Property Ratings at Villas at Vineyard
Rent ran like a rocket after pandemic with 20% increase but the service not met what they charged for. It's a very old apartment and could hear a loud floor squeaking sound from the upstairs unit so don't live on the first floor. You can find a better apartment with the rent they charge for.
Office staff are incompetent and incapable of helping with even the simplest of things. Maintenance never gets done and any issues you’re having they leave you high and dry.
We’ve had nothing but continuous issues for the past year. From maintenance not having any document of us paying rent. Meanwhile, we keep all documents stating what and when we paid. We’ve never been late. To an emergency leak under our sink that never got handled as such. After having a plumber come out and fix the issue. Maintenance failed to get rid of the base boards under the sink. That had tons of water damage and mold. You could smell the musty/earthly mold. As well as physically seeing it. When we contacted our office, we were informed that they don’t have a time table on when they’d have it fixed. But it’s a huge issue when we have a 6 month pregnant tenant present. Finally! The issue got resolved. Maintenance replaced the boards and sprayed a solution on the affected areas. Our issues continue… We’ve been on schedule to have our toilets replaced for months. Constant issues and miscommunication lead to us possibly being one of the only units without new toilets. They said they’d show up said day and replace them. But nobody ever showed. No communication. Nothing. Today, of course Thanksgiving day.. I noticed a huge puddle of standing water near the toilet. The screws had rusted out, causing the water in the tank to leak onto the floor. Ultimately, we never should have encountered this issue when our toilets were supposed to be replaced months ago. I tend to be as patient as possible. But when huge emergency issues aren’t getting handled as efficiently as they should. It’s just not okay.
Do your research before moving into this complex. There are better places to live. The office staff is amazing. But, that doesn’t make up for the dog mess outside of my door, the constant noise of neighbors, yelling, fighting and breaking things at all hours of the day and night. The staff knows something is going on and haven’t done anything to stop it and I’m not going to involve myself, by calling the police and making myself a target.) Speaking of which, I seen the police in the complex on a number of occasions, speaking to other residents having domestic disputes. There have been car break-ins, here. Overall, crime around the area is rampant. I’m on the app and read reports of gunshots and crimes in the area, daily. The pipes on the property are terrible. The management admits it. The few renovations that have been done are superficial and sub par. The taps on sink are on backwards. The water pressure is low. Simple things like missing parts on the refrigerator and stove draw haven’t been fixed in the months, I’ve lived here. I tried switching apartments in the community and wasn’t allowed. I have tried to move to one of their other communities and was going to be put through the entire application process again and charged all of the early lease break fees. I expect the typical “We’re sorry. Call us and let’s get everything corrected,” response on here. Don’t let that fool you.
There are worse places to live. However, this complex really wants to present itself to be something it isn't. Rent is increasing everywhere but this place adds on so many additional fees one for a "premium lifestyle" but they can't even manage to get the pool open. Having a pool is perk for living in an apartment complex so if its something you're interested in and you walk past the pool area and see it clean and inviting just know its not open and they will lie about the reasons. My favorite was "we're waiting on a scuba diver to come and change the drains". The apartments themselves are huge and I love the brick wall but they was painting them white in upgraded apartments. The plumbing is very old and I have had plumbing issues since I moved here, the ground level apartments feel the plumbing issues the most. The current management company is the third one in the three years that I have lived here. Like I said, there are worse places to live. I like the layout of these apartments and the size and I love the neighbors but I wish I had not resigned at the increased rent prices and additional fees to not be receiving some of the benefits I am paying for. If you have other options, go somewhere else.
when move in, the room was not ready yet and workers has to come in when we are already moved in. The dryer has been not working for the entire time that we are here and we still are paying for nothing.
My dryer has been not working for the entire 6 months that I live here. Reported it many times and they always have excuse of not able to get the part or something like that. I said okay, then refund me the at least part of the money ($50) that I have been paying for the in-unit dryer/washer. They don't want to do it. I have been paying for a not usable dryer for several months. I feel like they will not fix the dryer any time soon.
They take way too long to respond to maintenance issues even if they’re marked as high or emergency priority. They also have open the pool late in the past two years and last year they even close the pool one day early due to the person “forgetting to unlock the pool” on the last day it was supposed to be open! And this year they opened it weeks late, it was closed for July 4th!!! It opened on or after July 9th and closed on Labor Day so it was open for such a short period of time.
I have lived here 6.5 years. I love the actual physical apartment, but management is a joke. I would love the apartment even more with proper maintenance. There is a new property manager at least every year. Often, more frequently. At any given time there are random sofas on the lawn and garbage everywhere. The gutter systems have never worked right in over 6 years. Usually the resident is treated like the enemy. Twice one of the property managers broke into my house while I was at work, used my things, and stole from me. They are never on top of maintenance. The pool has never opened on time. The "gym" is stacked full of supplies and not open to residents. The "Business Center" is only unlocked when the office is open.
I've lived here for three years now, Geographically convenient. Apartments themselves are older, but the new ownership has repaved parking lot and installed new windows in the past six months. I expect the property will continue to receive these improvements making it that much better.

I’ve been here since 2016. Been through so many changes within this time. The best change I’ve seen so far is the new company that came in and redid everything! Now everything is like it should be great staff! Awesome place and best part we finally got a play ground for the kids!

Perfect complex for singles and families. Centrally located to shopping and restaurants. I have lived here for 9 years and would not even think about moving, especially with all utilities included with rent. The staff is wonderful and caters to anything you need right away as well as providing a great sense of community!
Right behind one of the busiest thoroughfares in Winston-Salem, Regency Apartments provide a little block of quiet space. Nestled between I-40 and Business 40, you can get anywhere in good time. There are many families, children and dogs around, and a pool decorates the main parking lot. They are always working to make the place prettier and safer. I've never had any problems here, and plan to stay for a while longer!
I have lived at the Regency since summer of 2004, and I can honestly say that I wouldn't want to live anywhere else. The location couldn't be better. It's only a mile from Hanes Mall, less than 5 miles to downtown Winston-Salem, with quick and easy access to both I-40 and Bus 40, and within walking distance of lots of great restaurants and stores! Not only that, but it's on a dead-end road, so it's quiet with very little traffic. The best perk of all is that the electric bill is included in the rent! I haven't seen that in any other apartments in town, or anywhere else! The apartments are spacious with modern appliances and lots of closet space. The grounds are very well-groomed and maintained, there's a large pool, a dog park, and the office staff couldn't be more helpful! Any issues with the apartments (repairs, etc.) are handled quickly and professionally. All in all, the Regency is ideal for families, single people, or anyone looking for a wonderful place to call home!
