I absolutely LOVE My Happy place… I’ve NEVER felt safer… I can walk my Richey all hours of night with no fear or worries. Property is clean and pool is amazing feels like I’m at a resort.. When my lease was up they went OVER and BEYOND to make sure I wasn’t going anywhere.. The maintenance guys are AWESOME..!! Matter of fact just this morning I saw 2 of them just waving at me at Home Depot.. I didn’t have my readers so they helped me to get the right light bulbs!! That’s just heart warming to me.. Office crew is amazing and warming.. Shiann is just the sweetest and cute as a button, she has ALWAYS been helpful.. Thanks The Villas of Valley Ranch for making my home life peaceful and surreal .. New management is terrible and their property manager is even worse! Dana the property manager is rude and disrespectful. They added a bunch of new fees without letting current and new residence know about them.
Wanted to lease for the perfect location. Appt for 1:00. Waited till 1:45. Leasing Agent 1st day on the job. Didn’t know much. (Not his fault) nobody would call him back. I was told to fill out the application online. Webpage down. Called and was told no it isn’t. Yes it is. If I want to live here why discourage me? Rude & uncaring.
I have lived at this apartment for a year now. It has gotten water FOUR times since May 7th, 2019. I have contacted management and maintenance. They came and “fixed” it. We had mold growing in our apartment after we received water for the second time. I asked for my lease to be terminated and they refused. We then got water two more times after that. My dog also has a seizure due to the mold growing in our apartment. (I provided this documentation). We lost part of our leather sectional as well. I called the property manager and was told she would call me the next day, never received a call. I sent an email explaining my experience and what has happened. I then said I wasn’t going to pay my rent till we came to a compromise. I then received a reply via email (still had never contacted me back via phone) and was told we would not receive any compensation and they will not end our lease early. WORST MANAGEMENT AND COSTUMER SERVICE ALIVE. I have contacted corporate and still waiting to hear back. But do yourself a favor and don’t even think about moving here.
These apartments are nice, lived there for a year before I got my house. People there are friendly, but this girl named Aimee Ibarra who works in the office is the best.

When I first moved here it was a lot nicer then i thought it was. People are very friendly here, they have the best maintenance crew and staff members are very nice. I have been here for 7 years and i have never had any problem. It is much better than the place I use to live, a lot cleaner, a lot nicer. I would recommend this place to good people in a heart beat. You can't buy staff like here, I am not moving out any time soon. The manager's Anna and Lana are amazing. Amy and Andrew are always very helpful. I would give them all 20 stars if I could. Landscaping is very nice & well kept and when I go to the Pool it is very clean. The kitchen in the club house is very clean too.

I have been living here for almost 2 yrs and planning on renewing my lease for another year, staff is very nice!!! schools are right across the street, easy access to the freeway and the new shopping center is AMAZING!!!
This complex has been amazing so far! The apartment layout is really great and everything seems so new. I absolutely love the giant bath tub and bathroom set up. The brand new shopping center on grand parkway is very convenient. I was recommended to this place by my co-worker and I highly recommend this place to anyone currently looking!
I have lived in about six different apartment complex's and I can honestly say this one has been my most pleasant experience. The apartments are clean and spacious. The complex is well maintained. The amenities are nice and well kept up with. My only complaint would be a lack in customer service. Let me start by saying, I feel this is an upper level issue, not an office issue. Andrew and Amy are both extremely nice and I fell like they genuinely care. But they can only do so much because they have a job to perform and people to report to. With that being said, understand that any issues you may run into with the management is most likely not their fault. The saving grace is that they will be nice in any situation. Maintenance issues are generally taken care of quite quickly, although I have not had to use this service much. There are some holes in the back fence that raccoons come in to rummage through the dumpsters. I'm not sure there is much that can be done about them as the complex is surrounded by woods, I just stay away from the dumpsters at night. The back of the complex could use another dumpster as it is always overflowing by the time trash day comes. Overall, I love living here. I plan to renew until I am ready to buy a house. If you are considering whether or not to move her, know that you are getting a fair price and a nice peaceful place to live.
I've been in my apartment since July 2017. I haven't had any issues with the apartments themselves. Except that I have to replace my thermostat battery once a month. The staff seems very friendly the few times I've dealt with them. The tenants are probably the worst part of living here. People don't seem as friendly and don't clean up after their dogs, especially the big ones. And the stray cats. Normally I wouldn't have a problem but I've seen cat prints on my windshield. Not okay! Personally I don't think the pool is very inviting and the grills did not work last summer. Haven't had the chance to try this year quite yet. School traffic is not pleasant in the mornings. Just more rude people. Otherwise I like these apartments. They're affordable and convenient with 99 and the shopping center being built.
My husband and I have lived here for 2 years and we love it! Such a great atmosphere and feel. I feel very safe inside and out. We also love how close it is to a great shopping center. We have no complaints!
Although a bit pricey for the area, they are nice apartments. I haven't had any major issues, parking is sometimes a but difficult because there are a few vehicles which do not appear to be functional however there isn't anything done about them. Neighbors are not terribly noisy so that's a plus.
My boyfriend and I have been living here for almost a year. Our least is almost up and we would be happy extending our lease. We have had some problems in our apartment, but nothing too big management can’t handle. They are time mannered and have fixed everything. Valley Ranch town center, Northpark, and Kingwood Dr. are just minutes away.
I have lived here for over 3 years, in both a 1 bedroom and a 1 bedroom, and have thoroughly enjoyed it. Anytime I have an issue or question, it has always been resolved in a timely manner. Grounds are always kept as is the pool area, fitness room, and clubhouse.
I’ve lived at the Villas for almost two years and It’s been great. Parking has been a recent issue; however once management was notified there was a noticeable difference in parking availability, which was great. Maintenance is fast with completing work orders. Location is great especially since the Valley Ranch shopping center has opened. Love it here.

Very nice apartments! Very quiet and rarly noisy neighbors! Very safe area and your vehicles are safe! Staff is nice and maintenance has a pretty quick turn around when needed! No flooding! Recommended.
I have been living here for over a year and I can honestly say this place is great. I have never had any issues and the front office is so nice and helpful with any questions I have. They even still had a package I thought was lost 3 months after the fact. Very nice people and the rent is affordable.
My husband and I have lives here for three years. We’ve never had any problems. Management is nice. They always keep the landscaping looking great— so that’s a bonus too! Just make sure, if you park inside the gate to have your apartment hanger visible. If not, you will get towed. Also, finding parking can sometimes be a pain. Overall, great place to live!
The location of the apartment complex is great, it's just by 99! Parking can sometimes be an issue, but it's generally ok. Maintenance guys are attentive when requesting maintenance and the grounds upkeep is amazing.

We've only been here 6 months or so but loving it so far! Everyone we have met in the complex is very kind and respectable. The community surrounding the complex is very nice. The grounds are always well maintained. Very close to the elementary school which is fantastic. The maintenance guys are absolutely wonderful and always try to go above and beyond. The office people are the best, willing to help with absolutely anything in their power. I like that they text me every time i get a package. Complex is quiet and very clean. However some dog owners really need to pick up after their pet... There is no perfect apartments and the Villas is not perfect but honestly I'm glad that we moved in here.
The management is very rude. Very opinionated employees that don’t offer any solutions. I am very dissapointed with my stay here. Please don’t move here!!!
I've lived here for 3 years and for the most part like it. The grounds are kept very nice and I love the high ceilings. Andrew in the leasing office always takes care of any issues I have and is always courteous and professional. Parking is about the only issue that can be a pain sometimes.
Beware!!!!!! These apartments are complete scam artist! The office manager has no customer service skills ,and she is absolutely rude. If you have a pet they will fine you for not picking up dog waste for no reason. Ive got a dog that has had parvo so I always pick up my dogs waste in fear for any others pet. I always pick up my dogs waste ,but Ive still been fined several times for no reason. There parking situation is terrible they will tow you car without warning even if you park in designated spot. All they want to do is scam you out of your money ,and there is no way to stop them. When i approached the manager she simple said "it is what it is deal with it" The only positive thing i can say about this place is the Maintenance guys are very nice and helpful. Its ashamed because i have great neighborsi would gladly resign my lease ,but the lack of customer service in the office scares me away. I will be moving on not looking back. BEWARE OF THESE APARTMENTS!!!! There simply not worth the high price.
I lived there for two years. In that two years, my first neighbor was a herion cook and dealer. These people were reported several times; even smoking herion on their open first floor patio. They would sell the herion from their apartment and we're often seen loading their cars with it. (They were busted on the news) My second neighbor had four other residents living there not on the lease. We reported them and even provided picture evidence and NOTHING was done. They do NOT hold to their own lease. They are constantly violating their terms and conditions of the mutual agreed contract. The manager is never there and the office is often closed during normal business hours. When the manager does return a phone call she waits until the last five minutes before getting off work so when you do have a conflict or need to actually talk to her about something she is quick to get off the phone because they are "now closed". The pool is actually the Porter Area Community pool. The apartment grounds look nice but don't get fooled. Do YOURSELF a favor and keep looking!
The apartments are nice, the best in Porter. The area, Valley Ranch, is very nice as well. We moved here because the apartments were nice at a good price. After living here for 8 months we are coming up on a renewal that will increase our rent by $105. Not Cool. Any non emergency maintenance (change a light, dishwasher not working, etc.) take 2-3 business days. Parking can be a pain if your coming home after 10pm. The staff is okay nothing horrible but not outstanding. Beautiful pool area. The gym needs a good cleaning. Most people have a hard time getting to it since the GPS does not realize the closure of community dr. Over nice but not worth the new rental rates.
The new management is terrible. The manager in charge is named Anna! She is never on site! The people in the office are very rude and noncompliant! Management is changing all rules of the apartment complex! No notification! They will not honor the existing management companies agreement. They act like the paperwork doesn't exist. You will not be treated as a valued residence. They do not care how long you've lived her they do not care how long you've lived here. Or if you stay or go! Your rate will increase and they will find ways to add on fees! They are nothing but thefts.
I'll start with poor management. The staff is rude, uncooperative, and they do not honor their end of the lease agreement. We've lived here 2 years, the old management was great. New management began this last year and they have defaulted on the utilities portion, causing our utilities to double. They have a new parking permit system that failed to tell residents about, causing vehicles to be towed. They did not even leave a warning sticker on the windshield before hand. They charge you for changing lights out now. They nickle and dime you on fees. They are nothing short of criminal. Thieves! Please, save yourselves alot of time and money and keep on looking. Its not worth it.
This place has all the amenities that you would want and then some. It also has the best deals in town
Updated and looks nice, but pretty cheaply made cabinets, appliances, etc. Nice paint job and clean carpets. Modern light fixtures. Large closets and bathrooms. Beautiful pool area. Decent gym. Game room needs updating. Gated and safe community. Major construction going on at the exit for over a year now, so you have to take an alternate route, which can be inconvenient. Slightly over-priced.

Overall, it is my opinion that these apartments have everything you need/want in an apartment; prompt and friendly management/employees/maintenance, cleanliness, big and open floor plans with new(ish) appliances (not top of the line but definitely not old), a very nice and user-friendly pool and gym, gates the provide even more safety in an already safe neighborhood, and they're pet-friendly! The only honest negative aspects that I have encountered include the quality of lightbulbs (this sounds ridiculous but I've lived here for just over a year and have had about 15-20 lightbulbs that needed replacing - that can't be normal in a one bedroom apartment!), parking (they have recently started utilizing parking permits which seem to help, however, now there is designated visitor parking in the very back and there only seems to be 5 spots for about 6 buildings to share), and maintenance will come in without permission (which can be a problem for pet owners). Ultimately, the pros absolutely outweigh the cons and I would recommend these apartments to anyone that is looking in the area.
