Villas at Katy Trail

I have a much more detailed review but the character limit on here prevents me from posting it, so I'll just give the highlights. -Water pipes CONSTANTLY breaking. I had to shower at friend's houses too many times to count. And it's not just the winter months. We were without water for 24 hours in April. -Microwave almost caught on fire twice. Did they replace the microwave? Nope! Just decided to "reset" it and pretend like it wasn't a fire hazard -AC went out in the middle of the summer -Roof leaked onto my TV and furniture for a week straight. All maintenance did was give me a bucket. So I got to listen to it leak for a full 7 days :) Maintenance told me how badly they needed a new roof but the owners are too cheap to pay for one -Half the parking garage is "compact car only" so have fun with all the dings on your doors. Also the top floor is covered in pigeon poop and PILES of it. -Residents finding toxic mold and reporting it to staff and all other residents with the Villas having zero comment or response...because they don't respond to anything -The putrid old carpets they had in the hallways were finally replaced. However my cat got fleas the next day with the vet saying it was most likely from the old carpets getting ripped up considering she had never had fleas before this -All common areas are gross because there is zero housekeeping being done. Never seen someone vacuum those nasty carpets and have seen trash laying in the hallways for days -Went to do a final clean of my unit on the final day of my lease, but the Villas thought differently as they had already changed the locks to my unit a day before. When I showed up in the front office the staff were shocked to see me there as they thought I had already moved out. According to your leasing agreement I should've still had access but the staff literally doesn't know what they're doing -Got charged $300 for the repairs I intended on repairing on my final day of the lease, but since I had already gotten locked out of my unit I wasn't able to. So they just sucked more money out of me instead. -When I called to pay the $300, the woman at the front desk decided to argue and belittle me about the repairs rather than directing me on how to pay the fees. Can someone PLEASE give them customer service training!! That's not even all of it but I'm tired of wasting my energy on this dumpster fire of an apartment. If you respect yourself and your wallet, you will look elsewhere.

I lived here with my roommate for two years. We ignored some issues --- water being shut off, plumbing leaks that wouldn't be addressed for days, noisy neighbors, trash in the stairwells, broken appliances --- because we loved the location. After moving out, we received a letter in the mail saying the company would be withholding our deposit and demanding we pay several vague charges. We asked multiple times, via email and certified letter, that the apartment send us itemized proof of the charges. They didn't acknowledge us at all until one day before our allotted 30 days were up so that they could send us to collections. My roommate and I have lived in other apartments in the area and have never dealt with management like this. The unprofessionalism is absurd. Don't live here.

We lived on the fourth floor of the Villas at Katy. My husband called it the Freshman Dorm because it was the worst floor to live on. We recollect the security door from the garage working one day while we were there during our seven month rental, so the building was not secure on the fourth floor while we were there. The garbage is overflowing several days before trash day every week. One day we woke to the fire alarm, which stayed on for over three hours straight. The property did upgrade the fire alarm system, but it was inconvenient during the times of testing and retesting for days. The best thing about living at the villas is the Katy Trail Ice House is within walking distance, and their margaritas are the bomb! The gym is very small, and the equipment is ancient, but the Katy Trail is right outside the property, so one could walk or bike the trail. We asked for a walk-through the last day we lived there. The office representative thanked us for leaving the apartment so clean and asked us if we had it professionally cleaned. We were told during the walkthrough that we would be charged for a carpet cleaning, so we expected that. I was disappointed when we received a cleaning bill for $120 in addition to the carpet cleaning fee of $65 after being praised for it being in such clean condition. Just be aware that if you live here, you may be charged a cleaning fee regardless. In hindsight, we would rent from another property along the Katy Trail. This property is just ok.

A significant part of the complex is completely infested with roaches and the pest control they have is unable to resolve the issue. Cars in the parking garage are broken into every other day now, there is zero security. On top of this the fire alarm system goes off randomly every other week, usually in the middle of the night.

Fire alarms go off all the time. Hallways are gross. All inward-facing units are super loud as the courtyards are basically an echo chamber. Courtyards & sidewalks have roaches everywhere. Staff is horrible and there is so much turnover it's hard to keep track. They get you at move-out with a bunch of costs. Maintenance requests take forever to get resolved. Our ice maker was down for almost a month. I'd recommend you stay away.

I relocated from Nashville to Dallas and chose the Villas because I had a friend who lived there and he recommended the complex. The girls that work in the office are amazing, but within one month of living there my apartment had the door broken down and it was robbed. I asked how often this happened and their staff said forced break-ins have been going on about once a month. Also, there are no security cameras by the entrance/exits. I was recommended to buy a personal security system and that the complex getting additional cameras wouldn't happen. I was very pleased with the amazing location, price and staff, but now I fear coming to my door each day from work to see it kicked in again.

It has probably the best location i could ask for in Dallas. Decent amenities, sub-par gym, nice pool, very very lively in the summer. A lot of work can be done toward improvements, but rent is verrrryyyy affordable so it's okay! needless to say there is a very frat house vibe involved so unless you are looking for a party, probably not you place.

This complex is located in uptown area and is in walking distance from many bars and restaurants. It is an affordable complex for being located in uptown. The maintenance crew is very nice and responds to any problems quickly. The Villas has a history of frequently shutting off the water in the whole complex. This issue was fixed right before I moved in and I have not had a problem with it in he past year. It probably is not the most luxurious complex in uptown but it is still a great place to live!

This apartment could be amazing, but a hands-off attitude from the management keeps it from greatness. First, the location is absolutely amazing. Backs up to the Katy Trail, a block away from the Ice House, and walking distance to the bars in Uptown off McKinney. The rates here are very reasonable (I pay $1450 for a 2 BDRM), especially compared to new entries from Gables where 2 BDRMs can run $2000 a month. However, you get what you pay for. Apartments while not shabby, aren't top notch. Appliances are older, cabinets and drawers are low quality, and the building is older so you hear a lot of noise (especially if you are in an apartment along a street). The most frustrating aspect is the lack of a peaceful environment and the overall lack of presence from management. Weekends here, the building becomes a frat party. Drunk people run, yell, and cause property damage in the building every weekend without fail. Doors get broken, signs get torn down, and hallways and stairways get urinated and defecated in. This happens every weekend (and occasionally on week nights) yet management refuses to address it. An easy solution would be a security guard or even cameras, but no. Instead you have to deal with smelly and dirty common areas, making it embarrassing to have guests over. Good luck trying to go to bed before 2 or 3 on a weekend, lest you get awoken by the chaos that is allowed to go on. Overall, a decent place to live, but you get what you pay for. Spending $100-300 more per month might be worth it at another property if it means nicer appliances/apartments in addition to a peaceful place to call home.
