We’ve just moved in and I have to say the process has been easy and hassle free. Office staff were always available to answer questions (and I had a lot) and always answered the phone. Our apartment is newly renovated and beautiful, our appliances are great and our dogs love it here. We moved across country and I very nervous about the area and the apartments themselves and my boyfriend and I have been so happy with our decision to live here. I know there are some bad reviews but happy people rarely take the time to write reviews. We highly recommend this complex and although we are new, we’re very pleased. Oh also, we rent a small apartment and most of our neighbors are young adults but we’ve had zero issues with noise, loud music or parties.
Terrible staff with a bad roach problem. Maintenance doesn't speak English either. Office never answered the phone. I had a leaky pipe and they changed it to my rent. Don't make the same mistake. SAVE YOUR MONEY!!!
They will respond to this like they do with the other reviews and no I do not wish to reach out to the staff or go to the office to discuss things. I don’t think it will even matter or if they even care. If management spent more time solving issues instead of responding to reviews I doubt this place would be as bad as it is now. I have lived here for three years and I am surprised just how bad it has gotten in that time. 1. Cleanliness – This property has roaches, and although there is a pest service the issue is not and has not been solved. They keep coming back. There is dog poop everywhere from tenants not picking up after them. Management has failed here. 2. Safety- This property has had car break -ins and patio thefts. NO decent locks on all pool gates. We have asked for an in house security, but all management seems to do is change security agencies and not let the tenants know the new one, again management has failed. 3. Cost- Management increases the rent every year. They do THAT well. 4. Noise- There are neighbors that blast music and stomp around upstairs. Management says that they can’t do anything for they have a right to live. What about our right to live in peace and quiet and not have unruly tenants throw their trash about our patio. I feel very sorry for the next tenant that has to live in this apartment. I will be moving from here in a few months and I am counting the days. I have to rate 1 star because I can’t rate zero stars. If you are considering moving here take my advice DO NOT COME.
Property management can be a lot to deal with. There is a slight pest problem I’ve never had a major roach problem however I’ve had to go to war with ants a few times. The apartments themselves are just ok. But if you’re just looking for a place to live and this suits you then it’s sufficient for living. I’d say there’s worse places to live but if you can do better go for it.

I’m going to start off saying IF YOU HAVE SMALL CHILDREN DON’T RENT!!!! they have very bad pest problems (roaches) they not going to let you know about the pest problems until you rented it out and seen the roaches for yourself. I have 3 small children I’m very upset I just moved in and I still haven’t moved my furniture in due to the roaches. I hope this help someone else

Property Management is rude and don't help with things. Multiple different Neighbors Dogs on or off a leash have jumped on me and tried to bite me going to get my mail. Thieving Neighbors stole things from my porch when I went out of town for a few days. All around a waste of time and money living decent here. I've had one good conversation with someone recently moving out and lived here for 7 Months. So grateful to be leaving. I hate to complain but Weird people and bad vibes Go somewhere better for your money.

These people are rude and will weasel their way out of doing their jobs. not only will it take forever for you to see a actual apartment, all they did was give me false Quotes and expired deals So i’m Stuck get it together!!!

Looking for a place to rent is somewhat tough. It’s not because you can’t find one but because there’s a lot to choose from. I didn’t have a hard time looking for good one at Villas at Green Valley Apartments. The leasing staffs were friendly, approachable, and nice to talk to. I spent three years at the villas and each year got worse and worse. Maintenance calls are never answered , nothing gets fixed and the rent just kept going up. Ac broke during summer with a child took almost a week to get fixed. Apartment flooded they pulled up the carpet and took the pad out and stapled the carpet back down. Washer went out told to use the laundry mat. This place is awful.

This place has terrible management and will not help with anything. We twice had our air conditioner break and had to wait days to get fixed in summer with a small child and pets. They never replaced a thing or answered calls. They add charges to your bill and don’t tell you , they don’t answer phones. This place is a joke.

Management has changed, but unfortunately not for the best. Everyone is very kind, but sadly very incompetent. My 1st year here was terrible and I renewed my lease when they changed management, hoping that our maintenance requests won't be ignored this time, but the only thing that has changed is that now we don't have access to the pools. They advertise this place as having 2 pools and 2 hot tub. The second pool has be closed for over 5 months, and the main pool is now closed for weeks. They never forget to charge you the ridiculous residential fees for common area, except there is no common area for us to use. Terrible experience all throughout, from communication to maintenance, to simply honoring their contract.
Filthy apartment units , they say apartments are updated but in the inside it’s cracked floors and holes where ants and roaches come from. Please don’t get me started on the bathroom tubs, they are hideous. Mildew around the tub knobs with ants crawling around your tub. Maintenance workers are in experienced in some ways,and don’t follow directions. Built in the 1900s so material is no good, so if you want something newer don’t go here.
DO NOT MOVE HERE. Wish I could give zero stars! I moved in and my carpet reeked of dog pee. I was told it would be replaced, that never happened. I lived there for 8 months and submitted multiple maintenance requests and not a SINGLE one was done. My apartment flooded and it took two hours for the “emergency” maintenance to come and clean the water, then they never fixed the actual water leak. Luckily I moved out two days later. The entire complex is littered with cigarettes, alcohol bottles, and trash. Homeless people are there going through the trash every single night. Police are there all the time, this complex has the highest number of 911 calls in all of Henderson (reported by KTNV). You can’t have packages delivered because they will be stolen. The office staff are all rude and don’t care about anything once they make their commission off of you. The rent might seem low but there are about $100 of fees (W/S/T, maintenance, service fee, common area maintenance, etc) per month on top of rent for a 1br.
Moving here was a mistake. I moved in August 26th, 2018. No one told my Leasing agent that I was moving in on this date so she was unaware so I had to wait for her to come in on her off day. While I waited no one in the office helped me. I sat there for about an hour. After my leasing agent arrived, they discovered they didn't have a copy of my key for my apartment. For the next two and a half hours my leasing agent searched for the key for my unit. After she finally found it we walked the unit. The unit smelled like urine and was just not up to par. They had the cleaners come the next day. There were broken and crooked blinds, drawers not secured, peeling drawers, and a peeling shower. I'm still waiting for them to fix the peeling shower and for them to replace my dryer that I was promised would be replaced because I moved into a renovated unit. Unfortunately, the dryer is not renovated. It took my clothes 3 hours to dry in this dryer. I called Monday, Tuesday, and today to get these issues resolved and there has not been no remedy. DO NOT TRUST WHAT THESE PEOPLE SAY BECAUSE IT IS NOT THE TRUTH. I am still waiting and I fear my issues will never be resolved.
My Leasing agent “”Haydee”” was so wonderful with all the help with finding me my apartment she have good communication skills she answer every question i have during this process she have great patience and multitasking skills with customer coming in and out of the offices .

Great location, nice pool and ok repair people. I was surprised by the crime here, I thought I was making a move for the better as it's Green Valley area and I've lived east, north and central. But this place has its fair share of crime, so, that said, this place could use more lighting in the lots and pronounced security. The back lots especially. I feel like they put all the effort towards the front and the units in the back are lacking, much to the grief of those assigned there. Wherever your assigned though, be prepared for thin walls. god help you if your lodged on a first or second floor. Try to go for a top unit! Especially if you're favoring a quiet living space. The front desk was a bit of an awkward nightmare, the girls were friendly signing me but then came the tension. Incredibly they do go back to being all smiles when they over-charge you at the end of your lease. Also, I verify that throughout your stay you can expect communication of management and rent changes and utility out notices to be taped to your door- if they stick. Fun.
So sorry to say the management changes every six months and new rules are added each time. I've been here six months management just changed new rules. We have been paying our rent to the office all this time. New management has no courtesy in telling the residents in writing, the new change of payment, not professional at all. New agent in office Sharece appeared to have problems with people asking questions about changes, by rolling her eyes and with bully movements. That's not professional. The payment change has now added new fee's which new management doesn't care about because the fee's are applied by the collection company so they don't see it as a increase. I say to anyone coming here please, please read your lease. They talk real fast and they sneak things in on you beware
I went in to villas at green valley to search for my possible next home! The area seems great and the sales agent that helped me was amazing! Lianne was so inviting and very knowledgeable on the properties!! She was very sweet and made us feel right at home! Or as if we possibly found our new home! I went in for a quote and was greeted by a lovely young lady named Lianne! She was extremely friendly and well educated on the property! Which was a plus because I had tones of questions! The prices for rent were a little out of my budget but I would definitely reconsider all because of that young lady! All in all very nice property! Nice and clean!
From an unbiased perspective. The apartments currently are undergoing renovations. It's common for prices to change daily. The staff is doing their best but they are limited in what they can do. However, regardless of this management lacks in security been robbed twice by gunpoint and cars broken into. The staff even had the nerve to buy me out by letting me out of my lease signing a non disclosure to keep this a secret. Not to mention the blood on the panels and the shootings. Not worth the money. With all these community fees the tenants pay still most lights are out. Oh and according the police many tenants have a criminal background in narcotics. They do background checks which take a couple of days but if you were approved already your background check wouldnt matter. Priotizing sales over safety.
I moved into this place in 2015. The office staff was extremely nice and accommodating while I was a potential tenant but the moment the lease agreement was signed the whole vibe changed. There's never any resolution to any problem. I've had issues with disgusting obnoxious neighbors and I've reported them to the office with evidence of lease violations and requested to meet with the office manager on F I V E separate occasions, ALL of which have be ignored. I've ever called corporate and has never heard back from anyone. It's horrible the way they allow lease violations by tenants that affect other tenants BUT use that same lease agreement to justify the nonsense that they enforce. The units are shoddy at best even the so called upgraded ones. The walls are so thin you can hear your neighbor cough. You can hear EVERYTHING inside and outside the buildings. It's beautiful on the outside, but it's the pits inside There has been several days that I've been home during the day and the water just mysteriously is shut off. PLEASE SAVE YOURSELF THE HEADACHE AND DO NOT RENT HERE!!!!! YOU'LL BE SORRY
Okay place. Quiet, never any problems....unless you need something fixed. I put in a maintenance request online to have my patio door and screen fixed. Called the office 2 weeks later and they said they would get back to me. No response. Went into the office 4 days later to check on my request and the said they would get back to me. No response. I checked my request on line 3 days later and they had closed the request stating the work order was complete. Now I am ready to prop my broken screen door on my balcony for all to see. I then called the corporate person that is over my complex. I told her they did not have permission to enter unless they could on come on a specific day because I knew I would be home all day. She assured me they would be there. No one showed. I called the corporate person and left a message. No response. Time to move. This is only the last of my requests that they close out and make complete without any attempt to fix the problem. These maintenance issues have only happed since Pinnacle Property Management took over.
These apartments are $50+ more than what’s advertised and when I mentioned to the leasing agent and she didn’t bother to care or say let me bring this to my manager she said well that’s we never change. I will never rent here
when we first moved in here and we started unloading the boxes we notice that the patio door lock doesnt work there's a water on the bathroom floor and very dirty ac filter, 10:30 AM we left villas to go back to our old place to get some more boxes and our furnitures we lock the door of course but when we came back around 11:30 someone broke in and took our stuff, open all the boxes and took one of the mail keys we were so disappointed of what happened i called the office and they seemed like they were blaming us because we didnt lock the door, but why would we do that?It doesnt make sense and now that they need to fix the patio door lock it took 3 weeks to wait and until now we are still waiting for the maintenance guy to come in and fix it, this complex is TERRIBLE rude agents, slow maintenance people and also they dont protect their tenants in the property. We were thinking also that it is one of the maintenance people who broke in to our new apartment probably because they didnt changed the locks here. ITS TOO BAD THAT WE HAVE TO WAIT 11 MORE MONTHS JUST TO GET OUT OF THIS PROPERTY! AND I WILL REPORT THEM TO THE HOUSING AUTHORITY. PLEASE DONT LEAVE HERE TRUST ME ITS NOT WORTH IT.
This place is honestly the WORST management I've ever dealt with. Entirely new staff does not know what they are doing and give FALSE PROMISES. When I applied to live here the woman who helped me waved all of my fees and gave me a concession to lower my rent, and even gave me a "deal" and gave me a fully renovated apartment for the cost of a standard, a renovated apartment I NEVER ASKED FOR. Too good to be true! Few days later they increase my rent by $150 and say it's because I'm in a renovated, WHICH I NEVER ASKED FOR. Had to fight to reduce the increase to $60. I got my bill and my rent was WRONG AGAIN and I had to fight them over the numbers THEY PROMISED ME because they tried to up-charge me by $12 on my rent, and CONTINUOUSLY kept telling me to just "move to the standard apartment" even though they GAVE ME A RENOVATED WITHOUT ME REQUESTING ONE!! The ENTIRE TIME the staff there has been RUDE and UNHELPFUL in ALL OF MY REQUESTS. This first month has truly been the most stressful month of my life because of this management and their inability to honor their prices and agreements. They rushed me through the contracting and conveniently "forgot" to mention that they can RAISE YOUR RENT AT ANY TIME. READ THROUGH THE PAPERWORK BEFORE SIGNING ANYTHING!!! I made that mistake here and was blinded by how "nice" they are! The actual "renovated" apartment has a ton of broken appliances. Moved in and my washing machine, dryer, and shower did not work along with a broken kitchen drawer that I have requested to be fixed TWICE and they have IGNORED IT. Took them 3 DAYS to fix my SHOWER!!! They've been in my apartment TWICE to fix my washing machine as well and it's still broken. DO NOT BE FOOLED BY HOW NICE IT LOOKS! The staff will be friendly and helpful when you're coming to look at their apartments and will promise you "great deals" but they WILL screw you over!! When I'm waiting to be helped in their waiting (among 6 other tenants) I've seen at least 3 other people IN ONE DAY have complaints about their rent pricing. This place is a mess and nobody knows what they're doing. DO NOT LIVE HERE. Find somewhere BETTER than this place! You can't even leave your contract without paying 4 MONTHS WORTH OF RENT.
The absolute worst place to live at. The management and office staff are completely incompetent. They make promises and say whatever to get you out of the office but never follow through. Every time I've requested work orders, it has taken at least a week to fix. We lived without A.C. for almost two weeks because the maintenance couldn't fix it the first, second, or third time. CAM charges are placed to upkeep the neighborhood, but there's always trash and broken sprinklers. I've had to call the office to clean the parking lot way too many times. Do not recommend living here at all.
I lived here when they were Wildhorse and then after a few years of living with family I decided to give them another shot just because of new owners and they reassured me that it was completely different and look at all the amazing changes they made, haha do not let them fool you. Starting off the day we went to look at the "new" apartment and it was a Friday and 12/30 (a holiday weekend) but they were so eger for us to sign the lease which let me add magically appeared on their computer that the apartment "was ready" so we signed the lease that they said we had to, not telling us that we couldn't be able to get our electricity turned on until the following Monday, so we were in our "new" apartment without electricity for 4 days!!! And once we got the electricity on we then noticed that they didn't clean ANYTHING!!!! Bugs stuck on walls, lights missing, washer and drying nasty inside, which then made us wonder did they clean the carpets? Did they clean or change or air filters? And the list goes on. The apartments are super thin and kids are always playing in the parking lot (and office won't do anything) were my new car has already had juice thrown on the hood and a ball bent on top of hood. I have pics to prove it all! Please do now pick this place! You have been warned!!!
I've been at this location since 2012 when it was still Wild Horse Estates. Ownership changed roughly one year ago and I couldn't be happier! The new owners have completely remodeled the place. A dog park was constructed, the leasing office has been totally redone and best of all, we have a brand new pool opening this month! The Villas is conveniently located near the Galleria shopping mall and a brief drive away from the 215 expressway and McCarran Airport. I couldn't be happier!
the apartment complex is very well maintained and the people are very friendly. They have two large pools, one with lounge chairs a cabana, dining tables and a large courtyard with bbq area.
I absolutely love these apartments, and the complex. The people are really friendly, and everything is really close.
I live here for almost 3 years now,and never had any problems. Has newly renovated pool area(bigger than before),fitness center, doggie area, and bbq area. Nice and quiet community plus staff is very friendly.
The Villas at Green Valley is a very nice, quiet and overall safe place to live. I've been here for just about a year and haven't had any major problems. The pool area was just been rebuilt and it's turning out to be really nice. I like the staff but they do change a lot so it's a little hard to keep track of them. Debbie has always been nice and a favorite of mine to run into. Overall I'll say the villas are pretty great and I'm happy to call it home. Oh and we just got a dog park too!
We were told before we signed a lease that they were doing upgrades. Well the pool has been closed since we have been here was suppose to to finished by the end of may its still not done. We were told the apt was completely remodeled and it is far from that. Our neighbors fight all the time just waiting for my car to get stolen. Cant wait for the lease to up to get out of here. Front office are rude and corp office never returns emails. There was so many things wrong with our apt we just gave up. Whatever you do make them show you the exact apt finished before you sign anything!!
I live here now for going on 4 yrs it has gone for the worst now..my rent goes up every month never the same new charges on water bill 84$ for a 1 bedroom it took 3 weeks to change a light bulb..
