Property Ratings at Villas at Holly
This is a horrible place to live. The management does not care about anything, and when you ask them to fix issues they either do not respond or respond and blame the issue on you, and say there is nothing they can do. There is all sort of marijuana and cigarette use through out the building that the management does nothing to stop. If you want to live in misery for the duration of your lease, this is the place for you. It is a very loud complex (especially during the summer) that you will not enjoy.
If you live on the lower level, your apartment will FLOOD every time it rains. Also when it floods they do NOT replace any of the carpet, they just try to dry it out and pull the padding out from under and staple the carpet back in. Then they will charge you for carpet cleaning fee. In addition to your apartment flooding after they come and take the dryers out of your unit, they will enter your apartment WITHOUT NOTICE while your wife is in the shower WITHOUT announcing that they are in the apartment. If it weren't for me coming home while my wife was still in the shower, she would've gotten out naked and see 3 people in our unit. In the event you smell burning with your washer and dryer and call the maintenance to come check it out they will continue to try and "repair" it instead of replacing the unit. With this being said after trying to "repair" it our washer and dryer unit caught on fire and made our apartment inhabitable with smoke. The apartment took NO ACCOUNTABILITY. We had to spend our own money on 3 days of hotel living along with stay with family. Also, whenever the maintenance comes to bring in a new washer/dryer unit or a new water heater, they will scratch up your vinyl wood flooring and take NO ACCOUNTABILITY for that either and then charge you to fix/replace it. They are trying to blind every new client by telling them all these great things about a new hot tub, new units, dog wash area, etc however when we moved in the pool was CLOSED for 10 months. You will want to make sure that you take all of your personal belongings out of your vehicle EVERY NIGHT as your car will get broken into. Their promise to have night patrol is a LIE. They also promise ON SITE maintenance however that is also a lie. Apparently their on site guy died so they continue to tell people they will have on site maintenance for emergencies and once you call for an emergency issue, it will take them NO LESS than 2 hours to get to your home. LORI AND ALEXIS are HORRIBLE. They are rude, condescending, and do NOT care about their tenets unless you ask to speak to the owners of Echelon. And once you do ask for the owners of Echelon Properties they ignore you. They never answer to emails or phone calls. They leave before the office hours are closed. They will put no parking tickets on your car in the "resident" parking but you will see their vehicles parked there. They are the "do as I say and not as I do" type of people.
Finally moved out of that horrible place. I'm positive that they are telling all new residents the same thing we were told, that everything is different now since there is a new property management. I can tell you that a turd by any other name still smells like... They must be telling new residents that they are not required to lease their pets because before we left, almost half of the tenants with dogs keep them leased like required by law. The others don't care and act like you are crazy when you mention anything to them. And the on site management...they will gladly listen to all your problems and then are told that "Lori will call you back on this", or sometimes it comes straight from her that she will call you back. I'll give you a tip and don't hold your breathe on that fact because it never happens. So we moved out and stopped at the office to make sure we had turned everything in and was told that we should be getting something back from our deposit since "most get at least something back". Again don't hold your breathe. Every single time someone moved out while we were there, it was a guarantee that the carpets get ripped out and replaced. For our tiny one bedroom there were two rooms with carpeting. The 12X12 bedroom and the 14X16 living room. Well we got our move out statement and wouldn't you know it, they kept all of the deposit and still expect us to pay an additional $90. Mainly due to a $500 expense of carpet replacement. I can go to any flooring store and get a lot more than two rooms carpeted for that much. This isn't the only time they tried to get additional money out of us though. When the new property management company took over, there was an audit done and somehow we were told we needed to come up with an additional $200 deposit since they had no record of it. That was funny because I had all of the records showing we paid everything due when we moved in. Well, they manage to get their money one way or another, and still expect you to give them more. The entire complex had turned into a slum in the year that we were there. So buyer beware of the entrapments here. The only way I would recommend this is if your only other option is to sleep in a storage unit, even then, you wouldn't have to worry about dog poop all over. If anyone doubts me, I invite you to walk through their grass areas and just look around.
1. They did not respond to ventilation issues that caused my son and I to have asthma attacks when air was circulated using the HVAC. 2. We spent 6 months without heat, 60 degrees or below was how I spent the winter. They refused to fix because they never sent a qualified individual to inspect and the maintenance staff was not qualified. 3. They towed my car from my paid parking space when I was out of town because they mistakenly assigned my space to a new tenant. They knew it was my car because they had my plates and I had just complained about someone else parking in my spot. The office personnel signed off on the tow so this was a spiteful action. 4. I received a $3000 bill 4 months after move out with fraudulent data used as basis for bill. At that time I paid $1400 month to month. 5. The property changed hands 3 times in 3 years and was sold given incorrect lease amounts to boost monthly receivables on paper and every single tenant received past due fees every month for about 4 months until they figured out what happened.

The Villas at Holly are nice. The layout is spacious. I am in the 955 sq. ft. layout - 2 bed 2 bath. The master bed is HUGE however the second bedroom seems really small. The rules for the patio and decorations are not great and actually a little frustrating - you cannot decorate your patio AT ALL! We had some fairy lights up and were instructed to take them down. Even though no where in the lease agreement does it say that. We have had a lot of issues with the AC unit - the fact that we are 4 months into the lease and it STILL does not work. This is a smoking facility - so you cannot smoke in your apartment but you can smoke any where outside - this causes a lot of smoke smell in the halls - and if you leave your patio door open at night your apartment will smell like smoke in the morning. Speaking from experience, They are currently working on remodeling the outside and all the units which is exciting - they looked fine before but they are going to look really nice now. The fitness center is really nice - especially for the size. You have in unit half size washer and dryer as well as a larger washer and dryer at the community center to use for blankets and such. Another huge plus to this apartment is you can bring your lovely furry friends with you!!!! Overall I think it is fine here. It is affordable in comparison to what you get in the area. But you also get what you pay for. THere are some downsides - but they are working on improving that.
