Property Ratings at Villas of Josey Ranch Apartments
Me and my wife had lived here for 4.5 years, but recently moved out. With that said, would I recommend this complex? Most definitely. It was always clean, neighbors were friendly, and never had any crime problems. The big point that I want to make about this place: Management. To see how a company shines (or fails to) is to find out how they react in the face of a problem. Unfortunately, my unit seemed to be cursed (Many maintenance problems. I want to note though that I know MANY individuals that live in different units, and they never had issues), and therefore I always seemed to have a maintenance request in. This is where management shined. I was always informed on what was occurring, and if the repair could not be done immediately, how long I could expect before it was done. Ms. Jahrika (property manager) always greets you with a smile, and a “Can Do” attitude, showing true compassion and understanding with the renters of the community whenever there was a problem or concern. Mr. Terry (Leasing Agent) was always happy and quick to assist, making sure the proper information got forwarded in the event that Ms. Jahrika was not around. Mr. Pepe (Not sure if that’s spelled correctly) was the primary Maintenance man, and was always a pleasure to deal with, and ensured that he always went above and beyond in the repair (Even calling for a replacement where other communities would have simply tried a repair). You could run into any of these individuals while walking the property, and they would always be happy to engage you in conversation. Unfortunately, we did have a water pipe collapse in our floor between 1st and 2nd (We lived in a Town-home), and this basically flooded us out. Once again, Management shined through, and immediately began work on making sure we were taken care of (Helping to find a hotel if we needed one, and other such services). Even though we had problems with our unit, we were more than happy and willing to move into another Town-home on the property (This should tell you how much management has impressed us), but unfortunately, another unit was not available. Due to this, we requested the lease to be mutually absolved. Obviously Ms. Jahrika could not provide that approval herself, but went to work quickly obtaining the proper permissions to corporate, and arguing our case to why this should be granted. It was easily granted without any headache on our part.
Good area to live in, love the neighborhood hate the parking, takes forever to get things fixed
In 15 years of living in apartments, this place is one of my top three. Even without an upgraded unit, the place is great. Appliances work and aren't too old, the kitchen isn't bad, and it has a nice den, carpet, flooring, and walls. It isn't expensive to heat or cool, and the water bill is lower than what we are used to paying. Parking is area-assigned, so residents will get to park close to their building rather than being crowded away from other neighbor's guests. The neighborhood is great. There's a lengthy trail to walk with beautiful scenery, a competitive-Frisbee course, and a secluded single-tennis court across the street. We only have two problems with this complex. First, when neighbors turn their showers, etc. on the sound blasts through the walls and is very alarming and overwhelming. It's startlingly louder than our television, but we've adjusted to this. Second, and most importantly, the apartment complex is less than a block away from railroad tracks ... and trains come through ALL the time at all hours of the day and NIGHT. Moreover, the train operators will lay down on the train horn nonstop like there are several dozen children and puppies wandering on the tracks, oblivious to impending danger. This really sucks at midnight and all early morning. I deal with it a little better now, but I am usually awaken by train blasts one to three times a night, at least three to four times a week. It is much louder than the water going through the pipes in the water.
