I am currently active duty and this place was recommended to me by another service member. I have been calling Villas at Mira Loma home for the past year and I am definitely renewing. Everyone at the front desk, specifically Gloria and Trish are so sweet and very accommodating. They always answer promptly, call back when they promise to, and if they don't know the answer to something they work diligently to find someone that can help. The maintenance team always waves and has a smile on their face. They are very hard workers and I whole heartedly appreciate them! I absolutely love this complex and highly recommend it to anyone looking for a quiet, friendly place to call home.

From Start to End this apartment complex has been wonderful. The units and the property are excellently maintained. The Management and Maintenance Teams were always very prompt in response and provided above and beyond service! I was hesitate about moving to an apartment after living in home for so long, but with the selection of floor plans and the services offered by Villas of Mira Loma, made the move a very pleasant experience and the utilities bills were much better than what was paid in a home. I moved out of the apartment due to relocating out of town. I would definitely recommend anyone looking for an apartment community that they want to be able to call home to look into Villas of Mira Loma!

When it came time to renew our lease they raised our rent $100 so we reached out to see what was going on because I have never had my rent raised that much. They tell us they weren't going to do anything because our unit was going for $200 more than what we were paying, they wouldn't even comp the $10 pet rent we were paying! Everyone else that I know either did not have their rent raised this year or it was barely raised due to the pandemic but obviously this company does not care about their residents. Their office is disorganized, they lose information you send them. When we renewed we had to provide our new insurance which I emailed them and they confirmed they got it, but then we were harassed about it 2 more times because they did not communicate. We have had maintenance called to our apartment a LOT because this complex buys cheap appliances. Maintenance always comes promptly and are very pleasant but the issue for me is having all of these problems in the first place. It started with us having to call every month for them to work on our a/c until it finally died in august and they had to replace it. Then the washer was leaking every time I ran it, that took multiple visits and ended up with them swapping it with one from a vacant unit that had the same problem. I have just accepted that I can't do large loads of laundry. Our fridge handle has had to be replaced twice, our freezer handle has had to be replaced once, our microwave handle has had to be replaced. The dryer had to be replaced because it wouldn't turn on. Our oven light and dryer light went out. Not to mention all of the times we had had to call for them to remove MOLD from our guest bathroom vent because it keeps coming back. Can't wait to stop giving money to these people!

I have one major issue that I think potential residents should be aware of. Water Bill: This has been my biggest beef during my time here. So as a refresher; I live on floorplan A1 (the smallest), I live alone, I traveled out of town regularly throughout the month and I have no pets. Now that we’ve established that I have to say some of the water bills I’ve received while living here have been absolutely ludicrous. I’ve received bills as low as $12 and as high as $144. That’s right, a $144 water bill. The apartment complex does not handle the water billing. They contract that out to a company called NW President.They read the meter and send out the bills. Villas at Mira Loma then collects on the bills sent out by NWP. The first time I went down to the leasing office to speak with them about the excessive water bills they credited me part of the bill. While I appreciated that gesture, it did not resolve the issue of the water bill being so high in the first place. The second time it happened I was told that they could not credit me a second time. When I asked what could be done, I was told to call NWP. When I contacted NWP, they requested that a bucket test be done on the apartment. The bucket test was done and no leak was found. Now it was clear to me that there could not possibly be a leak based on how the bills would fluctuate up and down from month to month. Over the coming months I would get bounced back and forth between the property staff and NWP with each telling me the other was responsible for the meter. Another bucket test was done which again found no leak. I found this frustrating and poor service as I own neither the meter nor the property itself. As a resident and a customer, I expect to receive help when there is an issue with the unit I currently reside in. Being passed back and forth like a hot potato is not what I expected. The end result was that I had to contact TriVest McNeil Real Estate directly to reach a resolution. The resolution was that after my water bill is posted to my account I contact the folks in the leasing office and they credit me part of the bill. Even with the credit my bill is still much higher than what I was originally paying the first few months I lived in the complex. My hypothesis is that I am being charged for multiple units in the building but I have no way of proving that without cooperation from NWP and the property staff.
We have only lived here for a couple of months and we love it. The staff is friendly and responsive. We love the amenities. We are happy with our choice.
Decent place to live. First apartment for me in the San Antonio area but,compared to friends in the downtown area,as should be expected- much more space for the dollar. Maintenance is good. Ample parking space, staff is friendly and neighbors are quiet.
Horrible apartments! The management is not willing to help with anything and are extremely rude. They tell you one thing then do another, and they want to charge you an arm and a leg for anything and everything. I do not recommend these at all.
After 30+ years of living in a home we made a choice to move into an apartment community for the amenities and carefree living. I was a little apprehensive at first as The Villas at Mira Loma seemed too good to be true. Not so. From the beginning the experience was great with a friendly office staff, prompt maintenance and attention to detail. Apartment living is different from home ownership but it fits us right now like a comfortable old shoe.
