Property Ratings at Villas Las Naranjas
This company has been working very hard to improve this property. It is a very nice piece of earth. Just needed some love & money. They are doing it. Definitely worth taking a look at. Leasing office girls have been working very hard & they deserve a break. Thank you Girls & Greenwater please keep up the great work. Oh their maintenance crew work hard to correct things the right way. Very appreciated for sure.
Don't bother living here unless you want to be harassed by kids, because other tenants let them do whatever. Its also drug infested, cops are here almost daily. Office staff doesn't answer their phone to current residents let alone emails. I feel bad for the people that even bother trying to apply for this garbage pit. So unless you like your kids antagonizing other residents, projects like setup, pay thru the nose for rent, crappy halfway service requests and office staff to ignore you and give you grief about you not having renter's insurance every year, don't bother even trying to live here. Its a real garbage pit.

I recently moved out of these apartments and it was the greatest decision I ever made! They are infested with roaches and BED BUGS!! Mice all over the place, it’s truly disgusting. Maintenance is horrible and the women in the office are so rude and racist! And as if that wasn’t enough they raise your rent higher and higher until they start charging you some ridiculous amount! These apartments aren’t even worth a penny. Most disgusting place I’ve ever lived in. Please do not move in!

I moved into the 3 bedroom loft and was not allowed to see the apt before moving in. On move in day they told me the apt wasnt ready after months of planning. The condition of this apartment was so run down, paint coming off the walls, mold, stained dirty carpet, dirty appliances and yard. My car was broken into twice. Rats and roaches. After calling about the rats twice they just gave us traps and told us there was nothing they could do. Work orders went unanswered, didnt have working outlets. Upstairs bathroom leaked into downstairs bathroom. When they did come "fix" our dishwasher, they jerry-rigged it and it broke again within days. We got covid and during this time they tried to enter our apartment 3 times after we told them the day we tested positive. And the screaming children...All hours of the night children are left unattended (also unmasked) yelling and screaming even using foul language. Nothing is ever done after many complaints. The walls are so thin and you can hear everything that your neighbor says and does. Management is so rude and they all have bad attitudes. I am so thankful to be out of there. Worst two years of my life, I hope this place goes under.

My boyfriend and I moved in March 2020, after having talked and planned with the property since January. But when it came time to select our apartment, we were only shown the renovated model and not the actual apartments we had a list to choose from. They said the only difference between the new and old models are the appliances. Oh no no no. For starters we had old paint crumbling off our bathroom walls, poor ventilation, and one shower that doesn’t even get hot water at all. Next are the roaches.. we encountered roaches two days after move-in and they haven’t stopped since.. The apartment is improperly sealed, especially in the kitchen, which is where they all get in. Maintenance can only just spray for them, everything else is on you to take care of. But the worst part about this place is the neighbors you can get stuck with.. Our experience would be SO much better if we had known ahead of time who we would be living next to and could have changed our plans accordingly. Loud, inconsiderate, and obnoxious. If you don’t like waking up to the smell of weed coming up through your bathroom vents, or having music so loud at 5am you can feel the vibrations through the floors, meet your neighbors first. The property management and staff are so sweet and so accommodating, but there’s only so much they can do. The staff really are the saving grace of this place. But it’s not enough to make up for all the inconveniences you face pretty much every day. The lease is a year long, so if you don’t think you can stand roaches, noise at all hours, and constant second-hand smoke for a year, select your future apartment more carefully.

Take some advice from someone who is currently living here in garbage they call apartments. These people are only after your money and dont care about anything else especiually if you have actual problems here, which I can garantee 100% you will have. Even now with the switch of ownership, these apartments contintue to dissapoint and continue to be absolute garbage in all terms. There are roaches no matter how much clean, the office workers dont care about your safety and living conditions as there have been multiple shootouts and break-ins in the complex. Maintenece ignores your requested fixes for months on end, and management will not bother trying to resolve anything with you. Money is the biggest thing to them as they will ask for their rent or compell you to ask for money from others so they can get their rent during the Pandemic of COVID-19. Its just rediculous how money hungry these people are and how much face theyre willing to save putting up these internet pages tht look so perfect and nice to hide the fact that theyre basically worse than cheap motel rooms listed at a rediculous price. You're literally better off at a motel or sleeping in your car at this point. This place doesnt deserve even 2 stars for their disgusting holes they call rooms.
I moved out recently in Feb 2019 . Had nothing but issues with this from finding rats in my kitchen to bring charged for having pets that I didn't have . To having all my refund money being paid to what they called late fee ?? which does make sense cuz we were all caught up a week before I moved out. They don't take notes. You as a tenant will need to save copies of everything cuz they tired to say there was months we didnt pay and I had my receipt from them showing I did.
BED BUG INFESTATION it's so gross recently moved in and kids had been getting Sick, Hives , Rashes, Bite's all over the body and insomnia from not being able to sleep with so much itching. I was and have been back and fourth to doctors and to find out we are infested with bed bug's it gives me chills .Never even known much about bed bugs till now I cant and won't step foot in my unit and I have to get rid of everything and start from scratch. Yards on Kolb Have been a NIGHTMARE anyone trying to rent here would be wise to please read the reviews I didn't and now I am told I'm responsible for paying for bed bugs I have never ever had in my life and in a lease with these gross infested apartments. Want to break my lease leave everything cause it's infested with bed bug's and never go back. Also because being in that unit I am and would be risking my kids safety and health. Management are very impolite please read these reviews before moving here and ask for bed bug history report before moving in.
Horrible place to stay at, looks pretty from the outside, but the inside is a total different story. First off, the front desk people are extremely rude and will hang up your call if they are wrong during a conversation. More rudeness also comes from when speaking with them in person. one of the office staff also called me pathetic which really made me mad and I will find out who that is. The most horrific thing about these apartments is the bed bug infestation and roaches all over the kitchen area. When I first arrived I had no bed bugs ever! I had to BREAK THE LEASE due to roach infestation and bed bug infestation!!! The Health Department has been called and will address the apartments and hopefully straight some things out. They also took my deposit because I "broke the lease". The only reason of breaking it was the infestations. Be warned people, judge THIS book, by its cover... Smallish Issues: Power kept going out for the first 2 months randomly at night and sometimes daytime. I had asked them repeatedly to please fix this and they said they "did" which apparently "fixing" is turning the apartment power on and off... Eventually they called the actual electric company and they fixed the problem. So many kids yelling and screaming at night when you are trying to sleep. Lots of suspicious people wandering around the apartments that definitely dont look like they live there.
I currently live here we moved in , in September and it’s the worst mistake we made! Management sucks and anytime issues are brought up they ignore you and if you finally can reach someone the excuse is always it’s out of their hands. It’s hard to get anything fixed as things are constantly going out (like power and the water). We went 5 days without any water and in that time couldn’t get anyone to return our calls and when we went in the office they didn’t know why our water was out but would get back to us (they never did). If you have hookups for a washer and dryer good luck getting the gas dryer hooked up as the complex says it’s our responsibility but when you call the gas company they can’t come out as the gas is in the complex name and we were told they needed to do it. Our upstairs bathtub leaks into the downstairs restrooms But we can’t get anyone to fix the problem. They recently just said that we owed them more money in rent because we didn’t pay all the utility bill ( I had received a bill and paid what I was billed for but didn’t keep it as I wasn’t expecting to get a notice saying I still owed them 40 dollars) and when asked the office to provide the bill they threatened to evict us. The kids here are out of control. They have no supervision and are loud and vandalized peoples property. On more than one occasion we’ve had rocks thrown at our windows but if you bring it up to management there is nothing they can do. Just last night our car was stolen From this so called "gated community “ if you are looking to live here you should run away! This is the worst place I’ve ever lived and a few people in the complex are actually joining together to file a case against this complex. I wish I had read he reviews before signing the lease else I never would have done moved here with my 3 young kids.
I have been living here since April 2016 and I have to say this is a horrible place to live. For the past month I have had my hot water shut off and on without notice or reasoning. When I called the front office, all that they can tell me is that "at least we have water". Which is unacceptable! I have two children that need baths and water to live comfortably. They are under new management and the painters destroyed my back patio with paint and carelessness. They put new toilets and ruined the BRAND NEW Vinyl that was in my bathroom and have yet to replace it. I had put two work orders in and ITS BEEN 2 WEEKS NO HAS CAME TO FIX ANYTHING. I have two broken sinks from their maintaince men and when I told the Assistant manager. She told me that my work order wasn't in the system. Which i had copies from when i placed them. The front desk is extremely rude when you are trying to tell them your issues. Customer service? They dont have the empathy or answers. I also had someone come into my house while I was gone because they left both my front and backdoor open and the Assistant manager could not tell me anything. She continued to blame me for the issue and said that maybe a friend opened my door. HORRIBLE! Mirabella is the worst apartment complex EVER! Rude, disgusting, poorly maintained, rude staff, poor managed. I pay every month and yet they treat you like savages because you live in an apartment complex.

This used to be a great place, but the management has really gone downhill and no one cares. The apartments are somewhat larger than most, but that's about all there is to offer. Utilities were supposed to be in the $75-$100/month range but are generally between $125-$200/month on top of the ridiculous price they charge for rent (over $800!) and that will go up every single year - guaranteed. The apartments aren't well insulated, windows have gaps and holes, doors don't have weatherstripping to keep them sealed shut. Water pipes break often causing there to be no water for extended periods of time. Sprinklers are busted and shoot water over buildings. (I have pictures!) Irrigation lines are ripped out of the ground and spray all over. Additionally there are water lines that lead to no plants, but water the dirt every day all the same. The landscape looks nice from the main streets, but on a typical day there are dirt and rocks all over the sidewalks and trash littered everywhere. The barrier they put down unknowledged out all the grass and laid down gravel shows through all over. Landscapers used to be here annoyingly often and now they come maybe once a month and only take care of the areas you see from the street or near the office. Maintenance doesn't fix work orders promptly or completely. Office staff are rude and unhelpful. Aside from that, you can expect children running wild with no supervisor at all, people screaming and fighting outside at all hours of the night, shootings, and drug overdoses. Not a good place for children or families. It's really sad because I used to love this place, now it's awful.

I've lived here for almost a year and for the pay Id rate it a 4 outta 5 starts. The pay rates are not bad and allow you to pay with utilities in one payment which is usually between $65 and $92 dollars on top of rent including water. Maintenance staff is friendly and grounds keeps are constantly working to keep Mirabella looking its best and landscape clean. One thing I like is all of the green big plants and grass

I just recently moved into this apt but I really like how they kept me in the loop even before I moved in about the upcoming events and the fact that they have an educational center for kids to go to for tutoring and homework help. I love the community and how quiet it is.

Just as the title suggests, Mirabella is a very good place to live. The fact that all utilities are prorated (basically meaning that you only have to pay a fraction of the regular price for your utilities), means that living here is pretty inexpensive. My experiences with the neighbors have been mostly positive. The only negatives that I've experienced are that management can be slightly frustrating at times and maintenance doesn't always fix things in a timely manner.
