Takes 3 weeks the get a response from the maintenance. The service request was in "pending" status for 2.5 weeks. Then it closed the 3 week. Poor Service.

Lots of homeless walk through the community. No one picks up after there pets including those who let there cats run about the complex. No one answers the phones and you won’t get a call back so you have to go into the office yourself 80% of the time. Communication amongst all staff if poor that it takes weeks to solve any issue.

Don't live here. Poorly managed, not maintained. They had somebody altering the door to the laundry room, which was not broken, on three separate occasions without touching the many broken washers and dryers. Imagine having one or two working dryers in 8 or 10, but not knowing which is which. Three of six or seven washers are working. Loosing money every time you wash your clothes. Gambling to see if the dryer will take your money and actually dry your clothes, or if you'll have to run them again. Now imagine that being a problem in both laundromats. Now imagine asking on more than one occasion to be put on a list to have an end unit washer and dryer installed, and never hearing back. Imagine waking up with no emails and no running water.

Overall, very disappointed on how old this community is and how little efforts Greystar has to help reshape it to meet modern day prices and living. The walls are so thin, that air leaks through the windows and doors, the AC and heating is poor and my ceiling leaks. After my lease, will definitely not be resigning.

Other than spacious apts, the fact that it is a little bit of green heaven in a desert there isn't more to say, at this time, as I have a plain apt, no w/d, no upgraded appliances. The concierge is a joke to most residents, I appreciate it and I am right next to a dumpster. I love my apt, I loved all the trees but they are disappearing one by one, the bushes the same.

Because of this platform, I cannot apparently go into all of the maintenance details, but they were outrageous, way too many for the price. Ignored and treated very disrespectful by the office staff. Sued and attempted to be evicted at the finalization of my lease when I was leaving anyway. Vehicle towed without warning and given conflicting information concerning cause or justification. And, finally ignored by the property management. Me and my children survived our lease, not enjoyed our apartment, because it was never our home. Save yourself and please keep looking.

I had 5 to 6 instances in a 3 year period where my roof caved in from water damage all over my stuff which they just put new drywall up and never fixed the roof. I was never compensated. The air conditioning during the summer goes out constantly, and even when working properly you will be at the very least 85 degrees in the apartments. Never compensated for. Not exactly friendly staff when you need help verifying your rent when you want to leave. Bums going through the trash cans constantly in the complex. MAJOR cockroach infestations. Also when the new ownership took over they had no record of my security deposit which I did not get back. BEWARE.

i been here for many years , i had neighbors that been here longer we seen so many companies come and good , but we are so happy with the new management, i want to share and experience while i was waiting for my turn to get help . i was in the office to let miss Judy know my work order was completed she was busy and her assistant was also , i hear a resident screaming and shouting st her that he was going to get her in trouble because she was not helping him he was very vulgar to her and rude , he wanted to move with out giving notice , i read my lease every time i renew , i understand why do some people don't read and then blame the office for not helping . oh the things people say to other.people is sad. when it was my turn miss Judy came out with smile in her face and it was ready to help me . no trouble in her face or miss treatment . the maintenance guys are always ready to help and they do things quick i just have 1 complain when are you getting the paint color.
i was in the office last week i was greeted while the girls kept helping people coming in and out before it was my turn to get help i witness 2 people been extremely rude to the manager she gave them an answer that they didn't like , in top of that she was curse at i was impressed with her response she was very professional and calm i don't think i could do the job they do they have fix all my issues from the company before and are willing to go beyond and above to make a difference , in the community . i wanted to thank them and i wish for them to stay and not give up specially when they get treat like garbage .
One of the things that really bugs me is that they shut off the water for "Emergency repair" but its a twice a month thing sometimes they give a notice but most of the time they don't its really annoying especially because you have to shower and brush your teeth to go to work and wash dishes and baby bottles! They also have alot of roaches we had never experienced roaches until this apartment pest control comes to spray but they are still there. We live down stairs and our master bathroom celing leaks everytime our upstairs neighbors flush the toilet!! isnt that amazing?? lol we get to see all that brown and yellow stuff. the worst thing is that it leaks onto our toilet seat. they have "repaired it 2 times" but yet still the same. one of the things i did really like was the manager VANESSA she is amazing but i dont think she works there anymore i havent seen her in the office since they switched companys.
I Rose Moreno have lived at Villa tree going on 3 years now, and have not had any problems living here. I would not want to live in any other place in Tempe other than here, the reason is because they are always on time to fix any maintenance problems, and Vanessa has been a huge asset to this company. Vanessa is very friendly and has a beautiful personality, and a joy to do business with. Vanessa has made promises that she has always kept. Roaches from day one. When I moved in I found roaches in both bedrooms, and dead ones in the living and kitchen area. I called pest-control every other week for 2 months. Tried to work with complex, the price was great. Brought up the neighbors are dumpster divers, so maybe roaches are from the other units. After the 3rd pest control visit, a huge roach with an egg sack crawled out of the outlet. Management tried to work the problem out, but the building must have roach issues in the walls. Also, the carpet looked questionable and I was told the previous renter did not have a pet but the stains in the bedroom tells another story. If you dont mind finding roaches on the ceiling or dropping in the kitchen sink, than this is a nice place. Also, they say the carpets are cleaned but if you find bites on you legs don't wait, get a professional yourself (don't rely on the complex's pest control) and make sure you are home during inspection. The pool and kids area were never cleaned, both pools were gross. I personally, cleaned the pool filters every time. In the end, I moved out. Can't live with bugs and roaches.
Condo style apartments, nestled into the trees. Quiet and spacious with amenities like pools, playground and laundry. Friendly management and maintenance staff.
All in all, this place has a lot of nice features but a few downsides as well. The laundry rooms are clean, the walkways in the complex are nice-looking and have good shade from the trees, and there are two pools that they keep clean. No water machine, but it's right next to Shell which has one. The walls in the apartments are pretty solid, and the neighbors are all very nice. The staff is pretty enthusiastic and helpful; they're always willing to work with you when it comes to payments, and they're pretty understanding when things come up. They also get right on things when you request them. Once my refrigerator went out and I mentioned it to them, they said they could have a new fridge within 48 hours and they let me store all my stuff in the office fridge until it arrived. The maintenance guy brought it up himself and installed it while I was out, and even brought some of my food back for me. Also, the staff sometimes organizes little community gatherings and events. I've never gone to any, but from the advertisements they look like fun for the family and there are usually prizes and things involved. As far as the negative things go, I have had a problem with roaches from the day I moved in. I've asked them twice to send the exterminator. The first time he sprayed around my kitchen and left after two minutes. The second time he didn't even show up. It's been up to me and my trusty can of Raid, and after several months I've gotten the population down to where I only see a couple of the little buggers per day. Also, due to the location being right next to the on-ramp for the 101, there are literally always homeless people begging on the corner. Sometimes they come into the complex and rummage around in the dumpsters, but I've never seen them causing any problems. For the price, this place is pretty decent. I'm not renewing my lease, primarily because of the roaches, but for students and those looking for affordable housing in the Tempe-West Mesa area, this place is definitely worth taking a look at.
I stayed here for 2 years and for the price I got in at I can't really complain. I was happy about the proximity to my school. It is an old complex with an old boiler system heating/ac that services the entire complex so when it goes out the entire complex is affected. Which it did on several occasions. And since it sends coolant across the complex to each unit it is not very cold so my ac fan blows all day in the summer. It's also not cool enough to draw moisture out of the air leaving my apartment at around 52% humidity on average. The constant high humidity allowed for a sickly sweet mildew smell to permeate the apartment (which I quickly got desensitized to only to have it hit me again on returning from a trip). The complex is also adjacent to a major freeway which is most certainly damaging to health. An air purifier is a must while living in these apartments due to the mold spores and traffic pollution. The price that I got in at ($633 for a 2 bed 1 bath) is the only reason I stayed so long. Now I believe they are charging almost $900 for the same unit for new tenants. ABSOLUTELY not worth it for that price. I give it 2 stars because of the rent I was paying. If I had to pay higher it would most definitely be 1 star. Vanessa, the current manager, is great however. She was very accommodating for whatever I needed.
