Colorful, active, dynamic, energetic, diverse – all of these apply to West Campus, and with its large amount of students in the neighborhood, it’s easy to see why. The brightly-painted buildings, the trendy little pizza joints, and even the amount of bicycles in the area help define this neighborhood as a haven for University of Texas-Austin students. But even if you aren’t a student, this neighborhood is terrific – there are plenty of apartments to choose from, the housing stock is diverse, and the location is ideal.
West Campus extends from Lamar Boulevard to “the Drag,” or Guadalupe Street. The Drag is where you’ll find a wide selection of shops, restaurants, and bars. These include local favorites like Cabo Bob’s, Halal Bros, the Spider House Café and Ballroom, and Kerbey Lane Café. On the west side, things are a little quieter with Pease Park and the Shoal Creek Greenbelt framing the area.

I love living here. It is very quiet, although there have been a lot of issues with little bugs and brown stuff dripping from the AC. That has been kind of recurrent, but the maintenance team is very kind and always comes quickly to fix the problem.
Completely superb. Words cannot describe the experience that I have had here at Villas on Rio. This is my first year at the University of Texas and I stayed here.
I love Villas on Rio! Happy to be living here for two years now. Great community. Great amenities. Staff and maintenance are attentive and helpful.

Amazing amenities!! Apartment complex is clean and smells fresh. I love that there is resident events to attend to each month. Floodplains are awesome too

I really like living here. It always fresh and clean in the apartment and the office staff is nice. Also the floor plans are very spacious and have a nice view to ut.

Horrible experience. From moving into an apartment which was not what we were told we were going to get to the dirty looking floors due to dried up paint. The maintenance is slow. We have called them so many times and still no hot water. Hot tub is always broken.

Villas on Rio is the perfect spot for college students as it is not far from campus at all. They have such great amenities and the community is great.

okay. signing up for housing was pretty confusing, and had to visit in person a couple times. but other than that the place is nice. also kind of expensive.
I think that this is the best place to live on West Campus. The amenities are amazing, and the people at the front desk are the most helpful people that you can find.
The staff is very friendly and helpful. The events are nice stress relievers and I love the amenities. My apartment is very homey and I like the modern designs. The maintenance team is also very timely.

I went to the information counter to ask how to sign up for the application. The worker at the counter was nice, she explained what I should do, what information I needed to provide, and what I needed to fill out the form. It’s been great! Campus is close by and if I have a question, I go to the front desk and it gets answered immediately. I remember I had some issues with my fob and it got replaced immediately.

So far villas has been great! We've had a few maintenance issues but they're resolved within a few days. The rooms are so much bigger than any other apartment I've lived in at west campus

the apartment feels extremely clean and the majority of issues are either solved right away or at least addressed to all residents. so far, i have loved living here.

I like the amenities and the apartments but I am dissapointed because they promised windows when we signed the lease, but ended up with no windows in any rooms at all and basically no sunlight at all.

Elevators are constantly broken it was almost impossible to move out we had to use the stairs. AC has been broken as well. Spa was closed for half the year (basically the whole second semester l) it re opened when everyone left for college. Hallways are ocassionally clean

my resident experience at villas was pretty good, the staff was prompt to solve any issues. The amenities are great and i never had any problems with my neighbors. The only problem this building has is the elevators are constantly down.

I love living at Villas! It is (in my opinion) the best location in relation to UT Austin Campus, comes stylishly furnished, and features luxurious amenities such as a state-of-the-art gym, amazing sauna, and cold plunge. Other than the elevators being out pretty often, and the security guard that gives you a hard time sometimes at night for doing the smallest stuff its a great building and love the amenities!

I really have enjoyed my time at villas on rio. I love my apartment layout and like that I am so central to campus. I do wish that the elevators didn’t have so many problems constantly though.

I loved living at villas on Rio. The distance from my classes was short, and the amenities were great. My favorite amenity was the rooftop pool.

Villas on Rio has good amenities and a nice view of you live at the back of the building, but loud elevators will wake you up early in the morning if you are living close to them

Elevators always broken and sound like a rocket ship. Amenities are nice tho. Noise level is alright. Would not recommend leasing a unit next to elevators.

I've lived at Villas on Rio for 2 years. I love my pod layout and the amenities. I also appreciate the package system update, it is much better now. My only suggestions would be to improve the elevators so they don't break all the time and letting the amenities be open 24/7!

my experience at villas has been nice so far, there are plenty of amenities that I wish I would have used more. it is a nice place to live and i hardly ever have any complaints other than the elevators breaking often.

the elevators are always breaking down. we paying extra to be on higher floors just to have to walk 13 flights of stairs. ridiculous. also incredibly inconvenient for those in wheelchairs or in crutches.

Elevators are ALWAYS broken and poorly communicated when each elevator is broken and when they'll be fixed. The apartments themselves are okay, but very similar to many other apartments in West Campus. However, the gym is nice.

I have loved living at Villas on Rio! My walk to campus is super quick and I love using the peloton room. I also enjoy living on the top floor because I get a beautiful view!

Best Experience Ever! I moved in during the Fall of 2022. I did not know what was going on here in the apartments, but Villas On Rio’s leasing office walked me through the process of familiarizing myself with the place and normal protocols.

I haven't moved in yet but the leasing process was very simple. The student-faculty was very helpful and even helped me secure the final unit of the style I wanted.

For the most part, I think it's a nice apartment experience. I don't use all the amenities we have but it is nice for the price I pay. Maintenance is great with most things except with following up with some cases, It doesn't bother me too much since it's just a slight inconvenience but they are nice and respectful. The cleaning crew is nice as well.
