The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. A relatively upscale area, Highlands/Perkins offers a range of mid-rise apartments and single-family homes that showcase the best the Bayou State has to offer. A convenient location just across Interstate 10 from Downtown Baton Rouge means residents will always be close to the action. The neighborhood is also home to Louisiana State University, and there’s a welcome youthful energy courtesy of the campus and its students. There are diverse cuisines to explore including Cajun and Creole foods near the university and just off the interstate. Breweries have sprung up near the river and there are well-maintained parks to explore both near the water and closer to Downtown Baton Rouge.

Property Ratings at The Villas at Riverbend
Had a car stolen from this gated community and the management has done absolutely nothing to help. They will not show us security footage or even respond. Please beware this place looks great but really is not. If you like your car please stay away
This is probably the place for you. The price definitely fits the amenities, and I've loved living here for the last 2 years, and I can't wait to stay for another. All the residents are super friendly and keep a lively vibe. The summers here are super fun, especially when I have guests over for a cookout by the pool. Also the staff gave me an air fryer for free as a giveaway. Love it!

This property is the perfect place for a student in Baton Rouge or anyone looking for a quality student living style apartment in the area. The units are super spacious, the property is in a great location (<5 minutes from LSU), and the staff is super caring and helpful. The maintenance team is also the best you'll find anywhere. Jesse and John are incredibly helpful and will solve your issue the same day the vast majority of the time. Definitely check this property out if you're looking for an apartment that's better than any other student living community in the area.

Great property, really friendly staff that is very helpful. Apartment was perfect at move in, has tons of space and a beautiful interior. Clubhouse offers great amenities and a ton of convenience.

The management here is terrible. I found bugs in my apartment and reported them like I was supposed to. They refused to relocate my roommate and I even though the things were biting me. I also had to identify the mites myself at school under the microscope (I’m a vet student) because the pest control people they hired assumed they were bed bugs and I wasn’t convinced. They additionally tried to blame me for the infestation and told me that the pest control people had more experience and were more credible even though I confirmed with a board certified parasitologist. They refused to relocate us to another property and refused to reimburse me for my prepaid rent even though the place was uninhabitable. I had to pay out of pocket to stay in a hotel and for antibiotics so that I didn’t get any diseases from the mites.

We sincerely regret that your experience has been anything less than positive with us. We did have two separate exterminators check the unit, Arrow and Terminex.
