I have the unfortunate experience of living at the Villas at Hermann Park, and I must say it is nothing short of disappointing. From the very beginning, there have been discrepancies and issues that should have been addressed before I even moved in. Firstly, I was informed that maintenance and repairs were being conducted upon move-in, which meant I couldn't see the unit beforehand. This lack of transparency was already a red flag. Upon finally entering the apartment, I was greeted with visible gaps in the vinyl flooring and a rusted stove. It was evident that the entire apartment had not been properly cleaned, requiring a deep clean before I could even settle in. To make matters worse, there were numerous problems with the functionality of the apartment. The keyless deadbolt was missing from the door a promising amenity, compromising the quality of my living space. The outside patio utility room door couldn't even shut properly, and the exterior door to the apartment balcony was left ajar, leaving me feeling unsafe and vulnerable. Even within the unit, multiple doors were unable to close completely. Despite reporting these issues and the promised structural repairs, my problems persisted. The AC unit repeatedly malfunctioned, requiring multiple repairs and inconveniencing multiple times during the heat of the summer months. The stove continued to malfunction, making it difficult to cook meals. Furthermore, the promised keyless deadbolt was never repaired, leaving promises unmet for repair and a lack of quality amenities. Additionally, basic amenities such as the icemaker and dryer were not functioning properly, despite multiple attempts to have them fixed. It has been frustrating to deal with ongoing repairs and maintenance visits that seem to never fully be resolved. Moreover, I discovered cracks and structural damage within the apartment, indicating poor maintenance and neglect. The exhaust fan is now out of order, causing discomfort and inadequate ventilation. Even after structural repairs installed doors continue to have issues, making them unable to close properly. Overall, my experience at the Villas at Hermann Park has been and is extremely disappointing. The initial discrepancies, subpar cleanliness, and a multitude of ongoing issues with key amenities and apartment functionality are unacceptable. The lack of timely and effective maintenance response further exacerbated the problems.

The apartments themselves are very nice inside, especially if you opt for a newly upgraded unit. However, we have had nothing but problems with maintenance trying to fix issues with the apartment. Sometimes maintenance wouldn’t show up for days, mark requests as complete w/o even showing up, or would not know what the issue is and leave without giving us an update. The language barrier is not something that typically bothers me but when maintenance does not know what’s going on they tend to just leave w/o saying anything. For example, we had an issue with our fridge that would cause it to stop blowing cold air periodically. I submitted a request, TWO weeks later they showed up, and marked the request as complete even though I was the one who took apart the fridge and fixed it myself. In Summary, the apartment units themselves are nice and security for the most part is good. Maintenance is a different story…

This is apartment is managed by incompetence. My ac has been out for 11 days now. I reported this on the day it happened. No one looked at the a/c until 2 days later. The a/c unit was broken and I was told that they would order a replacement the same day and it should be arriving next Tuesday. I called corporate since I didn't even hear anything from the folks here and it was Wednesday now. Apartment manager reached out and told me they would install it by Friday (today), but I received a call from maintenance that the ac unit that came in today was defective and that they would receive a new on by Monday. I doubt they ordered the ac unit when they said they would, especially when the AC arrived conveniently defective.

Do not stay at these apartments. Absolutely 0 security and management refuses to do anything about the regular car break ins. This is the 3rd time my car has been broken into along with several other cars that were parked in this parking garage. HPD will give you a police report and that’s it. Thanks Houston.

This apartment is namesake "gated". All my car wheels are stolen in a month of my moving from out of state. They do not have security cameras anywhere and I am surprised at the ease with which the thieves could from third floor parking area. The only thing that is going for it is the proximity to med center. Pricy but no security. The gated community "gates" are always open for thieves to come and go.

Once you sign the lease, management does not care about you. The pipes in my apartment building burst during the winter freeze. After multiple emails, in office visits, phone calls, and even an in unit visit with manager Elizabeth, nothing was done. This woman looked me in the eye and told me the repairs would be done. Two weeks later, I email her asking for an update and she suddenly is unaware I had any issues with my unit. I was forced to continue to pay for a wet apartment I didn’t live in for 3 months. And they still charged me $400 for bogus move out fees.

Bikes are stolen routinely and cars are broken into. No security at all other than a gate that hardly works. When crime is reported staff clearly doesn’t care.

I walked into the office and was approached by this this very bubbly lady and she asked if she could help me, she seemed quite busy and I didn't think she would be able to give me the time I was requiring. I was shocked how she was able to handle everything with professionalism and grace. She truly knows what she is doing and is a ray of sunshine every time I walk into the office. I've lived here for two leases. The Waterton Management company has managed the property for 3 years and in that time changed managers 5 times. That should say something about the quality of service and reliability you will receive here. For the price that I am paying ($1400 ), I can't justify living here any longer. I know I can find a comparable apartment for less in the same area and that is what I plan to do. Here is a list of reasons why I am moving: 1. The property is in constant repair. my neighbor found her smoke alarm had not been replaced since 1999 and they are supposed to be replaced every ten years. There are drainage problems on the property and many of the grassy areas are dead and muddy. The lighting is constantly burnt out or not operational. There are only security cameras around the clubhouse and outside of the parking garage, nothing to secure the apartment buildings or vehicle safety. 2. Safety. We had 37 break-ins over Thanksgiving, and this has been an ONGOING problem since before I got here (2014). There is a courtesy officer, but I have never seen him walking the premises. The grounds are dark, many spotlights are out & fences broken-- yielding safety concerns and attempted thefts on several occasions. 3. Staff is very condescending and when they aren't talking down to you they tell you that they are not able to speak to what the previous management did or said. As much as I want to believe everyone when they say that things are going to be different with them, but they will probably be gone in 6 months or so--as has been the trend. The lack of communication from the management company is also an issue. They give residents 24-hours notice to allow entry to your apartment and there is very little detailed follow-up communications coming from them. 4. Work orders rarely get completed after the first submission. I once submitted the same work order for over three months to see how long it would take to get a response--I had to go into the office. 5. Packages are missing. The mail room is chaos and if you have issues they will refer you to Luxer (their third party moderator). I kept hoping it would be better, but it has only declined in the time I have been here. They have made some efforts, it just does not equate to the amount of money I spend here monthly--especially when they keep raising the rent and not the standard of living provided. This complex could be great, but not anytime soon and likely not under Waterton.

Their website says that you have 72 hours to withdraw your application and receive a full refund. However, when you ask for the refund, they tell you that neither the application fee or the administrative fee is refundable. They also said that the admin and application fees would be credited towards my first month's rent. I'm glad I didn't sign a contract with them since they don't honor their statements.
