Villas of Vista Ridge is a great place to live and the Maintenance crew are very nice and helpful when you need them especially Joe
management couldnt care less, its infested with roaches (multiple buildings), overflowing with trash. literally feels like walking through toxic air around the complex
If you get a unit that doesn’t have issues than you will love this place. Unfortunately, I have a unit where I have had numerous pest issues. In the beginning it seemed like the staff really did care about correcting the issue. I believe that because, the issue will require more than their normal channels of correction, that they are no longer interested and are looking for excuses to for their lack of accountability. I have roaches in my stove! There are 2 that hang out in the clock so I’m sure there are more. Every time I walk in the kitchen I come prepared to kill a roach. I literally walk around my apartment in my Nike slides so that I can kill a roach whenever I see one. I was told a week ago that someone would come out and “look into” the situation but no one has come. My husband went to ask Teresa, the property manager, about the issue and she claimed to not know anything. She did however bring up a water bill and the possibility of a dog being in my apartment. My husband went to ask her about the roaches living in my stove and she threatened him with charging fees for unrelated issues. I would warn you to make sure you are able to view the exact unit you will be moving into truly examine EVERYTHING! Our mistake was that we were out of time to find a place and we overlooked the clear signs of neglect and moved in hoping for the best... The best part of this apartment is Jeremy, Jose, and Marvin, unfortunately the leadership they are under eclipses the good that they bring.....

Apartment hunting in itself can be very fun as well as frustrating. When my cousin and I toured with Marvin, he not only provided us with an awesome tour, his hospitality is off the charts! Southern comfort is the best way I can describe it!

On paper, this place is great. When they show you the model, it’s beautiful. When you move in, reality slaps you like a red-headed stepchild. I ended up getting a significant concession on rent upon move in because it was absolutely filthy, cabinets were simply not installed, countertops are not granite as shown and other concerns/cosmetics that I won’t bore you with were all so irritating. Into my second year here now and I remain thoroughly unimpressed by how “management” handles any issue. Promises and failures - rinse, repeat. Ridiculous. DO NOT live anywhere near a gate. They will inevitably break, they screech all night, require maintenance that never happens, cars will honk at it (for what reason, I have no clue) and they rarely operate as intended. Even one maintenance guy admitted that it’s not taken care of and that it bothers him as he lives on the other side of the building. Unsure why the average rating here is 5 star - it’s a 3 on it’s best day. And that’s pushing it. I will not renew here, I do not recommend living here and I strongly encourage anyone that does to have handy access to a lawyer. Maybe others have better experiences, I’m not them. I’ve lived in and around DFW for over 20 years, mostly in apartments, and this is by far the worst living experience I’ve had to date. Do yourself a favor and save up for a down payment on a house.
We have been here since December of 2018. We had a lot of problems at first with the move in, but since then we have been happy for the most part. There were new folks in the office the last time I was there and they were courteous and helpful. Yes, there are some issues, but for the most part they have been handled. We will be renewing our lease for another year. We do feel safe here, and it's convenient to just about everything we need.

I have had the absolute WORST experience with management. DO NOT LET THEM FOOL YOU DO NOT MOVE IN, NO MATTER HOW NICE THEY MAKE IT SOUND. We moved in last Saturday and when we got our keys the apartment was an absolute mess. There was at least 40 june bugs all over the floor, the carpets were clearly not cleaned, we had a broken window cover, and MANY other issues. They put some wine on the counter and a couple water bottles in the fridge and called it a day. We were also told we would be getting a partially renovated apartment (minus counter tops) with new appliances, backsplash, and lights etc. This was noted in an email and NOTHING was upgraded… I sent an email Monday with photos to the property manager as well as the leasing agent and I STILL HAVE NOT gotten a response. I was trying to give the management company some time to respond and fix some of the issues, but today it has been 5 DAYS!! Before we moved in, I also had issues getting anyone to respond to me after Adrianna left to work at another property. Also, we paid for a gate fob and were told “we ran out” I asked when they would be getting them in and she said “idk” and left it at that (she was extremely unhelpful and rude). I’ve lived in around 8 apartments in my lifetime, (some much lower end) and the apartment AND management company is BY FAR THE WORST I’VE HAD TO DEAL WITH! I should have trusted some of the other reviews about living here, but unfortunately I didn’t.
I’ve waited patiently since my last air conditioning maintenance request on 6/15/19. That was my second request following the genius that came and supposedly “checked everything” Just got my electric bill which is up by 60%! Looking back there are 6 air conditioning requests since 4/2018. (There are more but that is all I can see.) They have argued every single one! Here are some things they tell me. I know they he was only in your apartment for 2 minutes but he worked on your outside gauges for 30 minutes. (Since they don’t exist no wonder that didn’t work.) Also heard, “did you turn it down” and “your thermostat is wrong”. Never experienced anything like this with any other apartment. Keep in mind it’s hot in Texas.
To put it shortly the place the gave us wasn't even close to ready. We moved here from California and had problems from the very first day. The downstairs bathroom tub acrylic was chipping completely off. the linin door fell off. About a week later when it started raining water began leaking from under the walls by the floor. This happened for 2 weeks straight with no help from maintenance or the staff we kept our place from flooding. We fought with them to get us out of our lease which they agreed to, but won't pay for our move even though they completely dropped the ball here. They are costing us 1000s.... learn from our mistakes please. Anyways if I were you I would run away. They seem nice but as soon as you sign the lease you are nothing to them.

We applied for a 3 Bed Apartment, payed Application fee, Admin fee and Deposit ( $100 $100 $300). Apt wasn’t ready for showing. Later when we got to see Apartment after approval of our Application, we didn’t like it. We wanted to withdraw our application and wanted our deposit back. But management refused saying that the Application mentioned that all payments made are non refundable after have if the application approved. I would say to anyone applying for this complex please use caution and pay attention to what is written on offer letter.

If we had done anything wrong, we would be asking how to make this right. However, in this situation, we truly did everything right. We showed you the town home, which you really liked but wanted a larger living area. You wanted to put a deposit down to secure an apartment, whether it was the town home or the three bedroom flat. We had three options and you chose the C2. We showed you the location of the apartment on our site map as it was not ready to show. We can only hold one apartment and we disclosed that the others may be rented at any time. In fact, the town home was rented the day after you selected the C2. We offered either brand new carpet or faux hardwood, at a nominal premium, in the apartment you selected and we had maintenance preparing for your immediate move in. You opted not to move forward. Your deposit took the apartment off the market and enabled us to begin getting it ready. We disclose it is non refundable. We would still like to have you here.
I wouldn't trust management that: 1. Sends me a different final account statement at least three times. 2. Takes from Oct 2017 to June 2018 to conclusively state their position on a refund that is still due to me. I moved out in September 2017 and pre-paid cleaning expenses. The first final account settlement that I received did not show my initial deposit of 500 USD and also reflected an incorrect charge of a full clean (in-correct since I had paid this already). It took me an office visit and multiple emails to acknowledge that a deposit of 500 USD existed. A second revised final account settlement was sent shortly after which reflected the deposit but still didn't reflect the reversal of the full-clean charge. Multiple visits, proof of payments and emails later failed to rectify the situation. At that point of time, I was told by the staff that Fairfield was very slow in responding to their queries for my statement of accounts and payments and that they were still trying to locate it. Finally, in June 2018, they said that they they were sorry but will not be able to refund the house cleaning amount to me. Initially, they stated that I had made the payment to the previous management but later they couldn't find it on my ledger despite my showing them copies of my bank account check that was paid to them. I don't suppose legal action makes sense for about 200 USD and perhaps a consumer complaint and a honest review is all I can leave for them.
My boyfriend and I moved here about four months ago and the staff is great! The maintenance guys do a great job coming by when I have a request! The neighborhood is clean and safe!!

I have been here for three years and am pleased with the new management. Nolan, Lexi and Haley have helped me with maintenance issues and rent. Everybody is friendly. I am signing my third renewal. Best part of the property is the cleanliness. I have lived at numerous properties in Lewisville and I've always hated trash in the parking lot and gross hallways. I see a maintenance person walking around every morning picking up trash. Very refreshing. Good work!
Lived here for almost 3 years now and since the management has come in, it has been a extremely frustrating situation. 1. About 80% of the time that we call the office, they DO NOT answer! It has become so bad that after calling about 2-3 times throughout the day, we've had enough and have to stop by after we get off work, which is very inconvenient. Why don't ya'll answer your phones or ever call back to voice mails?? 2. It seems that the walls in these apartments are extremely thin. We have had to call the police about 8 times on our downstairs neighbor for having their TV up too loud on weekday nights after 10pm. My husband and I both have normal day jobs and have to get up early, and its really annoying that we can't get sleep. We've let the apartments know about this and after about FIVE times of calling on this person, they finally sent them a fine. The noise stopped for about a month and half and then it was back again! Brought it to their attention again and the problem has not been fixed, most likely because they usually only give "verbal" warnings and won't fine them until they deem it worthy. 3. This team of management is a lot less friendly than the last management and lacks customer service skills. I've never had to complain about the people who work in the office in any of the places I've lived except for when this new team came in. There is only about one or two people who are friendly out of the bunch but the rest of them seem to always have a chip on their shoulder and have a bad attitude. As an example, a couple months back I received a notice for multiple packages and went to the parcel locker to pick them up. After looking at them, I realized Amazon had sent me the notification (and locker code) for someone else's packages so I left the packages there (since they weren't mine) and let the man at the front desk know. He told me that I'd have to call Amazon to get the mistake fixed and that they "couldn't do anything". So I have to waste the next 20-30 minutes of my day trying to contact customer service for another tenant who lives here, ummm, that's your job! You would think they would be more concerned for the property of the people who reside here and go just a tiny bit out of their way to make sure the tenant was taken care of. The improvements they've made to the pool and office lobby area are really nice, it's just a shame that our experience here has become so frustrating because we used to love living here.
I have been living here for about a month now & I have nothing negative to say. I really want to take the time to say that maintenance is so awesome! Specifically Nolan! He is so nice & friendly & always comes right away anytime we have a problem!! Love him!!!
I would like to pass on my 5 star review. I just renewed for another 12 months. The staff is great, always friendly. Maintenance team responds quickly and I am very pleased with how clean my breezeway and the entire property always stays.
I am a current resident. I have lived here for four months and this is by far the worst apartment experience I have ever had. The previous management did not disclose the level of noise that comes from the highway. I had to lease online because I was relocating from another state. The noise is so bad that I cannot use the patio or open my windows, which are very old. I installed noise reducing thermal room darkening curtains to reduce the noise, heat, and draft from the windows, it doesn’t help much and now I live with any natural light. The windows in the master bedroom didn’t open anyway. The vents rattle, there are no seals under the entry doors that go outside or to the garage, and worst of all the air conditioning unit is so old and small that it cannot keep up with the Texas heat, resulting in the air conditioning unit running nonstop and outrageously high electric bills. I repeatedly submitted maintenance requests with the previous management and the new management to no avail. I had to buy door bumpers to seal the doors, wd40 to get the windows to open and use sticks to prop them open because they do not stay open on their own. I had to adjust the vents to prevent rattling, but that causes reduced air flow. The management does not provide a drop box to pay rent, the “online service” to pay charges $36 per transaction to pay by credit card and the option to pay by ACH from my bank account was revoked when the new management was unable to withdrawal my rent. They did not notify me that there was an issue, they simply attempted to evict me with only 24 hours notice. It resulted in $300 in late fees, etc not to get evicted and I was blamed for the error. The apartments are decent and slightly updated. However, the counters are coated in a textured vinyl substance to look like granite, the microwave is a dorm size set in a crooked shelf, and the appliances are crappy. The outlets have horrible wall plates over them that make it difficult to keep things plugged in. Now my bathtub has a crack and they took a week to schedule to get it fixed and then after I prepared and kenneled my cat for the day, they rescheduled. The management team has no consideration for the residents convenience or comfort. The new management also refuses to accept packages for the residents. Also, you should know that the only entrance is off a one way bypass road that is very loud and busy. Considering how much you pay for rent, this is not worth it.

I lived at this community for a year. I moved out due to I wanted to reduce my work commute. I work in downtown Dallas. I had the 1 bedroom, 1.5 bath tow home which was great space for me. The community is quiet & close to everything. There are all types of restaurants nearby and a grocery store within walking distance. Parking is a premium though so I would suggest paying extra for a garage or a carport. It's work it. The community manager & leasing consultants are super nice & professional. Close to highways & shopping centers. Would definitely recommend.
This is the perfect apartment complex for those who have a family. It's safe, clean, and well-kept. There are two pools, a shaded playground (which is beyond helpful for parents taking their little ones out in the Texas heat), and a dog park for your four-legged family members. The floor plans are spacious with plenty of storage and are reasonably priced. The best part about the complex is that you also have the option to send your kids to school in Coppell ISD which is one of the highest rated school districts in the state of Texas.
