I don't think i need to give even a star here ... This place is very horrible to live in. one of the worst management i have ever seen . The complaints given to resolve the issue were never take care off and they even say they have shot maintenance . House is given to me with no vent fan in the bathroom, A/C not working , poor dim lighting and some security issues. its been almost a month and still not resolved it. i walked in to office couple of times requesting to take care at-least some hygiene issues like fix the vent in bathroom and help to drain the tub but the said its not emergency so it can be solved when they get time.This is not the hygiene issue for them ... i wish they take care of their tenants in terms of health and safety measures after learning lessons from COVID.The manager is so rude and even gave me the suggestion leave the door open and use the bathroom what happens doing like that . i am very surprised with those words.This was very rude. I saw some reviews, the management responded to reviews stating "Hello Thank you for taking the time out of your busy day to leave us a review and voice your concerns. We are so sorry to hear that you are not having a good experience at Villas De La Terraza. We strive to provide the best service at our community. I would like to hear more about your concerns so we can work towards getting them resolved. If you would like to discuss further please call the office.(505) 821-1100 Sincerely, Villas De La Terraza " This is just the template they have i guess But i suggest don't walk into their office because you may loose your respect. when i walk in to office ' i asked, can i speak to the manager as i gave complaints they were not resolved then they let me to speak to their manager and the manager says they were not emergency issues so it cannot be taken care of them at this moment. i think 30 days wait time is still not sufficient for them to fix the problem. when i am talking ,at least fix some hygiene issue she said "Out of MY Office the conversation is over"so i feel i have no right to request the service while i pay my rent. There are many problems in this apartment and the management is not so friendly but their rent compete with nice apartments. i will suggest not to rent any property where handled by @MEB management services
Worst apartment that u can ever move. They have fee for everything. The manager are super rude. They are nice just the first day that’s all. Once you move good luck.
Not safe. I’ve lived here for half a year now and my truck has been broken into because parking policy sucks. You pay for parking and your still not Guaranteed a parking by your apartment it’s a scam to just get money. My bike was stolen off my porch. Within a few days later of stealing my bike someone took the light bulb out of my light on my porch. Seems sketchy like someone is casing my place. They will show you an apartment that looks nice but won’t show you the actual apartment that you’d be leased in. If they would’ve done that I wouldn’t have leased here because my neighbor is a crack head that drops her trash into my porch, she’s dropped heroin needles that have been used into my porch I’ve told the office that she’s doing illegal drugs on their property which is grounds to be kicked out and they have done NOTHING. I highly DO NOT recommend this place at all. I’ve lived in abq for 7 years nothing like this has ever happened to me until I rented here.
These photos are false advertising. Appliances are not updated. But worst is new management, we have lived in these apartments for 3 years and our dishwasher isn't running and maintenance is trying to make us pay to replace it like it's our fault. For the 3 years the dishwasher never ran properly and it has been "fixed" several times. Also our sink broke while not having a running dishwasher and I haven't been able to wash dishes for 4 days because maintenance hasn't shown up. This is a joke.
The new management and staff are excellent and amazing. They really make you feel at home and make sure to take care of any issues or concerns with quick response time. I have seen several renovations that are in the works and can tell that the management takes pride in this property.
Worst apartment I ever lived. I really don't recommend anyone to move to this apartments. I have move here like 5 months ago and I find out that I have mice in my apartment, witch is really dangerous, I have two kids and am really scared of it, I had to throw a bag of candy they were bite by the mice. The office just give me traps and every Friday send someone to spray the apartment. I will Do anything do I can move from this apartment. I have called the city and I have to take them proof with I'm about to do. I will post some pictures now. We already got 4 of them and there is more.
The standard that this complex keeps for itself is downright insulting. The apartment that I walked into was filthy. On moving day, I didn't get a walkthrough of the place that I am going to be living in for the next 12 months. What I got was pressured by Joanna into giving her both my money and my renter's insurance information before I got a set of keys. Walking into the apartment, I was appalled. There was dust everywhere, including dust bunnies clinging to life from the ceiling in the kitchen, rust covering a 1/3 of my porch and rust on my mirror in my bathroom, warped and missing screens, A HAIR from somebody else on the toilet, and a filthy laundry room. On top of all this, there is definitely more. I got a total of 108 photos and a video of the filth that is that apartment. The icing on the cake was the fire extinguisher that had been expired for 2 years. When I asked them why the apartment was this dirty, all I got were apologies that they didn't do a walk-through in between tenants because they didn't have time. That's no excuse, make time in between tenants to do the stuff that you need to do to make sure that the place is clean that you're going to be renting. And even though the fire extinguisher was clearly a breach of the safety portion of the renters agreement, they wouldn't let me out and now I'm forced to stay here.
1.) The inside of the apartment is decent. Older model, non-updated appliances, but decent. 3/5 stars here. Here's a huge issue: When we moved in, the apartment placed incompatible light bulbs into our hallway fixtures. All went fine for a few months, and about a week ago, we smelled fire. I look at the fixture and it's smoking. We take out the bulb, see that it's actually burning, and the fixture is slightly melted as well. Please check all apartments for incompatible bulbs. Had we not have been home, THIS WOULD HAVE TURNED TO A FIRE. 2.) This is a terrible place for people who are responsible dog owners. 0/5 stars. More specifically, for people who keep their dogs on leashes because they don't want their dogs to get in any altercations with other dogs. There is no weight limit here, and although they claim there is a breed restriction, I don't believe it's implemented. There are many irresponsible owners that do not put their dogs on leashes, let them run loose to use the bathroom. We have two 15 lb dogs that are always on a leash. One night, an unleashed dog comes bounding up to ours and attacks one of my dogs. I wish that management would make this a safer place for dogs and owners by fully implementing their leashed dog responsible owner rules. 3.) Utilities. 0/5 stars. This is the third apartment complex I've been in, and I have NEVER seen such absurd utility charges. They charge community utilities. They send you a lovely little bill in the mail each month that you are expected to include in your rent. Ours is approximately $115 each month. PLEASE factor this into your budget when considering this apartment. The office staff will certainly not tell you this, so I am. For example, here's a breakdown of our current utilities bill that goes directly to the office: water $32.93, sewer $19.94, trash $19.66, gas $17.54, "C.A.M. FEE (this is the community maintenance fee... lol!!!!) $20.57, service fee $3.50. Grand total: $114.14. This is EXTREMELY HIGH. 4.) Maintenance: 2/5 stars. Every maintenance personnel I've encountered has been super nice. This isn't about that. Hopefully they'll help you out if you have an issue. The issue to me is the CONSTANT remodeling. If constant construction noise bothers you, think twice about moving here. 5.) Office Staff: 2/5 stars. Although not particularly attentive, interested, or engaged, friendly enough. 6.) Safety: 2/5. Since Oct I've personally seen 3 smashed windows in the parking lot.
I moved out in August 2017 and I would have moved sooner if I could. This complex is terrible. The staff is lazy and generally unconcerned about the state of the complex. The first night I moved in my toilet backed up. This happened weekly during the colder months. I informed the office of this problem several times. They would do quick fixes such as snaking the toilet but it would back up again. They suggested I use less toilet paper. My apartment had one bathroom and it took on average 5 days to get fixed . My AC worked marginally during the summer. When I notified the office they blamed me for opening my windows to try to cool the apartment. It would get to over 90 degrees inside while the school was broken. The final straw was the mice. I understand that mice can get into buildings but the offices response to the problem was subpar. I was given traps to set up. They told me they would remove mice if they were caught but sometimes they sat in the trap for a day or two. To the person now living in 88: you have mice. They enter behind the stove. The majority of the mice I caught were inside the top of my stove!! Do not live here!!
I have been a resident at Academy Terrace for over four years. This is a convenient location for me, but it's a mediocre facility for the rent that is charged. The buildings are very old (1970's) and very poorly insulated. Expect to pay a lot for your electricity in extreme hot or cold weather. The windows are single pane and very drafty as are the doors. There are laundry facilities on site, but they are dirty & often the equipment does not work. Insects are occasionally an issue, but they offer spraying every Friday. Watch out for automobile property crime! I have been a victim of gasoline theft & vandalism twice. The first time thieves drilled a hole underneath in the gas tank in my SUV overnight which cost $800 in repairs. The same thing happened again overnight on Good Friday to my pick up truck. They drilled under the tank costing over $400 this time, and I have great difficulty filling the tank now very slowly. The landscaping is nice and well kept, although the grass is over-watered in the summer leading to higher community water bills which is not fair. There is a pool in the center of the complex, but don't expect to ever swim in it because it is always closed. During Albuquerque's long hot summers, you would be lucky to have two weeks that the pool has been open. As far as residents, most people are not very friendly or talkative. The facility is pet friendly, but not everyone cleans up after their pets. The worst resident complaint I have is smokers of all shapes and sizes. I live on the second floor, and every time I get new downstairs neighbors, they smoke. Cigarettes, e-cigs, and weed are always present unwelcome odors. The office staff used to be helpful, but since the management & staff has changed in 2017, the customer service has declined rapidly. Academy Terrace definitely has potential to be a nice place with some simple upgrades, security, and better management, but at this time, they are missing the mark.
Website for online payment has been replaced with one that doesn't work. It's been this way for two months. There wasn't even a notice that you should use a different method of payment since the previous one was broken. Pool is under construction/closed most of the summer. Water get off as an 'emergency' once a month on average. You'll luck out one month, then get hit twice in another. The staff is friendly and apologetic, at least.
The apartment managers have been extremely nice and very helpful. They are always there when me and my husband need them. There quick to answer and very polite and the facility is very clean. I recommend anyone who is looking for an apartment to come check out the place.
Academy terrace is nothing short of amazing , my girlfriend and I have lived here only a month and a half but we love everything about it, it's quiet it's affordable , the management are superstars about tending to the tenants needs and questions . We would highly reccomend it to anyone in he Albuquerque area looking for a good apartment to call home. The grounds are beautiful and the units are cozy but not cramped we may very we'll be calling this place home for many years to come .
