Gorgeous apartments with spectacular views! The amenities are great too. Being close to Memorial Park and just a couple of miles from downtown is very convenient.
So excited to be living at the Virage off Memorial Parkway. They have nice amenities & one of the best locations in Houston for apartment living if you work downtown.

Do not move to this property amentias and apartment units not worth the rental rate. Staff never has answers to any questions and phones constantly go unanswered. Building is shifting causing uneven floor but better the property has mice.

The property is gorgeous and the apartment was spotless. We were provided with a hand truck to help with moving in our furniture which made everything so much easier. The pool area is my favorite...and the free coffee drinks in the morning!

Maintenance takes a while. But overall good experience. Nice amenities. Nice pool. The rooftop view is exceptional along with the zen garden and lobby lounge.

It has not been a positive experience. Property management needs to be upgraded. Conditions have been unsanitary (consistent poor trash management), regular upkeep is the bare minimum, we have had unsanitary and unsafe conditions. Pest control issues. No after hours service if your entry job just stops working (which happens often) Garage gates break all the time leaving the property insecured. It is unsafe with doors not closing properly and or propped open. Anyone who is not a resident can easily enter the pool area by just reaching over the gate - why event have a lock with a code when you can literally reach your hand right over and open? There is a general vibe among residents that they just do not care about us.

The fact they are able to put "Luxury" in their name is a JOKE. The garage/entry to the hallways smell atrocious from the trash piled up. Because of the trash pile up, there's rodents, roaches, and endless flies. The staff and management is absolutely incompetent. Issues are not dealt with in a caring, timely manner. From the hurricane? The gate was just left open for like, almost 3 weeks. There's a "security officer" that parks the car in front but isn't even in there. The ONLY genuine good thing about this apartment is its location and they know that and capitalize on that. The rent is way TOOOO expensive for what you get. Go elsewhere.

As a resident of over 6 years, I have loved living at the Virage! As a dog owner, it is very important to feel safe at any time of day or night to walk the dog in the areas provided by the apartment complex for pets. I also love the location of the Virage, as it makes for a very convenient commute to work, and is close to downtown, the Heights, and the Galleria area as well!

I live in a 1BR with my boyfriend. The apartment itself is not terrible, with the exception of our fridge malfunctioning every two weeks. Management takes no accountability when services break, such as doors and gates, leaving the premises essentially open to the public for long periods of time. It took two months to fix the garage gate. Trash chute is regularly overfilled and spewing into the hallway. Absolutely disgusting. Today I was awoken at 2:45 AM because of the fire alarm that as of writing this message at 4:21 Am, has yet to be fixed. This kind of treatment of tenants is unacceptable and they do not deserve the right to call themselves a luxury apartment with a security car just placed near the front for looks when no one is inside or present on site. If you expect luxury, you will find yourself questioning the rent price living here. Feels like I’m paying for a stay in a motel!

This was triggered by the unprecedented storm that impacted the entire greater Houston area leaving nearly 900K people without power, impacting hi-rises by blowing out windows, major debris and impacting electrical devices such as fire panels. We understand being awoken by this for a prolonged amount of time is frustrating but please know this was not foreseen nor something we anticipated happening. Team members and technicians arrived around 2:45am and were onsite until roughly 6:00am to get this situation under control, which they did. The trash was also impacted by this storm as the compactors require electricity to function. The team is working diligently to rectify the trash build-up. My experience going through the leasing process has been very nice. Now comes the move which I dread but at the same time I'm excited to experience life at Virage. Update... The moving went smooth and so far life is good. Nice, quiet community.

I’ve lived at The Virage for almost 2 weeks now and I’ve been so happy with my experience, it’s the best apartment I’ve lived at so far! The staff are so friendly and helpful, I loveeee the amenities. I feel so safe here, and the common areas are always well kept and clean. I love that I always am seeing improvements being made to the new property, like new mulch in the flower beds and new turf at the dog park. Im so happy here

Living at the Virage has been very enjoyable and a God send. The location is perfect! It’s close proximity to downtown, Memorial Park, shopping and a variety of restaurants has made big city living stress free. I can’t believe I have been here almost eight years! Great community of residents and professional staff. They also take safety very seriously. I appreciate that very much.

I love virage. There are just a few things that need to be tightened up or updated. Such as numbers on each floor for guests to know where they are. And a better system for those who rent parking spaces to ensure others know it is taken

Nice complex, responsive office staff and great, friendly maintenance team! I had no idea what a great location this would be when I moved here. In addition to having food, drink, bank, convenience stores, etc., I get to see so many community runs, marathons and even the rodeo parade pass just outside my door!

My experience has not been satisfactory. Maintenance has not fixed the flooring issue that I've been requesting since February (now is October). You open the tickets and they are marked as closed even though the issue has not been solved. Management is unresponsive. The layout of my apartment is perfect, but the issues with the flooring are making me move to a new complex. Additionally, the A/C broke several times and the maintenance staff was not able to provide 2 mobile a/c units for my 2 bed apartment during the summer after requesting a second unit repeatedly. Overall, my experience in this apartment complex is the reason why I'm looking for new apartments to move.

Overall, my short time at The Virage has been really good. The property seems to be maintained well and my work orders get addressed pretty fast.

I love living here. Definitely somewhere I plan to stay long term. It is such a nice apartment. Management is attentive and the facility is kept in excellent condition. Would highly recommend living here. You wont regret it.

A nice property to look at from the outside, but very poorly maintained. It is understaffed, cheaply run, and unclean. It is a well-located property, and has potential that current management undermines.

Stay away from the Virage if you can. The floors in the units are super uneven from the building being old. The hallway carpets are never clean (you should see the stains). Frequently there is dog poop in the stairwells or some type of pet waste. The freight elevator is usually out of service once a month. There are frequent visitors that I do not recognize and the building is super accessible to anyone, so it's hard to feel safe. The dog park is terribly muddy. The place just reeks. It's definitely not clean. Bring your money to a new complex.

The Virage is located near pubs, restaurants, shopping parks, and bike trails. The Virage is a very tired/older complex. Up keep is a problem - carpets are constantly dirty/soiled/stain, amenities like the bbq grills and fire pits are often not working, external key fob security doors are often not working, trash in the parameter green space collects until someone complains. Hall way a/c system struggles to keep up with the summer heat. The pool is packed with residents and neighborhood walk-ins. These issues have gone unattended by past management. The Virage has a new manager that is starting to take action and correct many of the deficiencies that is hold this complex back from being a premier apartment complex.
