Property Ratings at Villas at Valley Glen
WOW. WHAT A GREAT 2 BEDROOM APARTMENT! THE MANAGER WAS SO NICE! THE UNITS ARE HUGE! AND THEY ACCEPT MY DOGS!!! WHAT A GREAT EXPIERENCE I HAD DOING A WALK THROUGH TO VIEW THIS BUILDING. I AM SO EXCITED, I APPLIED. HOPEFULLY, I WILL BE A NEW TENANT CALLING VILLAS MY NEW HOME!
I read the comments here and wanted to be sure to give my experience and opinions. It is quite true that it took a while for the building to be "ready for move-in" and also it did take while for the pool area to be complete. We received several emails plenty of times with updated information and altho there were delays, it was due to multiple factors-- weather, etc. I agree the gym area is not adequate for exercising fully. One of the perks of being in this building is being able to have a gym that offers a supply of equipment to avoid paying gym fees. There is absolutely no equipment for the chest and no dumbbells. The equipment is large and a bit outdated for a new building. Management has been very responsive to my emails of any concerns or complaints whether through email or phone calls. I think Patty is absolutely great! The walls of the building are thin. One can hear sounds from neighbors' apartments quite well when walking down the hallways etc. And you can hear the pipes when showers are running, or the disposal, or other noises. The refrigerator makes noises every now and then as well. The alarms are overly sensitive, so when pre-heating the oven, it has sounded occasionally. The elevators and the door have been inoperable at the beginning of moving in (May 2019) but after some time, they were fixed and there hasn't been a problem. Being a new building, one could expect some flaws due to bad wiring (which some re-wiring did occur) The apartment itself is nice, clean, comfortable and new. The layout is open and welcoming if you have guests. While there is occasional noise from inconsiderate neighbors who let their apartment doors slam, walk extremely heavy, or banging all the time as if building things, it is relatively quiet. EXCEPT... There is construction of a new building happening next to this one, so depending on where u are in the building, this can be annoying if you sleep later that 7am. The construction typically stops around 3 or 4pm however and is not so loud every day. Ear plugs are great tho lol Overall, I am happy to live in this apartment complex with the responsive management. Altho, there are things I would like different: a better equipt gym, more secure parking, and less noisy neighbors-- the latter comes with apartment living in LA constructed buildings and I cant blame the management for that!
I’ve been living at the Villas at Valley Glen for a year now. I really like it. I was looking to see if they had a studio available for a friend and I happen to see the reviews. While there were a few hiccups when the new building opened. They got everything worked out and the place is great. Before I rented I looked at about 20 apartments. Most were older and some had a smell to them. This place was brand new. It’s been open 9 months now and it still looks and smells brand new. The pool is heated. I swam last week. The gym has nice equipment, I use the cardio a few days a week. The dog path around the building is lit, so I can walk Shirley when I get off work. The property manager is older, but a nice lady. I wish they had studio available for my BFF. Hope this helps the next person. We all need to give reviews, so everyone knows what they’re going to get.
Some of these comments are not fully delivering all the information. I put a deposit down in January for a promised finished apartment in March, this did not happen and was pushed multiple times, until finally in May we we’re giving the OK to move in. When that day came, to my surprise the pool /spa/ deck / grills/ and gym were still not done. The gym is now “finished” but has specialized equipment targeting the same part of the body and no real diversity in machines. Construction has been constant but on what? The pool/ deck/ grilling area are still not done (oct 21), and I have no indication coming from management that it will be finished within the year. A shame that I am paying for these amenities yet am not able to actually enjoy them. On top the elevators go out constantly, if it’s not the front door broken it’s the gate to the garage, and the security for the building is non existent as anyone can climb a fence into the empty lots surrounding the building and jump the stone wall into the garage.
One of the two elevators has been not working for 3 days. The pool and hot tub are not available to use 6 months after moving in . And these were two main selling points on the bldg . There are numerous washer/dryer, ovens, air conditioning issues with the bldg. the landlord will not allow any direct communication so we are unable to try and get things resolved
Moved in here a few months ago and the manager said the pool will be ready by end of June. It is now October and the pool is still under construction. There has been many promises that have been broken and the manager never responds to our emails. She would not give out the landlords information so we can’t even complain about this situation. The elevator has been broken for a few days now and who knows when they’ll fix it. Other than the poor management, the place is nice since it’s new and everyone here is friendly. We all share the same problem about the extremely poor management here and will do something about it.
I rented my apartment here a month ago. I’m so glad I did. The view from my unit is fantastic. I can see most of the Valley. The other residents I’ve met have all been really nice. I like knowing that they run criminal record checks on all applicants. It makes me feel more comfortable. The gym equipment arrived a few weeks ago and its top notch with treadmills an elliptical and lots of weight machines. They have a really nice property manager and a maintenance man on staff and he has addressed even my minor issues, so my apartment is perfect and brand new. I love the smell of new and everything here is new, new. They recently supplied a washer dryer in my apartment unit, so no more Community laundry area or laundromats for me. I put my bike in a locked, water tight bike storage they have and it’s great. I don’t have to worry about it, it’s there when I want and it’s not taking up space in my place. I didn’t even know these existed. I’ve been doing work and having some meetings in the community room, which is furnished nicely. So, now I don’t have to have clients in my home. Overall I give this place five stars.
I just put a deposit down on a new unit in this building looking over the pool. I can see the Hollywood Hills from my balcony. It’s brand new. They are still cleaning and peeling off the plastic protection on the elevators and appliances. Can’t wait to move in on May 1st. No graffiti anywhere to be seen. I looked at 14 buildings all around the area. This one best by far. I understand why the other reviewer was upset she couldn’t wait for it to be finished to move in. There was nothing close to as nice. Prices were low too. Huge spa and pool. They are still finishing the pool. Property manager said the pool will be ready June 1st, just in time for my planned summer staycation. Pool area looks like a resort. Hope some good people see my post and join me by the pool.
I put a deposit back in January to secure my unit on the fourth floor. The manager there said the unit will be finished in March so I had more than enough time to pack and save which was perfect. Now that March came, the building is still not ready and now she’s saying she doesn’t even know when it will be ready. Move in date is up in the air and I am now currently living in a motel because the building is not ready. The landlord should have waited until all the permits were cleared before having anyone put in a deposit. I will be looking for a different spot and also hired a lawyer to file a suit against this place. Good luck to whoever is still waiting for this place to be done and the graffiti is still there by the way.
These apartments are 'brand new', they are not even finished being built and there is already graffiti on the top floor. Surrounded by abandoned construction sites and graffeti all around the outside/back walls.

This happens with all new construction. The entire building is being re stuccoed with an anti graffiti coating. There is 24 hr security to prevent vandals in the future.
