Property Ratings at Villas of Loiret Townhomes
I have lived in my unit for 3 years and have not had as many issues as many of these tenants are addressing. Sometimes it may take a week to get the work order completed but I understand time is not always on my side. But the issue is address and handled. Yes, managers come and go but I've had nothing but good encounters with them. My unit is the cream of the crop because I do not have a lot of issues but I also take good care of it. This is my home and I will treat it as such. Will live here longer if my unit is not sold. Great location.
Let’s see… Communication is terrible you probably won’t get an email or a call back. They’ve cycled through at least 5-6 property managers over the course of the last few years. Maintenance is non-existent and extreme concerns for mold and constant leaks in the windows.
I have rented at the Villas of Loiret for just over a year. In the year I have been here I have had 2 instances of dead animals in the wall, killed 3 other mice myself, have had water in the finished basement 3 times, a leaking stairwell window that went unaddressed for months, water damage to the wall that has been unrepaired for 7 months now, fireplace not working, kitchen faucet not functioning properly, sewer gas smells throughout the townhome for 5 months before being addressed. The list goes on and on. The maintenance/management team and owners seem to care very little about the quality of these homes or their residents. It is nearly IMPOSSIBLE to get a hold of anyone to come fix things and when they do the fixes don't work or stick and the issues come up again just a couple weeks later. Then you have to fight for months to try to get them to return again. In addition to mice, I have rabbits that live under the voids of the back patio, ants and have seen 2 snakes near the voids under the front steps. If I could give these places zero stars I would. These units are now slowly being sold. I was in a financial position to purchase my unit, but ultimately did not simply due to the knowledge of how poorly maintained they have been and the number of issues that are known to me having been a tenant. I feel for anyone coming off the street to buy one of these units that has little insight into the long list of issues.
Like every review mentions, communication with the place is terrible. While the homes themselves are spacious and decent for the price, good luck getting anything fixed when it breaks, and it will. I moved in with a broken ice machine and non-functioning fireplace (both still broken and no help is coming). Don't move here if you if you have options, you'll just end up angry.
Scheduled a tour at the beginning of Jan 2023. Went to the property and the address I was provided already had a tenant occupying the space. After calling, texting, and emailing, I was not able to get into contact with the person who was supposed to give me the tour. Waited 40 minutes to hear back but nothing. Contacted Orion management and they said someone would be in contact with me, that never happened. It has been weeks now and still nothing. Most unprofessional tour I have ever had the displeasure of attending. Would not recommend to anyone looking for a home. Terrible communication from the ground up.
I've been living here for almost 7 years and I've reached my limit. I can't wait for my lease to be up. Pros- Lots of space for what we needed, nice location, garage. Cons- Maintenance has been an issue since I moved in in 2015. I thought it would be better with a change of management, but it's only worse. They do not answer requests in a timely manner, nor to they adhere to your requests regarding entry and notice. Most things that are "fixed" are really not. I put in a request because the ice maker stopped working and the response (after he made us completely empty out our freezer) was "this is not essential and you're lucky you even have an ice maker." I guess that's true, but I'm also paying for working appliances that came with the property... We had a flood in the basement that could've been avoided had maintenance and management responded in a timely manner after many calls and online notices. Management is almost impossible to get ahold of and is very unorganized. Regardless of how long you have been a renter on this property, all you are is a monthly income to them. Do not expect to form any sort of relationship or perks for being a long time and reliable renter. Prices continue to increase even though there are no improvements being made to the property...at least not the unit I currently rent. Pet fees are astronomical. Rent can ONLY be paid online, but there is an additional charge because you are paying online. The list goes on. Please, do yourself a favor and look anywhere else...
Size and price are fair, but every building has the same design flaw that grows black mold. Master bedroom and entry all have water leaks from cheap windows and poor roofing. The Master window leaks have weakened the subfloor. The garage ceiling sheet rock below the Master is hanging and sloughing-off popcorn ceiling texture. Since a new property management company from Missouri has taken over, maintenance is non-existant. We've waited over a month for a call back/ scheduling for, then maintenance was a no-show. The previous Ownership was very responsive, so we're assuming this area will go down hill fast. Also seeing a trend away from families toward multiple tenants splitting rent. Lots of driveway mechanics and too many cars per household, causing crowded street parking. Sad, but having lived here 10 years, we easily detect the downward slide. Needless to say, when our lease is up we're outta here!
First of all we have had at least four leaking windows since we moved in a year ago. When they replaced the stucco this summer you could see the ENTIRE side wall and insulation was covered in black mold. They quickly re-stuccoed the wall without replacing the moldy insulation or rotted 2x4’s. They used a contractors pencil to level the kitchen counter, seriously the entire counter is resting on a pencil. Very cheaply put together. Our basement carpet is wet year round. And now a rental company has taken over and is increasing rent considerably. I’m setting up a mold inspection before I move out and will post it all over social media and the internet. Trust me, don’t move in here!
By them, I mean the group that is in ownership. They make sure to send out several emails to remind you rent is going to be due, but It takes numerous times trying to contact them before they respond to your request. They want you to pay your rent and keep quiet when it comes to improvements or things needed fixed. I am so thrilled I no longer have to deal with them
