Butler Ridge was home… My family and I had the pleasure of living in the Villas for 4 years and we truly loved it. The community was well maintained and quiet. Management and maintenance staff were always professional and friendly. Thank you!
Fantastic Service I really appreciate the fast response to my maintenance request on my air conditioner. Kevin did a great job of getting the air conditioner unfroze. I also truly appreciate Ryan replacing the filter and cleaning the outside coils. Love the services provided so quickly by our maintenance crew.

Very responsive maintenance team! Friendly staff nice neighbors. The attached garage was a great idea for those looking to have a guaranteed spot or just want to live like they have a house. Great design. I like the electric fireplace not a lot of apartments offer a refrigerator with ice and water! Spacious balcony. New construction. Very pet friendly!

I've lived in a lot of apartments, and didn't want to be stuck in one again. But living in a 2 bedroom villa makes it feel like home, and not just a building with other people. The staff are kind and helpful. Maintenance are polite and quick. The ameneties are worth the extra.
It’s unfortunate that the management company is so awful. These apartments are great for a time but then I realized they didn’t really care about their residents. Minimal communication with their community, I had a neighbor complain about a “smell” for months and they insisted on multiple occasions coming into my apartment to “check things out“ almost insinuating the smell must be coming from me, never notified me when I had a package in the office, told me I should get my own salt to help with ice when I complained of sidewalks I couldn’t walk on, even though they boast of being dog friendly communities and have many elderly residents, then charged me $250 on move out, in addition to me not getting my deposit back, for every single light bulb they replaced, cleaning fee plus an additional cleaning fee? Wouldn’t suggest living here if you are looking for an apartment that actually takes care of its residents and apartment complex like it should.

I am a current resident at this complex and the new manager Tawny I believe is her name is the most unprofessional, rude, disrespectful, and unhelpful staff member at this complex. Brianna and Emili are incredibly helpful and they have always addressed issues in a prompt, respectful, and professional manner. However, the unprofessionalism you will encounter with Tawny as the interim manager at this location will destroy the reputability of this company and complex. She is incredibly confrontational and unwilling to help when there are simple questions or concerns. Unfortunately, when you try to discuss this with upper management due to her current "power" status nobody will return your calls or even answer them for that matter. The only way to get any type of response is to make a public post. Future renters beware of this apartment complex because while Tawny is interim manager and working at this complex you will be met with hostility. Further, when there are simple maintenance issues they generally will not be addressed and do not expect any type of plowing or shoveling to be done in the winter time. You will be advised to put your heater on emergency heat and to purchase your own shovel and ice melt. This is not addressed or taken care of while under Tawny's management.
I thought it would be awesome however my apartment wasn’t cleaned when I moved in and mgmt had told me twice that it would be. The previous tenant had a dog and it was disgusting. Washer broke in a month and it took a week to fix. Replaced with another gross washer. I asked to be let out of my lease and the mgr said no. She said that she would ask her regional mgr and then never called me back. Don’t move here. You will be very disappointed.
It's been ok living here. Parking is pretty bad if you intend on having any kind of visitors over. The granite in our kitchen and both of the bathrooms are extremely flawed and whenever we have company they will ask what happened to the countertops. Currently, we had a ton of water pouring from our infant daughters room and told us since they have no one working weekends, that we have to wait for someone to fix it and the torn up carpet. So we are currently down a while bedroom and the staff we did talk to had no idea and thought it wasn't a big deal. So not very accommodating for being a new facility. So unwound say it's s so so place to rent from.
This is a perfect fit for our family while we are in between houses. It is clean, roomy and family friendly. We have enjoyed the pool, gym, movie theater room and riding bikes around the community. It is nice to be in a pet friendly environment with plenty of room to walk our dog. Looking forward to using the out door living space with a fireplace this fall. The staff is friendly and helpful I have had just a couple request and they responded quickly.
Very high end finishes. I love we are so close to standingbear elementary for my daughter. I had to leave my husband of over ten years, he was abusive mentally and emotionally. My daughter and I love it here. It's our new home. And has helped us get what normal we can back.
Villas of Omaha at Butler Ridge are fantastic apartments. The property is quiet, clean, and beautiful. The apartments are well thought out, with great appliances, and granite throughout. The lackluster part of living here is definitely the incompetence of the leasing agents. Tony is the only one that knows leases from parking tickets. Seriously, if you want to live here, deal with Tony -- ignore the other amateurs.
It is very quiet here. Neighbors are very friendly there us always someone to talk to. The staff is great. Pets are allowed which is great for my 2 dogs. Theee is a swimming pool and an outdoor fireplace which us beautiful. Dog park is coming soon. Everything is really great about it here.
