rent would not be going up as stated on the Renewal Notice but in fact $30.00 more for trash and $3.00 more for pest control.. Not Happy!!!!
When I first moved into this apartment it was under silver rock and my lease was to move in September when I applied was in July. I paid the move in fees got my Keyes to the apartment it looked like no one even cleaned this place up. There was a hole in the celeing, carpet still had stains, the 2nd bathroom the towel rack came out of the wall, when we pulled on the cabinets to look through them the wood came off, the bath tub still had mold everywhere, there was tape on all of the sprinklers just in case of a fire, all of the wood in the cabinets have water damage, it took them a whole month to fix the celeing . The bathroom just got fixed in Feb. This place has been a nightmare since I've moved in I stay for rental history I had none. So far with the new rental manager and staff we have had no issues once they explained the back up from the previous property manger and on going issues we were okay and understood that they were fixing everything from the previous owner and had over 300 maintenance work orders not even touched on top of this company trying to renavate these apartments at the same time.

I wished every day that passes fast to be completed this year this contract is the worst of the worst, neglected apartments no security, children at risk; all the time you change manager and staff, no one knows and no one to talk to solve anything; they just want the money the 1st of each month

I have resided here for the past 2 years. When we first moved in, the carpet was in the worst condition ever, black and ripping in areas of high traffic. However, they would not install new carpeting. We stayed only because we needed the space. My fiancé, teenaged daughter, toddler, and I have been though a lot including tiles falling off in the master bath and mold that took almost a year to get repaired and "remediated" (not really remediation if done in less than 5 minutes). We experienced garage problems in which car was locked in. Over 9 hours later, they finally got it out by breaking the manual lock on the unit, which was never fixed after multiple reminders. Because of their negligence, our unit was broken into and almost $1000 worth of property was stolen. Getting them to hold themselves responsible for any of their negligence is impossible. It took over a month for them to fix the porch light. It took over a month for them to even become interested in fixing a pipe leak that I found on the property. The maintenance staff, yet again, did not know what they were doing and began digging without turning off the water first. The broke the line even worse than what it was and tried to call it a "leak". We filmed the catastrophe as evidence of negligence and incompetence (everyone knows to turn off water before you dig around). Rather than have professional plumbers solve the problem, the regular maintenance staff was assigned the task and they are way in over their heads. We have had no water all day. I couldn't give my baby a bath or feed her a bottle (which I reminded the office staff and workers of our NEED for water). This is all happening on the weekend of my teenager's birthday party and sleepover which has now been cancelled due to this problem that should have been fixed over a month ago and could have been avoided becoming the catastrophe it is by simply calling a professional to take care of it. They'll spend a thousand dollars on flags that say "leasing office", but I guess since the plumbing is not a "real" problem, they won't spend the money on it. When I called to share my complaints with the management, I was told that "It's not my job to listen to your complaints!" (Pretty sure a manger's supposed to do that.) We cannot wait to leave this place when our lease is over! Even my teenager wants to go up to the office to give them a piece of her mind. It says a lot when a teenager has to tell you how to do your job!
Cant wait until my lease is over. Maintenance is horrible, work orders take forever to get completed, management overlooks the fact that it can take months for maintenance to fix things...they always have new maintenance staff or temps and this makes very uncomfortable. New management now hopefully things will change.
