Property Ratings at Villas at Playa Vista - Malibu
It went from the Ritz to the Marriott to a Motel 6. I have to wear headphones in my own home as they refuse to manage the noise at the pool and are allowing partiers to move in so that the walls shake from above, below, and the sides. The security is a joke as I've found many people who don't live here wandering around and the residents are so rude to the wonderful facilities team who do the upkeep by letting dogs crap in hallways and leave items they are too lazy to take down to the recycling themselves for them. The resident office doesn't seem to stress what's in the lease and community rules, only caring about filling empty rooms.
The Villas at Playa Vista Malibu succeeded in making me believe that I was moving into a luxury apartment building. Everything seemed too good to be true, and it was. While the building does have great amenities and asthetics, it is not worth the annoyance of paper thin walls and horribly maintained necessities. The insulation in this building has to be some of the worst of its kind. My girlfriend and I originally moved into a 4th floor apartment (5th floor being the highest). We could hear every single thing from the apartment above us. Foot steps, talking, TV, even them going to the bathroom. It got to the point where we knew their exact schedule from the moment they woke up in the morning, until they went to sleep at night. Luckily, we were able to move to a top floor apartment within a couple months. We made the switch and hoped to finally have peace. Unfortunately, as soon as we moved in, we noticed that we could now hear the apartment beneath us just as well, if not worse. We are no longer able to sleep in, or even relax at home comfortably. Don't let the enticing appearance of The Villas at Playa Vista fool you, this construction of this building cut costs at every corner. My biggest regret was signing a 14 month lease and now having to wait for the end. If somehow you are able to find comfort in constant shaking floors and walls, this may be the place for you!

I have lived at Malibu villas for 2 1/2 years. I live in building one.. personally my DOGS, My husband my son and I , are completely satisfied and have enjoyed living here. Irvine company has exceptional properties throughout all over. We have lived in two of their managed buildings one in Hollywood and this building Malibu .. We love our walks in the community, the dogs love going to the dog park 4 min away, my son walks to whole foods and to soccer field, feeling always safe, and that’s so important for me because I know he is safe. The gym has great equipment and the FREE workout classes provided by Malibu are awesome. The amenities of the buildings and in the overall community are Satisfactory .. By biggest compliment goes to The management and the staff that keep this place clean are exceptional without a doubt, they work so hard to keep the entire complex clean. The functionality of the building is great .. elevAtors and doors have occasionally broken down, but management is very quick to get elevAtors, and any electrical malfunction running by calling in repair ASAP... It is not easy to keep the parts running in a 400 unit complex with 600 tenants. Great job !!!! Price is fair, it should be higher for the area, due to its price point of $4 million dollar homes just around the corner. My advice is keep rent high to keep the area exclusive. I've lived here for a year but would not make this mistake again. The elevators are constantly broken. There are only two elevators, and it is common for one or both of them to be down. What's more, the stairs don't go directly to the ground floor, so during the regular elevator breakdowns, the entire building is forced to go through a maze of corridors just to get home. Not to mention the front door and key fobs regularly don't work. So I sometimes have to wait for someone to leave the building in order to get into my own home. Playa Vista is a great community overall, but Malibu and its management don't seem to care about maintenance. Given the high rents, I'd look elsewhere.
