I enjoyed my experience at Abbington Hills! It’s kind of out the way (15 mins from downtown) but still has restaurants nearby and a good 15/20 mins at most from anywhere you need to go in RVA. The appliances aren’t the newest in terms of W/D, bathroom appliances and some lights but my kitchen appliances are up to date and nice. That being said the inside isn’t super flashy/amazing nor modern looking, some things are obviously painted over a few times and dusty but not unclean. I had no issues with bugs just slugs outside. Be alert and careful of crime in the area but I go on walks with my cat frequently during the day with no issue and plenty of kids play outside and people run/ride bikes in the area. Leasing office staff are responsive and work orders usually get completed within a week. For the square footage, price, amenities + no issues with staff/bugs/residents I would say this is a quality place to live. I hope this helps!
Right when we moved in first day door was broken and would not close, they already did the walk through saying everything was good. Carpet was peeling up, stables everywhere. Car break ins, someone tried to enter without permission. (Very creepy guy claiming to be with Verizon). Windows had no seal causing A/C and heat to over work. A/C broke and freezer broke. Sliding closet door fell off multiple times. Leasing officer was extremely disrespectful multiple times. We also had a cad towed due to a leasing office mistake. They refused pay fee. They also refused to pay to replace any lost food when the freezer broke and would not send out anyone to fix it.

Within a month of living here we’ve already dealt with a flea infestation that the property manager insists we caused, broken water pipes that resulted in flooding, staples sticking out of the carpet, no a/c during a heatwave (we submitted a maintenance request as soon as we realized it wasn’t working and they closed the ticket without ever coming to investigate the issue or even telling us it was being closed), car break-ins, and cars being towed due to the leasing office providing faulty stickers that constantly fall off the car. The property manager also deflects any responsibly and makes it a point to actively avoid answering questions where she knows she is in the wrong so you never get actually solutions for any concerns that you voice.

I notified the apartment and I received no move-out directions until calling several times and emailing the office until 2/27. At that time, I requested an inspection on 3/6 which Abbington Hills manager mistakenly conducted on 3/13 and stated that I was present for it and working from home (I was not home- I don't work remotely). On 3/21, I sent a written offer to schedule professional cleaning services for my unit as has been requested by previous landlords and received no response. On 3/22, I completed my move-out and stopped by the front-office to ensure items were in order. On 4/12, I received a bill from Weinstein stating that I owed $800+ for worn carpet and pest control. They admitted that their request for Pest control was incorrect by $100 and modified it only after inquiry. Their claim was that the "carpet was worn all over the home" from simply living and having sitting furniture as a tenant for 2 years and that gnats were present throughout the home possibly from all the plants I had in the unit downstairs (I did even keep any plants downstairs). I requested their evidence of the "damage" they are claiming which shows no gnats or wearing of the carpet. After living in 4 complexes over the last few years in RVA, this is by far the worst mismanaged move-out experience I've ever had in my opinion. I won't be recommending anyone else to live here as I've done in the past.

If you enjoy random maintenance workers coming into your home unannounced, disorganized staff with high turn overs, and unfair charges - this is the place for you!

Worst place to stay. They do not care about their tenants. The apartments are old. A/C goes out every summer and leaks. 24 hour maintenance… JOKE! there is none unless you act like a fool and show them that your pissed. I will not be renewing my lease. Plus they raise your rent $150-250 every year and blame it on the market value. So many better places to live at than this dump!

They don’t power wash the back of the neighborhood so it’s spiderwebs & big American roaches! You can’t even leave your window or patio open & the bugs will come from under the door! So sad this is the first

If you like mystery and excitement, this is the place for you! Will the heat work today? Who knows! What is causing the explosions in the complex? Why are the police here? There was recently a cooking fire that burned an apartment all the way to the ground. The neighboring apartments sustained water damage. I have lived here since 2019. At first I really liked it here, so much that I moved into a bigger apartment within the same complex. I liked that the staff were easy to get a hold of and that maintenace always came quickly. We are required to have $100,000 in renter's insurance. Rent does not include any utilities. We are not on the bus line and there's not enough parking. The staff is friendly and maintenance responds promptly, and I like that there's an in-unit washer and dryer. I've never had problems with the neighbors or with anyone's pets (although I can hear the neighbors in the nearby apartments). Despite all of this, they are raising our rent by almost 20%. I hope this review prevents others from moving into this dangerous place.

Whatever you do, do not move into the very back row of apartments. My apartment has had frequent plumbing issues causing the downstairs bathroom to constantly flood. There has been no investigation into why. Also my downstairs neighbors are constantly smoking marijuana and it causes my entire living space to smell like it. I’ve brought it up to the leasing office and they said “well it’s legal - nothing we can do!” I’m moving out in a couple months when my lease is up and couldn’t be happier!

I have been living here for 4 months now, and I’m absolutely LOVING IT!! The management and maintenance team is great!! I’ve had one small problem, it was fixed the same day! This is my first time living on my own and Abbington Hills has made it easy as can be! I look forward to many years here!!

It’s been a week since our move in and so far not impressed at all. Service tickets are marked completed when they are still unresolved. All the appliances required service tickets and are still outstanding. BUGS BUGS and have to wait 20 days for exterminator!!! Should’ve been clean before I moved in. UNEXCEPTABLE Food spoiled in refrigerator because there’s water leaking. Stove is old, I spent a half day scrubbing the filth out of it. The community is dated and not well maintained. Paint is peeling, siding is damaged, handrails are rusty and dog poop station and trash containers are poorly serviced so trash and poop bags overflow. The walls are paper thin so you hear your neighbor’s conversations, tv and cabinets opening, etc., admittedly it may be due to the fact that the AC is SO LOUD you have to yell to be heard and crank up the volume on the TV to hear it. Appliances are very outdated, walls, cabinets and faucets are in desperate need of overhaul. Bathroom faucets are used on the kitchen sink, countertops are painted, cabinets painted on top of laminate and in some areas they used latex paint on top of oil based paint so It peels off when you try to scrub off the grease and grime that remains from previous tenants. While 2nd floor laundry is convenient it’s unusable unless you enjoy the dryer venting,, back into the apartment making it unbearably hot and humid from either improper installation or poor maintenance. It’s so bad I have not been able to sleep in the bedroom yet because of the heat. The windows and doors are poorly insulated so heat radiates into the unit. In the afternoon you cannot open the door or mailbox without burning your hand because of the heat. I reported bugs at move in and the exterminator has not shown up yet so the bugs have multiples ten fold in the week. It’s a disgusting challenge to prepare a meal while chasing bugs away from your food Overall I would not recommend this community.

Abbington Hills has the BEST office and maintenance staff and I love how pet friendly the community is! I've been here for three years now it truly is home :-)

We have been living here for about 7 months. We really like our floor plan. Our dog loves Candace so much, that she will walk across the hardwood floors to see her.

Abington Hills is the best apartment complex I have lived in. There is a fitness center, a pool, and is dog friendly. The rent is very reasonable! We are kept up to date on any issues in the complex, such as lost dogs, or any problems with persons who do not reside here. We get anew email with what we owe in rent with all the listed charges and what they are for, such as trash removal every month. I love it here.

This is a very nice community with friendly neighbors all around. The staff are phenomenal! They really show that they care about the community. We have frequent events for pets, fitness and even a summer luau! It's located minutes away from local shops and entertainment. They also have washer/dryer in 1 bedroom units. The 2 bedrooms don't have washer/dryer in unit but they are conveniently located near the laundry center. And the 2 bedrooms also come with sunken living rooms. I was pleasantly surprised by how the maintenance staff responds fast on work orders. And the price is very affordable.
I looked at a lot of places and Abbington Hills was the most welcoming leasing office of all! They had an available unit in less than a week and the paperwork and move-in process was very smooth. The unit was freshly cleaned and painted. I enjoy living here; the pool and fitness center are great, the maintenance requests are handled quickly and I have always felt very safe. The only issues I have (not complaints) are the squeaky floors, being able to hear the water draining in my neighbor's unit, and the occasional loud revving engine noises in the parking lot at night.
