Just moved in a month ago , Erica was very helpful and always has a cute smile on her face , she’s very sweet and listens to what the customer wants. I saw so many bad reviews about this place but I was told it’s all under new management and everyone seems very helpful and friendly. Roaches everywhere, the initial apartment I was supposed to move in was infested with them. I bomb that place for 3 days,I went to the office and they were kind enough to give me another apartment. Now, at first glance the apartment was great but after about 3 weeks I started seeing roaches in my kitchen. Yes they do pay for pest control but it's just like they're spraying water I don't see any decrease in them I have also done my own measures to try to get rid of them and it's honestly starting to drive me crazy. I don't want to cook anymore. Getting maintenance to do their job is ridiculous. Apparently they're down one person but I have put in request and have to keep calling them to finally get them to do it and then have maintenance say they're going to come the next day and never show. Cats are everywhere and people don't like to pick up the dog poop. You might as well buy a parking space its first come first serve. I have been here two months and I am ready to go. I'm ready to break my lease over these roaches.
My bathroom ceiling has been leaking for weeks and they haven't fixed it despite multiple work orders and talking to management.
Roaches in the kitchen, despite charging you for “pest control” every single month (and many other fees). They tell you that internet is “free” but then charge you $70 per month for internet service, and you can’t get your own internet service. Cats everywhere, people feed them and they poop along the stairways (you can imagine the smell). Smoke odor inside apartments, they care less if other people smoke in their apartments and the smell comes through the AC vents; reported it several times and never got an answer. Bad at repairing things, fridge never worked. Reported it several times, they came and “fix it” but it was never fixed at all. There are two girls at the office that are very nice, but I guess their hands are tied by management.
Moved in have to vacuum the carpet which was so stained to suck up the bed bugs. Roaches in my kitchen have become my extended family. Fleas are jumping on me when I used the gym. Pool is never cleaned.

Just moved a week ago and it's the worst experience I've ever had. Seen a roach every night being here. Toilet won't work, had to replace our own shower head cause the one we had the first night was just glued on. They show you a different apartment than the one you're going to move into. Called for maintenance about the issues and still haven't bothered to come. Most of the cabinets inside were broken. Hardly any parking. The "walk-in closet" is so narrow I can barley walk through with all the clothes. Lastly the walls are thin so you know what room your neighbors are in.

Our office and maintenance staff take great pride in providing a great place to live for all residents, and any time a resident has an issue, we urge them to contact the office so that we can resolve the issue as quickly as possible. We apologize for any wait you have had to endure for maintenance issues to be repaired. It sometimes can take a bit longer for maintenance requests to be taken care of due to the nature of some requests and whether we need to call in outside contractors or professionals to assist with the request. We also request residents call the office or stop by the office with pest concerns. We will call out or schedule a pest control expert to come out and take care of pest problems, as long as we know about them. Again, we do apologize for the problems you have had since you moved in. Gross and very loud. Lived in building 7 last year. Stay away from that loud building. Some loser there blast his music at all hours of the night.

Awesome community to live at! I love my apartment. Been a resident for 2 months and so far so good! The manager is great, always see him out helping the maintenance and cleaning up the property. The leasing agent that seat in the front always helpful! I would recommend this property to my family and friends!!...
BEWARE OF UNRELIABLE STAFF! Always get whatever staff tells you in writing! Staff changes monthly. Very unprofessional! They never come through on what is promised to you. Also they will charge you for even light cleaning which should be required by them to do after move out- it says so on lease.
I love how secluded the property is in such a busy area of the city (tucked behind another property and surrounded by a country club). Very Quiet. My only other issue is my cell phone doesn't receive service while in my apartment, but this could be because I'm on the 2nd floor (of 3) and I'm in the back of the property, so my building is completely surrounded by trees. This apartment is pretty clean. This is an older property, but has been taken care of. Maintenance requests take a minimum of 9 days before you hear anything. (And this included a large LEAK under the kitchen sink that required a bucket to deter any damage)
The property is full of oak trees which is beautiful but too many stray cats that continually reproduce. The property is very old, walls are thin and doors are squeaky, have never been able to get hot water in the laundry. No grass on the grounds, just dirt and rocks so it feels dirty. Pet friendly, but the residents don't pick up their pets' feces so it smells.
PROS *Fast Maintenance: anything that breaks is usually fixed same or next day *Price: great price for location and size *Location: everything is around the corner *Quiet: aside from a weekend every now and again it is quiet *Safe: have not heard of a single robbery or violence of any kind. Also have 2 officers that live near that always drive around Fredericksburg *Amenities: small workout room and pool available, laundry room available as well as laundry connections in apartment storage room *Office: great and friendly office staff always willing to help out CONS *Building: the complex is outdated, was built in the 80s, old appliances *Expensive Upgrades: in order to get stainless steel and wood floors you have to tack on 200 a month *Fees: pet fees are a little steep with $100 per animal in addition to $15 a month *Flood: recent flooding has shown bottom floors get quite wet due to the hill the complex was built on *Cramped: the street going through the complex is small and is hard to navigate when there are others leaving/entering the complex
