My overall experience is pretty good so far. The move in process was easy, staff friendly and professional. I'm happy so far. We see see what the future holds.

I lived here almost 3yrs and I have been really pleased with overall experience of apartment living. Everyone from leasing to maintenance it has been good.

Good apartments i’m glad I pick y’all I heard nothing but good things all about these apartments people be telling me good things about these apartments for a long time. This is my first time moving Here

I love my apartment! It’s spacious, beautiful with baseboards, a gorgeous kitchen, and a 2 car garage. The office staff is amazing! They made my move in quick and easy. They made sure I was happy with my place and answers any concerns. I’d highly recommend this place to anyone looking for a safe environment!

I have been living at the Villas East for a month now. Everything has been going fine so far. Gabby was my leasing specialist and she was so sweet and relatable! I plan to began exploring some of the amenities offered. The maintenance team does a good job. I’ve only put in minor requests and they are usually completed by the next day. My only suggestion for them is to please inform us before entering the apartments. I, unfortunately was woken up, by the team trying to open my door after the privacy lock was put in place and I had to work that evening. That’s just a suggestion of being courteous. Overall, I love my apartment and attached garage.

my experience at first was not good. he resident i apply for had eclectically issues on move in day. I received a call on move in day and was giving another unit. the new unit is smaller and the garage is not a side by side. i ask can something be taken off rent since this was no fault of my on. it was told no and that i can move in my original unit in 7 days. i could not wait 7 days to move in because i had to be out my current place by Sunday. which will leave me homeless or pay for a hotel. i had already had mover set and a cleaning crew. basically i had to accept what i was delt. the staff was apologetic but the that did not help me. i still believe something could have been done.

Honestly lost the apartments very peaceful and quiet. Very community oriented and everyone is so friendly when you are walking around. Very clean space and I also feel very safe in this community.

This place is incredibly peaceful! There are no complaints, and the community is very friendly! very nice apartments and i would recommend these to ANYONE!!

I have had no issues since moving here from Houston, Texas. In fact, o appreciate all of the mid-south hospitality…I have everything I need close to me and a gym…

Maintenance is good. Valet trash is very convenient. I haven’t seen wild life around so weekly pest control is good. I had a good experience here!

I love the apartment and I feel very safe. Spacious apartment. Love the layout. Gate breaks down way too much and there is not a lot of security around community areas.

I would have gave it a 5 star review if these gates would get fixed. I love the area and community on the East side, but something must be done about the gate entrance being open and the gate to the pool area.

So far so good the neighborhood is quiet apartment looks very nice on the inside and out although i wish the closet had a light. Gabby from the leasing office also made applying and moving in pretty fast and easy.

Love the new place. Close to everything we might need, such as Kroger, walmart, Resteraunts. Love the environment. Everyone I have met have been really nice.

So far so good! Super nice leasing agents. Relatively quiet neighborhood. Easily accessible to the freeways. Right down the road from all of your daily needs.

As I head outside every morning I see the neighborhood I grew up in. I have been taking in that sight every morning for almost eleven years now. Surprisingly, I have not yet gotten fed up with living here for such a long time. Every year I learn more about my neighborhood and get closer to my neighbors, making the thought of detachment all the more mind-boggling. My neighborhood is what I consider my own personal Utopia, it has everything I consider to make a neighborhood perfect, but that is of course just my opinion. It has a location that offers sufficient amount of privacy, entertainment to keep you busy, a sense of kindliness roaming around the air, and not to mention it or brag but it is also a very good-looking place to live in.

Community feels safe, homey, just the right amount of noisy life, many friendly faces (human & pets), good amenities, only thing is a quicker response time for maintenance things.

I have been living in these apartments for some time now. Overall, I find these apartments to be a safe and secure living environment. The safety measures in place give me peace of mind, knowing that my well-being is a priority. Communication with the management team and staff at the apartments has been pretty good. They are responsive to inquiries and address any concerns promptly, which is essential for a positive living experience. However, one area of improvement I would suggest is updating the apartments. While I like the design, I believe that some areas could benefit from modernization and upgrades to enhance the overall living experience. In conclusion, my experience at these apartments has been positive overall, with highlights including safety, design, and good communication. I believe that with some updates and improvements, these apartments could become even more exceptional.

I’ve lived here four years. The staff is friendly and accommodating. Maintenance is on point most of the time. Well, this complex is big so expect some delays or mishaps. Location is good. I have no school age children so don’t know about the districts. Complex is clean and there is trash service! All in all I’ve had a good experience living here!

Great place to live. I been here almost a year and I had no problems thus far, very thankful for the people in office. On time with maintenance request as well

Great place to call home. Very clean property great neighbors and great staff. Clean clubhouse and pool area. And the apartments are very spacious

My overall thoughts of the apartment is.. it’s still a great place to live? I’m happy with my neighbors…it’s a quiet community and I still feel safe here. Our Maintenance team does an amazing job with the size of this Community.. I’m sure it’s not easy… our grounds are beautiful with one draw back.. you have some residents that think cleaning up after THEIR dogs is included in their rent. For the most part I enjoy walking around our community… And I probably shouldn’t say this …but you ask. I would rather smell Marijuana outside than to smell or step in dog poop. Nice apartment, friendly neighbors, and apartment staff. Gated community, valet trash, garage, built in desk area, and dishwasher is a plus. Quite peaceful in East Villas.

Very quiet residents. Well maintained apartment buildings, and layout from the outside. Specifically enjoy the walking access around the perimeter, and beauty of the leasing office. Would prefer the gates to be operational at all times, but maintenance at times is understood and expected. The noise from the traffic is pretty loud at times, but just the nature of being in a location so accessible to town.

So far, I love the community. I met two of my neighbors as they saw me moving in. The community is clean, can easily get in contact with the office staff.

PRICE TO VALUE. There isn't enough money spent to repair and fix the issues. While the apartments themselves are nice, the amenities are not up to par. There should never be an extended period of months to repair. Gates left open leave us unsafe. Car wash and dog wash malfunctioning all of 23. Lack of effort to clear snow and ice. Trash lining sidewalk and stairs. For the money the property makes there shouldn't be these issues. Staff is great and polite, but maybe hands are tied. Just my thoughts.

So far, I’m enjoying my apartment community. Staff are helpful and neighbors seem pleasant. My apartment is spacious with large closets including the coat closet. The second floor is great because the balcony is so nice. I’m enjoying it.

We love these apartments! Very quiet and neighbor friendly! We are coming up on one year of being here and we plan to resign lease! Everything is nice, only wish maintenance was more accurate

Houston Levee facing apartments gets loud due to traffic but overall great living experience maintenance issues get resolved in a appropriate amount of time

My experience here has been great. The staff is friendly and responsive, they also put on fun community activities that everyone can enjoy, from kids to adults.

The villas are quiet and beautiful apartments. The floor plans are spacious and up to date. Lots of great amenities including a great dog park which we love!

This is one of the nicest places to live and is centrally located to everything. Crime is low inside the complex and everyone seems to be nice and work together to keep the community nice. The only thing I have seen is the the dog owners do not always pickup after themselves. It is definitely no fun when I walk my dogs all the time and have to dodge poop pills to pickup after my dogs. Otherwise, thank you to the residents and management for keeping a nice complex for all of us to enjoy!!!

Very helpful staff. Nice area and a great location, stores are very close. Awesome amenities. I would definitely recommend to other people. A lot of bang for your buck

I’ve enjoyed my home at the Villas for just over a year — good staff and maintenance, quiet and safe neighborhood. It is clean and I’m so glad my pets are welcome.

We’ve been in our apartment home for about 4 months now…. I love the neighborhood it’s very quiet. I would definitely recommend to my family and friends.

My resident experience has been great. The staff is wonderful and very helpful. I haven't had many maintenance issues but the ones that I have had has been taken care of immediately. Thanks for caring.

I love it here. Best decision I could have made. The only con is the price of rent but this is universal due to post pandemic and inflation. Other than that, best apartments in Memphis!

The apartments are aesthetically nice . I feel safe with it being a gated community and having a security system. The apartment community seems to maintain clean grounds and the community also seems to be quiet. So far so good!

Outstanding leasing office management! Madelyn was my leasing agent, and she was simply phenomenal! Going above and beyond to assist me get into my apt. The property is clean and has great amenities! Look forward to living here.

Never had any problems with management, maintenance or neighbors. Very clean and well kept grounds. Rent is high but the area around these apartments are about the same.

I’ve been living here for a year now and now I’m moving into a two bedroom I love it here I even suggested some from the west to move on both sides east and west

It has been a Very pleasant experience . The staff is so friendly, kind, knowledgeable and very helpful. They are also very swift with requests . Overall Im very pleased and so happy with my new community thus far.

My resident experience has been great so far. Abigail was very polite and very accommodating when move in time came. She answered all my questions and helped me every step of the way. I also love the swimming pool design and fitness center. Hopefully they put a punching bag on the East side like on the West side.

Apartments are great , the garages can be loud at times from neighbors but the rest is quiet. The amenities are great. Also all the events or celebrations they host are fun and unique.

The staff were great to work with. My leasing sign up process went smoothly with the help of Madelyn. I am excited to be part of this new community.

I have lived on the property since 2016. I upgraded from 1 to 2 bedroom. The property is clean and I feel safe. I love my home and maintenance and staff is great!

The complex isnt as clean as I would like for it to be. The smell of Marijuana is so loud . You wake up to it and you go to bed with it. The rent is too high for you it not to be more luxurious

On point service! Personnel humble, yet firm. Excellent at sending out Advance Notifications in case out of office. If you have the money, right community!
