I had such a great experience touring these apartments! Everything from the pool to the gym were all great additional amenities that leasing agent Wendy did not fail to touch on. Wendy showed great knowledge in this complex and all the pros because there were definitely no cons! Wendy left such a great impression on us. We look forward to moving in soon and feel good about having someone we trust so quickly on site for us. The day of move in they changed me to a whole different unit without any notice after I already had a lot of things shipping to the address I was suppose to be at. Then I get into the unit and it took me 4 HOURS to clean it before I started moving stuff in because there was dirt, paint, dust EVERYWHERE. There was even things in the cabinets left over from the previous renters so that’s how I knew they didn’t even step foot in that apartment before having me move in. There are roaches EVERYWHERE I’ve done everything I can to get rid of them but I probably still end up killing 10+ roaches a day. The area is terrible, we’ve had multiple incidents of attempted break ins and car break ins. They say that have a “gated community” but they let everyone and their mom in and don’t even ask question. They wave everyone in. They even keep the gate open 24/7. The office lies about everything and will tell you something different every time you call. The washers and dryers here never work so I end up just going to a laundry mat down the road because it’s easier. The price is not worth your sanity, trust me. This is the worst place I have ever lived. Please trust me and save yourself the trouble that I have gone through here I wouldn’t wish it on my worst enemy. They’re pictures are misleading and everything looks like trash and they’re is always trash everywhere.
I could write a dissertation on why you shouldn't live here. But here's a short list -Roaches (They hired people to spray and we ended up with more roaches because they didn't actually spray) -No working washer/dryers -Maintenance never fixes anything - The staff doesn't work the hours posted - They send aggressive emails to the residents on a weekly basis and constantly threaten to fine us -The contractors they hired knocked our internet out and broke both our doors -The dumpsters are constantly surrounded by trash which sits there for weeks at a time - The pools are constantly closed its honestly false advertising at this point to say they have a pool -Good luck walking around without stepping on glass - the gates never work pretty much anyone can get in anytime This isn't even mentioning the children who scream outside all day despite not living in our building or the near constant fist fights going on at night. The only thing thats really changed with new management is higher rent prices and mean emails.
My daughter applied to this apartment. We paid a $75 Application Fee and a $200 Administration Fee. She was denied due to making just under 3X the rent (even though we were told 2.5X the rent). They refuse to return the $200 Application Fee and the woman was very nasty when my daughter asked for it to be returned. Don't Apply Here! It's a Money Grab! They should return the $200 Application Fee.
DO NOT MOVE HERE! Every time it rains it floods there’s roaches&moths and the neighbors are loud. The onsite washer and dryers are dirty and do not work! Not to mention the front office is very unprofessional! All they do is sit there instead of doing their jobs!
Management is unprofessional and they do not get back to you. I have been trying to give my unit (Townhouse unit) to someone by doing a roommate release so that my name is off the lease and my "roommate" is the only person on the lease. It has been 2 months since I sent my letter of departure (Early December). Nobody had gotten back to me in a month regarding the release of my name off the lease, and when she did she told me I had to start the entire process over from scratch when I started it in late December/Early January (and this beginning of February now). I have moved to Broward county and came on a specific trip to Tampa to sign this form and I had to come back again to sign the form in person since it could not be done over the phone or through another form of verified form signatures (example: Docusign). No manager got back to me even when I sent emails through the website to contact me. Whenever they say "please contact us at this number" they never answer. When I asked why do I have to be there in person to sign the forms, can't I just sign the forms over the computer via Docusign, they proceeded to tell me "that is just the way we do things here". My roommate has moved in since January 1st and she herself has experienced bad communication with the office staff. The water pressure in the apartment is very low, and they haven't fixed it since she moved in. The trash service is very poor, they only pick up your trash if the trash can itself has been cleaned (no excess trash laying about, the trash can can't be filled with water even if it rained before they picked it up, etc.). People are screaming at all hours of the day, there are children running around without their parents in-sight. The rest of my experience was not one I would recommend to anyone I am friends with or close with. I am very disappointed in this establishment, even with the new management that just so conveniently happened in late December/early January. They use the change of management as an excuse to say they were not aware of the needs of the apartment residents but that is an excuse. They could have always followed up with the orders we have placed, and the emails that were sent notifying them of my departure. If my rent was late, they would have no problem contacting me regarding MONEY. Please do not waste your time, do not waste your money. I still have not been removed from the lease and I have not lived at that apartment since December 31st. Today is February 4th.
I should have known from my early interactions that this would have been an unpleasant experience overall. While my apartment is suitable for a first time renter (although the area is fairly sketchy, such as car break ins on my first night at my complex), the customer service is lacking tremendously. They assigned me another resident’s mailbox, keys and all, and my mail wasn’t delivered to it ever and then her mail was also messed up. I moved in in late August, discovered the issue the beginning of this month, and they still haven’t given me keys to my new mailbox or told me what my mailbox number is. Response time varies from 1 week to 2-3 weeks when emailing the office. Neither of my maintenance requests I’ve submitted back in late August have been addressed. I’d be willing to shell out an extra $100 or so a month to deal with another complex with more capable employees. I’ve been unable to DoorDash (my side gig) because I never received my welcome kit and have lost out on an average of $100-200 a week because of the mail issue. If I were Radco, I would let go every single one of the employees in the office and replace them with someone who can actually fulfill their duties for me and my fellow residents.
They are fast at fixing problems the staff is excellent and helpful the security is wonderful it's quite and a the upkeep is excellent. A wonderful place to raise kids and pet friendly.

We had mold growing in our air vents for nearly 2 years and maintenance refused to acknowledge it. They tried to convince us it was "dust" until we threatened to take matters into our own hands, in which they finally hired a contractor to come clean it out. That's just one inconvenience experienced while living in this dump. Do NOT move here.

Been living here for almost 1 year now and it's just so horrible. Gated community with security - gates break constantly. Security lets ANYONE IN because doing the job they are hired for seems to be impossible? People (most likely college students) jump the back walls and again - security does nothing. Not only is security useless - but the security cameras DO NOT WORK!!!! So when you get your package taken - no way of figuring out who took it. Which makes the NOT WORKING package room just as useless as that gate and security guards. Pools ? DIRTY. Grill by the pool ? DIRTY. Gym - DIRTY. Laundry rooms - FILTHY. FILTHY. FILTHY. NOT ONLY ARE THEY ABSOLUTELY DISGUSTING, but half the machines DO NOT EVEN WORK. Dog Park? falling apart - equipment for your do to play exercise on - looks like its one paw away from collapsing AND the gates that they have inside - also falling apart - if your dog is part ninja- he/she WILL be able to slide under the fence. They do NOT ask for pet records - MOST dogs in here are not up to date which means - who knows what type of bug, etc. your pet will catch!! Office is just as useless the girls inside that office usually quit or get fired and you'll have a new face every other month or so - NO ONE really knows what to do or how to do it. The community itself is FILTHY with dog poop EVERYWHERE and garbage EVERYWHERE.Please learn from my mistake and take your hard earned money elsewhere.

Pros: maintenance team, I would give 7/10 score. Cons: 1.Noise from all sides: if you dont need a good sleep, you can stay here. You will here the noise from all sides especially from upstairs, the house ceilling and wall are very thin. If someone walk, you will hear every single steps. Many times that they run/move stuffs at night and wake me up several times. I reported the office many times but it never get it fixed. Apart from that, all neighbors, when they sit outside at their home, you will hear everything what they talked even you close all windows and doors. 2.Dirty laundry: if you are willing to share the washing&drying machine with dog/cat, this is an apt for you. You will see many animal's hairs in the machine and it will stick everywhere on your cloths. All laundry room are very dirty. Anyway, this is still far from standard hygiene!. 3.Thief in the apt: my package lost twice about 4-5packages in total. They dont care about this issue and if you want to see the camera, they just tell you to contact the security guy at the apt gate directly. The office they dont even listen what was happening. 4.Very rude staffs: they are nice to you only on the day you check-in. Later they are so rude like someone force them to work here. 5.Dirty carpet and AC system: I had an issue with the carpet in my bedroom for several month as it has a sticky smell from pet's waste, dust. I told them several times to replace/remove the carpet as I am allergy those stuffs but they dont do that for me, the only they did is deep cleaning for carpet twice. However, after the cleaning, I check the carpet and the dust and dog/cat hairs were still there including the smell from pet's urine at the corner in bedroom. Until now, they cannot fix it and I have to sleep in living room. Unfortunately, the AC system also very dirty even you change AC filter every month and clean the house very often, next day, you will still see lots of dust on your table. 6.Bad plant watering system: the time to water plant at the backyard vary a lot, sometime during the day, sometime at night and many times that the water hit the house wall and wake you up at 3-4am. I sent them the request to fix it several times during the past 6-7months and they just really did it last month.

I've lived here all year and I can truly say I'm SOOOOOOO excited to leave! Within the first month of living there one of the water fountains broke and it was impossible getting by without getting wet, took them about 3 weeks to fix it, a piece of the roof started to RIP off took them like 5 months to fix that, our sink has broken down at least 7 times the handle never got fixed and half way through our stay the porch light went out and it still hasn't been fixed since we notified them MONTHS ago so it's super dark and we all work night jobs so it's always super dark and unsafe coming home. Not to mention they never answer the phone when you call but if you call back to back I find that eventually someone answers and I called about 2 months ago asking what last months rent would be because I'm leaving they told me a little more than half for it being prorated and now they're charging me the whole month saying I never gave notice... truly it's been awful !!!
I am a student. I would not ever recommend Sunstone Palms to anyone because it is an extremely inconvenient place to live in. Most of the devices provided in the house are ages old and hardly work. The refrigerator and AC suck up electricity hiking up your bills. The manager is an extremely rude person and is not in office most of the times. Poor demeanor, bad mouthed, arrogant and unavailable 95% of the times. The staff is unaccountable for their actions, and clueless about most issues; they put off things on a person who's always absent- the manager. You cannot do laundry in the community laundry rooms on the weekends because the laundry card cannot be recharged during non office hours. he community is extremely unsafe, because the security systems never work. It's open all year around. And more importantly, there's no one to complain to- hence making me write this review. Not recommended at all.
We lived here for a year and I believe the only reason it was tolerable was because we were hardly home. The washing machines eat your money, we complained about a few broken machines doing this and were told to call the company ourselves. We did and they were not of any help. The smell of weed consistently seeped into our home from other tenants. The water in the bathtub would come out with black chunks every now and then. Our heater set the fire alarm off once and the worker claimed nothing was wrong. The office staff is unprofessional at times, and inconsiderate as they close their entire office for long staff meetings where tenants are waiting outside peering in for when they will be done. (Why not use the back room and have one person assisting tenants outside. Many other offices function this way including mine. Hire an office assistant) If an office has their hours posted outside and online, the office should be opened at that respective time. Be professional. Listen when tenants complain. And for gods sake do not lie. (I have friends who have had really bad experience with office staff as well.) Read the reviews before you live here. Most of them Are subpar or utterly disappointing.
They have the word luxury outside on the sign and the apartment detail are misleading. You have to pay all your utilities outside of the high rent. They also go up every year faithfully on the rent. If you are late they will take legal action fast almost within 24 hours. They take their time fixing maintenance request and the staff don't really provide you with their full attention. Also, they have a massive red spider problem because; they be all over the apartment and making spider webs. People also don't take their pets to the correct place to use the restroom so that ends up in the grass all over the place so the smell is all over. People will still from you here so everything needs to be secure. Last, the walls are paper thin and because of that you can hear everything in the next unit and I mean everything. This is just a start.
The maintenance is terrible and the staff members smile in your face but they could careless about your problems...I've had leaks all over my apartment. I've complained about this problem going on 3 months now and my apartment still leaks and some areas around my apartment has mold build up and NO ONE has even bother to check on my apartment and fix the problem but if you're 2 hours late on your rent they wont hestitate to come to your apartment or contact you. Im currently planning on my legal options because i refuse to pay rent at a place that doesnt fix my problems and having mold inside my apartment is unhealthy for my health and having a leaking ceiling gives me the right to withhold my rent. These people only care about themselves and no one else! I cant wait till my lease is up. This place is a NIGHTMARE!
Horrible nasty af trashy poor maintenance they rig everything up
Alex from the leasing department is very knowledgeable and very helpful and made my move here easier and more manageable. I could move somewhere else but I choose to stay here cause of my experiences with Alex, hes very hardworking and always strives to do his best for you.
Very affordable for what all is provided. Property is well maintained and units are being upgraded. All the staff has been super nice and easy to work with. Issues are always addressed quickly. My leasing agent Taylor made relocation from out of state a breeze!
