The Greater Heights area of Houston comprises a large, mostly- residential neighborhood just minutes northwest of Downtown. The upscale homes and close proximity to the city center (plus easy access to three major interstate highways) make this a highly desirable location for commuters seeking the tranquility of the suburbs without sacrificing convenience.
Scores of historic houses date back to the area’s heyday as a popular vacation getaway for Houston’s elite in the 19th century, and today they contribute to the area’s timeless atmosphere. The diverse local dining and entertainment scenes cater to the varied tastes of the residents, and the popular cafes and shops along 19th Street give the feel of a much smaller town than a community at the heart of the 4th biggest city in America.

Property Ratings at Vintage at 18th Street
Been living here for a few years. Massive roach infestation, inept staff, and crappy ac units. Management only cares about rent.
The management only cares about the rent. You will not get any other service its absolutely a poor staff. Roach and mouse infested apartments and you never get pest control. There's also mildew in the air ducts that won't get cleaned an absolute mess.
My family and I came across this property after weeks of searching and a terrible application experience at another Houston property. Rokitha and the other staff in the office were beyond reassuring, extremely attentive and very responsive as we filled out the application and submitted the necessary paperwork. I was so grateful for their transperency as making a move from over 200+ miles away was a little scary since as we had never seen the property. However, they did not disappoint. I love our townhome. The updated floorplan was exactly what I was promised. The bedrooms are huge and this was a huge selling point for us as well. Rokitha handled our washer and dryer delivery/ set up and the company had them in our home within 3 days of us moving in. All in all, I would absolutely reccomend The Oaks of Timbergrove. We love It here.
I was a tenant for a little over 5 years. While renovations were prioritized, the upkeep of the roofing for the townhome, specifically, was neglected and on the back burner. A temporary fix was provided to the roof that wore out in the face of a large storm. Despite this tragic event being deemed an emergency, there was little to no action by the management team as my unit was inhabitable and all of my personal belongings were ruined. Despite all of the cosmetic upgrades, the complex is very old and considered vintage When issues arise due to the structure of the dated complex, management is more than likely to sweep it under the rug.
A/C in my unit kept going out. I called maintenance probably once or twice a month to fix it. I installed home security footage and the maintenance crew would come into my apartment to repair things without notice. Management didn't care.
Save yourself the trouble and don’t move here. It’s absolutely awful. Management doesn’t care about their current residents, only that they can do quick renovations that probably aren’t even good. Water is turned off almost everyday from 8PM-5PM and sometimes last well into the evening, and that’s sometimes only COLD WATER. I am currently without hot water at nearly 7 PM so neither of my kids can get a bath. This is absolutely ridiculous and I cannot wait to move out.
Extremely rude leasing agent answered the phone both times I called. First time she told me they were too busy to answer my question about a tour and told me I need to call back. I called back, and she straight up talked me out of pursuing a tour with just how rude and short she was being with me for asking questions about the unit I was seeing online. Talking to me like I’m an idiot for wondering why they don’t have *any* 1 bedroom models available to your *ever*. They expect you to sign a lease for an apartment you’ve never seen and THEN you get to see the unit. Lol what? Then she lied saying she’s the only one in the office after saying her manager was there before. There’s definitely something shady going on here.
There are many things which are wonderful about this complex: location, location, location! It is thankfully a quiet community with little noise and a vibrant dog park. The reason I felt forced to give a two-star rating instead of a four-star rating is the new management staff (RPM starting in 2021). It is the most non-communicative office staff I have ever experienced. Emails and voice mails do not receive a response. Maintenance requests go un-answered for weeks (my last one took 23 days). When maintenance requests are complete, you get no notice by email or in writing. You have to figure it out for yourself. Emails from the office are always sent to the entire community: about a taco truck coming, or new features like food/package deliver, but almost never to you as an individual. I spoke with another resident whose air conditioner was out (in Houston heat) for almost two weeks. That should be the highest possible priority. Of note: The pool is too small for the size of the complex. Make sure to rent a unit that has a washer/dryer. The laundry rooms for the other apartments are a low priority and invariably have multiple machines broken on any given day. Finally, the complex requires you to pay for Comcast cable service. It is not optional, so the published rent is at least $42 below what you will actually pay.

I moved in July last year and have only seen the maintenance team a few times. It took months for them to fix problems that I had upon move in. A resident’s apartment caught fire because of their neglect and people are living with broken A/C, busted pipes and leaks in their ceilings. Maintenance requests are marked as if they are finished when no one has come by. Emails are ignored. This is the worst apartment complex I’ve ever stayed in. I wish more residents wrote reviews and told the truth about this complex before I signed a lease. You’re welcome.

Maintenance takes forever or won’t even come to the apartment. When they finally get to the apartment, they may or may not fix the issue and say they did. Overall bad experience with maintenance. Take your money elsewhere, I know I wish I did.

I’ve had a leak in my apartment and so far its been over a month and they have not come to fix it. I’ve submitted 3 maintenance request on this same issue and nothing!!

I have only lived here since June and honestly was ready to move out a month in. I have put in several maintenance requests none of which have been fulfilled, minus them fixing the AC. A leak under the cabinet, cold water faucet not working in restroom, when they fixed my AC and removed the AC units, not only did they leave my windows wide open the whole weekend (i went out of town and was told the units would be left until that following monday) but they took and never replaced the screens so now my apartment is infested with gnats. My carpet has been coming up since I moved in and has exposed metal that my daughter has not cut her foot on. needless to say i have contacted a lawyer and will be looking to get out of my lease

This is definitely not the experience we strive for our residents. We are confident we can address any pending issues in your apartment and ask that you please stop by our leasing office to speak directly with our Community Manager.
They were great until I decided to move, then they charge me $600+ for putting my 60 day notice in 12 days late. I’m sure they will hike the bill as much as possible before I leave. Very unprofessional in the last couple months of my lease. There are better quality apartments with far better value than Oaks of Timbergrove within this area. Keep looking.
Going on 2 years living here, love it, it’s quiet and I have no issues. They have a 24 hr maintenance line for after hours and they show up quick. I recommend this complex to everyone plus the location is perfect and they keep the grounds maintained.

Thank you so much for your excellent feedback about your living experience at The Oaks of Timbergrove. We truly appreciate it and are so happy you are enjoying our location, grounds, and amenities. Thank you for choosing to make your home here for the past two years.
I lived at this complex for a year and if it wasn’t for the signed contract, would’ve moved out within 2 months of moving in. The maintenance crew jerryrigs what they “fix” (i put in over a dozen maintenance requests in 12 months), the office staff always seems to be moody, the rent changed every month (management tried to say that I had “fees” that I hadn’t paid when I moved in, convenient), the “renovations” they they did were superficial-the plumbing and AC were still 30 years old, parking is a MESS if you don’t have assigned parking and you come home any time after 5pm. The only thing positive thing I can say about this place was the price of the apt(with its location). Do NOT live here. I’ve lived in TONS of apt complexes and NONE of them were as TERRIBLE as Oaks of Timbergrove.

I have had a few simple maintenance request after my move-in and they were all done in a timely manner. Love the quick turnaround. The maintenance staff is clean and does a great job and does not leave a mess behind. The groundskeeper is very amazing he’s always out there making sure our areas are nice and clean. Love love love these apartments. I’m glad I did not miss out because of any negative reviews. I hope you’ll take the time to go visit for yourself. Highly recommended location location location everything is here or within a short driving distance. Great value!!! 5 Stars

Thank you so much for your excellent review and feedback about your experience at The Oaks of TImbergrove! We are thrilled you are so happy living here and with our customer service. Welcome to our community!
Pros: price ($1300 - 2BR), close to park/playground, nice on site dog park, helpful office staff Cons: I'll list chronologically - Maintanence (We lived in the apt 10 days before they even acknowledged we put a request in. It took complaining to the apartment association before they came. The request was put in b/c the master bath was unuseable - toilet leaking profusely, no water pressure in shower, clogged sink.) Quality of unit ( we've lived here 11 months and put in 21 maintanence requests... ranging from plumbing issues, electrical issues, kitchen flooding during every heavy rain.) Noise ( upstairs neighbors had 2, 90 lb pit bulls that would do laps around the apt all night. They've since moved. Only for a neighbor to move in with a dog that screams all day. The office staff has been helpful with calling the tenant.) Safety (This was not a concern upon move in, however, safety has gone down severely in our year here. There are cops here at least once a week. Crimes ranging from car rim thefts, there was a parking lot beating, parking lot robbery **this was the only one the complex told us about in a letter** And a couple other non confirmed calls where you can obviously see police taking statements from residents.)
Property Manager at Vintage at 18th Street, Responded To This Review
We would really like to address your concerns if you would reach out to our community manager at your earliest convenience.
Let me start with the good. These are newly "renovated" (more like face lift really), on a nice and accessible location. I like the staff, they are very nice, welcoming and at least in my case very quick to handle any issue. The club house just opened and it is very nice considering the type of apartment complex. Now the other stuff. The apartments here do not have microwave nor washer and dryer. Even though they were "renovated" while somewhat better they still have a very old feel. Mine even smells weird and I can't figure out why since I don't cook etc. The property is on a common boiler system so I have yet to take a decent shower without having to dance around every time it suddenly gets hot or cold. There are many people with big pets letting them do their thing around and not picking up after them, it is terrible getting home only to have the front door smell like *you know what* while you try to open it. Bottom line, if you want to live inside the loop for not much $ this is a good place. If you are like me, I'd rather pay a little more for getting rid of the annoyances. I'm moving out when my lease is up.
Good evening, I honestly don't know where to begin with. They showed me one bedroom apartment and I signed and give them deposit right away to hold the apartment meanwhile I took my application home.. In 3 hours I received call from leasing office that my apartment I signed has already been given to somebody else. I was very upset that day was my last day to leave my place where I was staying. I couldn't find any other apartment in my budget at that time. I stayed with some friends here and there finally I got my place in 2 months. This place has a lot of flaws. I can hear my next door neighbors talking, fighting etc.. I m just not to pleased about moving in here. But I am bless to have a roof on top of my head. I am planning to go back to school but every time I try it's just hit me that I have to pay bills and I don't get financial aid because according to aid requirement I make enough money to pay for my school and I don't have anyone I can claim under my Taxes. They just don't see how many bills you pay!!!!.. if I win I will go back to school but it seems too good to be true!!
It's quiet, other tenants are pleasant. Got to know neighbors who are kind and ask how you are when you see them. When we leave town not afraid to ask neighbors to watch your apartment for you! And they do!! So it's not just the apartment that I enjoy , it's the people who are around me that make it special to live here.
These apartments are very centrally located near malls and Metro bus easy access. The management team are great and when you have problems they are very proactive in getting things fixed. The grounds are well kept and maintained and they have a great new clubhouse and workout room for your cardio release. Please come check out the units they are very spacious and affordable for your money
Oaks of Timbergrove has recently gone under change of management-- and from what I've seen, they've made great improvements, and above all, attend to maintenance requests in a timely manner. They also recently built a new pool, installed new roofing for all the buildings, and are working on improving the landscaping. I see maintenance picking trash every morning-- they are definitely striving to up the bar of the complex, and show that they care-- even considering the age of the complex. However, there are several caveats. The first is parking. IT IS A NIGHTMARE. There have been days that I have to walk half a mile to the apartment from parking in a neighborhood after a long day at work, my feet hurt, and I cry the entire way there. There is only one assigned spot per unit, and with 3 adults with vehicles in my unit, convenient parking is impossible. Nearly half the visitor parking contain broken down cars or motorcycle storage. It leaves little possibility for real visitors, none the less actual residents with more than one car per unit. The renovations are done sloppily-- done correctly and with patience ( no extra money!) the visual value of the units could increase dramatically. With jagged edges of wood flooring, incomplete paint jobs, globs of paint mixed with dust and fibers on the floor trimming, caulk left everywhere, and a mysterious coating all over what would be porcelain and tile in the bathroom that is IMPOSSIBLE to clean and stains easily-- almost negates all the positive possibilities. My goal is to communicate these flaws to the complex, and hopefully have them fixed, with the hopes of a follow up review. Overall, the price point, location, alongside the amenities the complex offers, makes the physical flaws easy to overlook. As someone who is picky about visuals, and also has a history of home improvement work (installing floors, trimming, basic plumbing)the silly mistakes here make me cringe-- but they don't entirely devalue the efforts the complex has been putting forth. The staff is great!
When my wife and I moved into the Oaks of Timber Grove apartments...we thought..ok. But in 4 years the rent has increased 300.00 a month on a little one bed, one bath apartment. Same old carpet, same paint on the walls...and every rent renewal...rent goes up. The rent has exceeded the value...we are looking to move
