When Cordova began around 1830, it was a small farming village on the east side of Memphis. Today, it's still on the east side, but much of the town has been annexed by Memphis. Cordova begins on the east side of Shelby Farms Park and follows I-40 east to about Fisherville. The Wolf River runs along the south side. Shelby Farms Park provides a terrific outdoor space, covering 4,500 acres and including bicycle and horseback riding trails, playgrounds, lakes and the river for fishing, the Shelby Farms Dog Park, and the Go Ape adventure center.
Ideally located, Cordova is fast-growing due to its natural beauty and its proximity to Downtown Memphis. Cordova pairs historic sites such as the Walter Granville Allen House and Sangie Cemetery with modern amenities and convenient shops and restaurants. Popular destinations include the Cordova International Farmer's Market, the Cordova Bowling Center, and the de Cordova Museum.

Property Ratings at Villas at Cordova
I’ve lived here for 10 months now and I really like it. It’s nice, I feel safe, my unit is in a great location and for my first place in Memphis, it’s really good. My biggest issue though is that I’m paying about $100+ more than the original lease I signed. The agent I signed with is no longer working at the complex but I was under the impression that since W/D would be in every unit, it would be included in the rent. At the time, my unit did not have a washer and dryer, but I was assured that my rent would not go up once a washer and dryer was put in because every unit would have one and it was just gonna be part of rent. Four months later after I moved in and I finally got a washer and dryer, I started getting billed monthly For washer and dryer rentals and all I was told was “sorry for the confusion but this is how it is.” The same thing goes for an Internet package service that they offer and you can’t get out of it so I’m paying 60 extra bucks a month or something that I don’t use except Internet but they have like all this media stuff where you can get cable this and the other, but you can’t opt out. Another issue that I found is that there is very little communication from the front office to everybody. During the earlier parts of the year, there were periods of time where we had no water because of the winter storms this that or the other, but we were never alerted that there was no water, we were never alerted that there were going to be periods where the water was shut off, we were never alerted that the water was going to be back on. And occasionally, when I’ve been here, my water has just gone out for no reason and then comes back on several hours later, but there has been no communication as to why or what happened. The only time I’ve ever gotten calls from the front office is when I didn’t know that I was going to be charged for the washer and dryer and I hadn’t paid it and they were asking me to pay it, or when I’ve called several times asking questions for clarification on why I’m being charged for this and the other and then they finally get back to me. So those are the biggest issues that I’ve had, however, everything else has been pretty good. I think the biggest part that keeps me saying is that the maintenance guys are the nicest people around. They’re very helpful and even if you see her on our property, they’re just very kind.
apartments will eventually be raided with roaches! There is fee for every little thing! Apartment will fall apart before your lease is up! I wouldn't recommend this apartment to a homeless person on the streets.
staff is rude and lies to you about new appliances. broken gate they lie about getting fixed. no working air. have been trying to get my money back for months now and they won’t help. finally got in touch with building manager he’s told me the same thing then stopped answering my calls. don’t waste your time or money.
They Never fix anything and staff attitude are horrible and very unprofessional
The office employees were never rude and were helpful with deliveries. Only 2 maintenance requests, both fixed within a day. I needed to begin my relocation for work prior to the end of the lease, they were very understanding and gave my great options.
I have lived at the villas for 4 years. When I first moved in, I had just lost my job. The leasing manager Samantha, worked with me until I was able to get a job. Not only was I renting but my sister moved in with me once she enrolled at Baptist College. So I was now taking care of my little sister. Samantha was amazing the entire 4 months I was without a job. The Villas is a great place to live. I have not had any issues so far even with the new management I am still a satisfied customer. I am grateful to have an awesome place to live.
I have lived in the Villas of Cordova for 3 years. The grounds are very clean and the neighbors are quiet for the most part. The maintenance crew are very attentive to our needs. The turnaround time is great. Our new property manager isn't the friendliest person you'd like to meet, but hey, he's not living in your apartment either.
I love my apartment. It located near everything that a single man needs. Its also quiet and gated, so you can avoid pop up guest. It has a pool and a workout area which is cool. The price for my rent is a little expensive but you get what you pay for. I like the fact that when I need something repaired they work fast to get it done.
