Everything. The amenities and views sell it for everyone. It’s so nice and updated. Everything is just exceptional and we’ve had no issues in a year. They’re doing construction often but it’s done so quickly and they hire so many people to get it done fast.

Don't move here. Everyone in the reviews "hit the nail on the head" when it comes to illustrating the intentional abuse Dittmar has imposed upon its residents. Aside from their traditional business model of high frequency turnover to increase rent and fees per new tenant, they actually leveraged the pandemic to accelerate their strategy of having all their tenants move out so they could renovate the archaic and already overpriced units. They did this by providing an uninhabitable environment through reckless noise pollution. And if you don't leave by breaking your lease early and paying 4 months rent as a penalty, they have the right to evict you, so it's either traditional eviction or constructive eviction, take your pick. Thanks for playing. And Dittmar, when you read this, save the time and hold off on providing the generic front desk number to "talk to me about my experience." You know exactly what you've been doing and what you'll continue to do. You flat out don't care, so stop portraying some false narrative that you give any sort of a consideration about your tenants' living experience and overall well-being.

Courtland Towers has turned into a complete construction site which consistently pollutes its tenants' units with over 80 decibels of noise from 8am-5pm. This will go on for YEARS until every last resident who currently resides in a non-modernized unit moves out, which can't be soon enough for us. Unfortunately, most of us signed our leases before the pandemic, so if we have to break our lease, it's a 60 day move out requirement AND a 60 day month penalty, so you're really stuck here financially for 4 more months past your breaking point :). For those who might have signed at the beginning of the pandemic, they might have thought Dittmar would consider their tenants' health before simply shrugging their shoulders and saying "we're sorry for the inconvenience," and permitting the rate of construction to actually increase due to the increased move outs. Still think the $100 in savings per month is worth it? Hammering starts at 8:00am every day M-F and then demolition starts at 10:00am on the dot. This cocktail of noise pollution goes until about 5:00pm and even if your unit is not located next to or near one of the units being "modernized," the paralyzingly disruptive sound of construction reverberates across the hallways and up and down the floors. Still think it's worth it for the amenities? Come tour the building between M-F 8-5 and walk through a couple of floors or simply ask one of the exhausted tenants who is standing like a zombie in the lobby. The environment here has been rendered completely uninhabitable, forget about any coherent thought for more than 15 seconds at a time during the construction hours and at night when you can hear every word and footstep from your neighbors on their balconies or above you in the "modernized" flooring. Resigning my lease here has been the biggest residential mistake I've ever made.

Living in this building is absolutely infuriating. The apartments have been under construction for the past few years. According to management, there are plans for it to continue for the next 3-5 years. Management has constantly refused requests to make the environment more livable. They have no regard for the tenants who live here and make no effort to listen to our concerns despite paying market price for a unit that is not suitable for daily living. When I initially expressed my concerns to management, they stated construction would take place from 8am-5pm, however, on multiple occasions I have heard it as early as 7am and as late at 8pm. I understand the need for construction, but this is not ordinary. There is persistent and loud power tool use, drilling and hammering. At times, I have even felt my ceiling shake. I am no longer able to work from home, which I used to do 3-4 days a week. Living in this apartment has been the single most regrettable decision of my life. I hope that others will read this and reconsider signing a lease with Courtland Towers. On the assumption that management continues to downplay the disruptiveness of the construction as they did to me, I have attached two clips. The first two are in my bedroom before 8am a few months ago and the other is from today, and example of how it sounds in the hallways daily.
If I had written this review 3 months ago, I would have given them a glowing recommendation. Maintenance was prompt and the front desk staff was agreeable. The price was great for the area, partly due to very outdated appliances and cabinetry, and our rent wasn't drastically increased when it came time to renew our lease. BUT I would happily go back to my outdated unit. Apparently upgrading to a modernized unit comes with a hefty price in addition to the huge mark-up in rent. I am not one to rock the boat, but in the last month, I have spent an inordinate amount of time, money, and energy trying to secure reasonable accomodations after making the poor decision to upgrade to a new unit. We were subjected to nearly constant pounding and thudding noises from the gym from 5am to 11pm despite 4 floors of apartments between us and the gym. Front desk staff who were initially polite became rather exasperated, even telling us we were wrong when we called every morning and asked them to please intervene so we could sleep. After 2 weeks of not sleeping and ongoing communication with management about the issue as well as personal finances put toward things like soundproofing foam, acoustic panels, noise cancelling headphones, and earplugs, we were finally offered the option to transfer - to units that were much smaller for an increased monthly rent. Or we could stay in our unit for an unspecified amount of time while they made a plan to soundproof the gym. But with busy work crews, it could not be made a priority. Interestingly, the designers of the gym supposedly called for consult never actually appeared. I was incredulous when the staff said they were unaware of the sound problem, as I thought surely there had to have been complaints from other residents. After this ordeal, I found reviews which suggest that this has been an ongoing issue. Do not count on them ever making adjustments. They will continue to coerce additional monetary gain from this situation rather than amending it.
Avoid this building at all costs. We recently moved into a renovated unit above the gym, but on the fourth floor (the gym is one floor below the first level). From the moment we moved in until the time we moved out three weeks later, we heard non-stop loud thuds caused by other residents dropping and slamming weights. This started at 5am every morning and did not cease until late in the night. Every new resident signs a lease that forbids dropping and slamming weights in the gym, and that residents caught breaking the rules will have their amenity privileges revoked. There are signs in the gym stating the exact same thing. We called the front desk staff every morning and every evening complaining about the noises for three weeks, until we got fed up and moved out. On the night we began moving out, I personally spoke with the front desk staff four times about the noises. Staff did absolutely nothing. I got so frustrated by their ineptitude that I went down to the gym myself to speak to residents twice. Management staff was just as unhelpful to us. We spoke to them over and over again about the noises. I had to work from home on multiple days (don’t even get me started about the construction noises during the day) just to show them what we were hearing. Their solutions? We wait out the gym renovations to help with the noise. Except, that would be a “long-term process given that [the construction crew] has multiple projects currently”. The best solution they offered? Tell us we can move into another unit in the building, which would have been great, other than the fact that they charged us even more for a smaller unit. We were so desperate for a good night sleep that we accepted their offer, a huge mistake. Even when we asked for a storage unit to make up the difference in square footage between our old unit and new unit, we were told that it would be a fee on top of the additional cost for our smaller unit. In the end, Courtland Towers was able to lease us a smaller unit for a higher cost than we initially signed, all because of their inability to enforce their own rules, the rules that every resident signs on for. In general, if you want management who puts actual solutions to resident’s problems in place, this is not the place for you.
Overall, I really liked this apartment complex. I was on the 10th floor, in a 3B/3B apartment- with a lot of space, and a fantastic view looking over The National Mall. My experience may be different than many as our apartment had been occupied for 10 years, and we just changed tenants by doing a change of lease. In terms of the apartment complex management: maintenance was fantastic- extremely prompt and helpful, front desk- very friendly and helpful but a bit clueless (e.g. conflicting information, couldn’t find packages that were absolutely in the mail room, frequent loses change of lease forms so you have to resign etc), friendly lifeguards (minus the really obnoxious rule of I could drink from my water bottle when swimming laps in the outdoor pool- but I have a feeling this was made a rule so no one would drink things other than water in the pool, so somewhat understandable). My only significant complaint is the extremely outdated payment system where you can only pay by check, and there is no way to check online your account status, so if something is being mischarged or you think you paid but forgot, it can be challenging to track down and typically you find out by getting a note of underpayment many weeks after the occurrence. To resolve/figure out, you have to call the main office and work with them and they are not overly helpful or friendly. The apartment grounds and building are well maintained with common areas kept clean and tidy, pools well maintained, and the apartment was well built so minimal noise between rooms in the apartment and from neighbors. If still in the NOVA/DC area, I’d definitely look at living here again and would recommend it- just be aware of the few drawbacks- outdated payment system, difficulty of tracing payment activity, and slightly clueless front desk team.
Courtland Towers is a once-great building that has been under constant construction for nearly three years. It has severely affected the quality of life. First it was the elevators that had to be shut down one by one which had a great impact on how long it took to get to your apartment. Then it was the indoor pool shutting down the entire summer of 2015 for reasons that were never explained. It was rumored management did not want to pay for lifeguards and the actual "construction" only took a few days, yet it was closed for three months. Finally, the worst project of all, one that is ongoing as I write this - removing each brick in the building and replacing it with new bricks. This might be a good idea - again, it was never explained as to why this was happening - but the REAL problem is how long this project is taking. Management has lied about the how long the incessant hammering, drilling and assorted noise would last. Literally they said the project would end at the end of November and it is approaching mid-January and the loud noise continues every morning at 8 am, Monday through Friday. Terrible management that misleads high-paying renters is absolutely not a place you want to be living in. Do not trust the notes that are placed under the door with the pronouncements of how long the endless service projects will last. They are not truthful. Who knows the disruptive repair/construction project they have in store next?

The location and amenities in this building are exceptional. With both indoor and outdoor pools, a grocery/dry cleaning store, game room, fitness center, and much more, there is plenty to do. The apartment itself was exactly what I was looking for; spacious living room, large bedroom, an open kitchen and a balcony. Location could not be better; steps from the metro, movie theater, dining and more. The only draw back is that no pets are allowed.
Hotel Style living in the heart of Arlington! Two pools, an over sized gym with plenty of equipment, and onsite store with next day dry cleaning service! On site 24 hour concierge who will help you with any inconvenience you may run into. Walk to metro, shops, and dining. 10 Minute drive to DC, perfect location for anyone new coming to work in the DC area!

Courtland Towers is a fantastic location. It is one block from the metro and 10 minute walk to Clarendon shops. The building has good amenities (indoor and outdoor pool, gym, game room, indoor bball and racketball). The apartments are quiet, you dont hear neighbors above, below or to the side. The building is very well maintained. My biggest complaints after living here for two years is the outdated finishings for a luxury apartment and the number of projects around the building. The downside to being well maintained is that they are always repairing elevators or driveways or something so day time there is quite a bit of construction going on. The building is only okay about notifying tenants about planned events that will impact your day (like no power or water or garage repairs, etc).
We have lived here for the past 4 years. This is a great building. The outdoor pool is awesome during the summer. There is also an indoor pool, gym, game room, and a movie room. You can't beat the location. The metro is a block away. The building is slightly outdated, but they have been working on updating.
