Property Ratings at Villas de Sendero
I lived here for a year. Villas de Sendero management doesn't have enough personnel to take care of it's tenants with maintenance and other needs. I've been without AC for over 2 months during the summer. Office often doesn't return phone calls. The apartments are filthy and old. Work orders are not handled in a timely manner. Fleas and knats are difficult to remove because there is no pest control even though I pay 8 dollars a month. There are some vagrants or street people lingering on property at night. I can hear conversations from folks living above me. Every loud foot step can be heard above. As a veteran with PTSD, the noise factor is excruciating. Needless to say I'm moving when the contract expires. I can write a short story about all the problems which isn't noted here. The corporation that owns this property should be ashamed. The apartment price to live here may be appealing, but unfortunately it isn't worth the headaches and anger you'll live with.
I have lived here for 4 years and I have been waiting for a lease renewal since November! And now that there is new management I cannot access any of my messages to the office from my previous residence portal in regards to my lease renewal so everything else was verbal because of not being able to access my lease renewal and we only wanted to renew for 6 month due to getting a house soo. Not only am I having to pay month to month because I cannot prove my conversations they are not offering a 6 month lease renewal. They got rid of the best maintenance as well. The property has broken fences all around the on-site playground is broken. Cars have been getting parts stolen from then AND I'm still not even in the system because there isn't one up and running.
Horrible management, do yourself a favor and don’t come to this place unless you want to get a horrible experience. The manager is only nice while she is trying to convince you this is a good place to live, after that forget it. If you like hidden fees, over charges, AC breaking up every month and having to wait two weeks to get a response then yes this is a perfect place to stay, other than that this place is trash.
Nobody ever came to do repairs even when our bathroom flooded out with sewage....twice. We had to clean it up ourselves because despite being told, nobody came to clean it up. Our dishwasher never worked, doors never closed, our roof fell apart and nobody fixed it...horrible respect for their tenants. We couldn't take it anymore and followed all the correct rules to get out of the lease and I still have collection agenies calling me for the damage they caused and neglected because they didn't even ask for a forwarding address. Ridiculous. Do not live here unless you absolutely have no choice. Even then....find somewhere else.
I like the upgrades made to the apartment.
The rental rate and area the community resides play a key role why I would make a recommendation to family and friends, the office personal is an added bonus that completed the satisfactory why I rate this community a top choice

There has been signifigant improvement to the maintenance staff and its inner workings thanks to the new leadership I think it really made a big difference with a major part of our content with the apartment community

The interaction I had with the employees, the cleanliness of the grounds and the neighborhood.
They change management 4 to 5 times since I been there and it was worse each time. They tell you whatever they have to, to make you leave office or get off phone. If they fix anything it took weeks or months. Several times I have asked for a fire extinguisher because they maintenance guy messed up my heater and almost burnt my apartment down and never got one. They said I could still use the one I had which the fire department told me it was a one and done extinguisher. I then asked a couple of more times and was told it was on order and never got it. This was going on for a year or so. The responses to the other bad reviews on here is a lie. I know several people that said the apartment they got was nothing like they saw and things were broke or missing. Some were missing cabinets and appliances. They charge for pest control and never have the company spry your apartment. You have to ask for them to and they always say you will be on a list to get it done because they only do 10 a week. This is the worse place I have ever been and will not tell my worse enemy to stay there. I don't understand how they can lie like this. Several of the maintenance guys said bad things about the management and staff and how messed up the place is. The trick to get people in is the free month, no deposit and the promise of fixing the problems. Don't fall for it. The reviews about molds and sewage problems are all true. And if your ac goes out and it close to night they will not fix it because they say it's not an emergency but this is Texas in the summer so you know it is.

It's doable if you don't have anywhere else to go, but beware, this place is old and stuff breaks often. Our dishwasher never worked and was never really fixed, our ceiling leaked until a hole appeared and that wasn't fixed until a month later. This was under their newest management. The previous one at least would attempt to fix whatever was broken the day that we're notified, this new one we informed them that the ceiling above our washer and dryer was leaking, they came to look at it 3 times and just put a black tarp under it. It's still leaking. Don't even get me started on the roaches, at this point they're a part of the family. The neighborhood isn't exactly the safest either. My schwinn bike was chained up to the balcony. Someone cut the chains and stole the bike in broad daylight. A few months ago, my car had 3 tires slashed, no one else's, just mine. I don't know anyone there so i don't know who would dislike me that much, but 8 hours later i had a warning by the apartment to move the car. 8 hours. They say the policy is 48 hours before they give the warning but this was 8 hours later, I come home from work to see the warning on my window. I had to get a police report to get them to halt the towing.

These apartments are located in a nice area with many stores very close by. It's right off a main road so there are a lot of places to get something to eat within a few minutes walking distance, even shorter with a vehicle. A grocery store and a Walmart Supercenter are just down the road as well and buses run just right off the main road so you have easy access to most of what you need. Community amenties include laundry facilities, basketball court, swimming pools, a clubhouse, picnic and park areas, a bark park for your pets and on-call maintenance. It's a great family area in general and a very quiet neighborhood to live in.
