Great place to live in. Quiet neighborhood and nice neighbor. The management are nice and friendly. The amenities are nice. The dog park and pool is a plus

If you want to live here- plan on extra time, as you'll need to make a special trip just to get TO your car, that's parked in the very BACK of the complex. Unless you decide to pay an exorbitant FEE to park close to your unit. YES- that's right, you have to pay a fee to be walkable distance from your apartment. Amenities? Oh they charge you fees for it- but good luck getting coffee from the machine you pay for. Most days it's out of order, or empty so it's a wasted trip and time. Maintenance? What maintenance? Three times I've submitted an issue about my dryer not drying- you'd think that would be easy, but you'd be wrong. In fact I opened a work order 3 weeks ago, only for them to randomly close the work order and say they resolved it.... Without even entering my apartment or fixing the issue. Customer service? Ha! You're kidding right? First day moved in, the AC and the elevator didn't work. Yet I had to FIGHT for a prorated credit, on my FIRST day moving in.

Management is more concerned with reminding you to pay rent than they are with doing any necessary repairs. Elevator is constantly going out, so if you’re disabled and live anywhere other than the first floor, good luck, genuinely. Management when we first moved in was actually fine, very responsive and they even held more community events to make you at least feel like they cared. At some point a new property manager came in and it was striking how quickly the quality dropped. They implemented the most ridiculous parking rules that consistently get friends and family towed.

Stay away! Property is very poorly managed, dirty, and unsafe.

I've been living at this community for 3 years and it has been great. With great location and great staff, it has been a pleasure. Like any other apartments, there would be issues with property or people, but the staff has always been quick and professional to address the issues and resolve them as soon as possible. Also, the management team does a great job creating a sense of community with community events and helping you feel included.

My overview of staying at this property has went from fair to terrible. The most frustrating part about staying here is the parking followed by the elevator being broken often, then the visual of trash overflowing every week. In addition to those there isn't a screen on the window so if at any point you'd like some fresh air expect for bugs to get into your home.

The amenities appear to be very nice. Leasing manager will be M.I.A and not communicate. The apartment up keep and cleanliness in the public hallways is poor. the trash collection method and storage is terrible. Shop around before you decide to move here, there are better options for this price range.

Dont move here. The quality of service is a 0. The people who work here are just here for their paycheck, they dont actually care about their residents.

Location,Location,Location...plus its very affordable for being inside the loop

Would not recommend living here since the staff do not care about the living confidtions of the people who live here. They do not communicate to renters, takes them weekS to get back to you and theyre always out of the office when you need to speak to them. If you find an apartment similar to this or more expensive, just go there.

Love my studio and the community around it. Couldnt ask for more.

It has been a home that has really made me feel like part of a great community. Everything VDD has done has made me feel safe. The most important part for me has been the safety this place provides, from being gated to having events that help getting to know your neighbors and staff.

Viridian Design District is a beautiful, upbeat, and safe environment to be in. The complex is chic, nice, updated, and clean. The grounds are well kept - from the parking lots, to the pool, and the amazing amount of green space. The office staff is available, friendly, knowledgeable, and will always go above and beyond. Management and staff are there to help you with any questions you have or help you as best they can with anything you need. Even a brief, how are you doing, or its great seeing you again, from one of the Viridians staff members can help you to feel welcome, and it lets you know they acknowledge and take interest in their residents. The community enrichment team is one of the most genius parts of Viridian Design District. The team members are welcoming, sociable, positive, and upbeat. The team members truly want to promote community life, residents involvement, and to help the community get to know each other. I feel that, to some, it can be easily overlooked or passed right by as unnecessary or something that is just not for them. However, I do feel it is very important. One overarching point of having each community event is just that - what they put together really is for everyone who is a part of the community. Its a reminder that we do belong there. I am very much looking forward to meeting more of my neighbors and getting to know them better at the next event! Overall, Viridian Design District makes me feel safe yet comfortable; truly thinking about its residents, what they need, and their general well-being. I could not be happier, and I am so grateful to live at Viridian Design District.

I would highly recommend living at the Viridian Design District. Great location, right next to memorial park which is a blessing. Also I literally have not heard one neighbor while in my apartment. Thanks for the easy loving environment

The front team staff is great , helpful abd very friendly

First, maintenance never came to fulfill a request for an air conditioner & water filter that I put in about 2 weeks ago. Second, I've reached out to management several times about my issues with noise from my neighbors. Third, I was singled out one afternoon to return to my apartment to retrieve my wristband for the pool by the new "security" a couple weeks back. Nobody was wearing their wristband. There have been several weekdays where people are at the pool after 9-10PM playing loud music! One night someone was singing KARAOKE at the top of their lungs! Where was security then? Where is security when people's cars are being broken into? Or when people are screaming outside disturbing other tenants? Fourth, this property is over priced. I will never recommend this property to any of my smart city clients or family/friends. The leasing agents are nice people, and the manager was helpful in a situation I had when I first moved here. But on a regular basis, no.

Well this is the second time I've been living here first time was in 1 bedroom which was nice but this time I'm in 2 bedroom 2 bath which is a lot bigger and it fits my new furniture perfectly obviously I love the location so far everything is great no complaints

We are very happy with our choice to move to VDD. We had to move in quickly because our last apartment flooded from pipes that burst during the winter storm outage. From the moment we spoke with Siria, we felt welcomed. She did everything possible to help us. This property management company has the best customer service we have ever experienced. We highly recommend VDD for your future home.

This place used to be great but recently there have been robberies, cars on blocks, fights in the parking lot and an apt caught on fire. The walls are paper thin so you can hear your neighbor vacuuming and smell the massive amount of weed being smoked in all buildings. I personally have called the cops to the complex due to music playing so loudly for 12 hours straight through the night. I would never recommend this spot to anyone anymore. It is really too bad too because the community was great and the inside of the units are pretty. It is crazy hard to get maintenance work done and to get a hold of anyone in the office.

Need new management who are honest and dont lie and finally provide security . New front office management team. The most incompetent front office yet since living here for 4 years. No one fixes anything and they are useless. Crime is growing so fast that people are moving out not to mention the price is going up. We have been asking for security for the past two years but tell us just to lock our doors. Everyone who lives here cant stand the leasing manger who constantly lies and does nothing. It is starting to lean towards ghetto which is a shame , this use to be a great place. Just need to start fresh with new management no lies and listen the the residents, at least the ones that are left. FYI - once a week a car gets stolen and last night 6 cars wore left on cinder blocks after all there wheels were stolen. But dont worry about us- the office manager told us to lock our doors , Im sure that will help The executive team needs to make changes before something seriously bad happens .

I will never lease here again. If i had the extra money i would break my lease now. My car was towed twice in 3 days. I wasnt explained the parking policy at move in. Requested maintenance directly and he didnt show up until weeks later. Manager/leasing agents need to uphold their word. Trash is over flooded. Can hear upstairs neighbor walking around. I was told by the leasing agent i had 2 balconies when in fact theyre juliettes which are complete foolishness.

Absolutely LOVE these apartments. Super close to the freeway, but in a very quiet part of town. 8 minutes from memorial park and the amenities are amazing!

The apartments are nice, the location is somewhat secluded and the office staff will listen to your wishes as a resident and then go ahead with what they want despite it affecting the resident's ability to work from home and make a living. Twice I have had management attempt to enter my residence without 24hr notice.

This place has a horrible manager and assistant manager. The have gone through so many different leasing staff and maintenance due to the management. The manager has belittled his staff. The assistant walks with her nose in the air literally. My lease can't end soon enough.

Please spread the word... its poor mgmt.. do not move in... this place has many vacancies for multiple reasons... Covid being at the bottom of reasons.

The grounds are not kept clean of trash and dog waste. The grass smells of dog urine because there are too many dogs and not enough grassy areas. The pool is dirty. The gym has half the equipment missing. The indoor hallways of the buildings are not cleaned or kept looking nice at all. The trash situation is a disaster. No parking for guests inside the gate. I never see pest control which I pay for. Maintenance requests take weeks to happen

I have lived here 3 months and I have been towed 3 times. First time was when I first moved in I hadn't put the parking sticker up yet and I was towed for parking inside the gate. I told management about it and they rudely told me that was the policy. So I made them go out front of the leasing office and show me all the places guests can park so I wouldn't get towed again. There are like 8 guest spots and two sides of the driveway then on the shoulder of a busy street. Then fast forward 2 months and there's all new management that are supposed to be very helpful and friendly. Well I drive a work truck home one night because I'm going out of town on a trip early in the morning. I forgot I was in a work truck with no sticker and park inside the gate at like 1 am and get up at 6 am to leave on my trip and the truck is gone. I had to get it out of the tow lot and was lot for my trip and then not 3 days later my girlfriend is spending the night and she parks out front along a side of the driveway WHERE MANAGEMENT TOLD ME GUESTS COULD PARK and we come out the next morning and her car is gone! I talk to the new nice friendly management about it the next day and the manager was very friendly and told me that the tow company can't lawfully tow from there and I should go to tow court and he would get the work truck tow refunded for me just send him the receipt. Well I send him the receipt not an hour later and he doesn't respond for 13 days so I email him again thinking maybe it slipped his mind. He claims I didn't attach the receipt, I checked and I did but I sent it again anyway. Then 4 days later he emails me saying he should be able to let me know the next day. Then nothing for 4 days so I email him back asking if there's any update. That was 6 days ago. So ya they take commission from letting the towing companies come inside the gate and tow people's cars when it's really not necessary there are always spots and then they don't care if their residents are affected. The new management has also been trying to raise fees like water and $60 for trash when our rates have been set for the year and no one comes to get the trash you take it yourself and there's one dumpster all the way in the front. So ya after all that and having to pay almost $800 in tows I recommend you DO NOT MOVE HERE!

After 1 year of living here we will not be resigning. Other than the actual apartment being nice it has not been a good experience. No rules are enforced and it always smells like weed and there is dog poop everywhere. Management and the office has been extremely difficult to work with. Doors are jammed in the stairwell, if there was a fire we would be in big trouble. Management says they will have someone fix the doors by the end of the day and does not follow through on their word. The office has said they would do something and has not MULTIPLE times now. Key fobs are constantly breaking making it very inconvenient to get in and out. Our cars were broken into. We know this is not the apartment's fault but they did not even bother to notify residents of multiple cars being broken into lately. Apartments have also been broken into and I will say they did notify residents of that which we appreciated. They do not have cameras like other complexes. Prices are going up and there is no way we would decide to pay more to stay at a place like this. They were recently taken over by a new company and hopefully that will help change things.

After two years we won't be renewing. No apartment rules are enforced at this complex from pool rules (the pool gets quite rowdy at all hours of the day or night during summer weekends), to being a non smoking community, to "illegally" parking in no parking areas making it more difficult for residents who pay for parking spots near the doors to get in and out of their spots. The guest parking is also a huge issue at this complex. Its great to have a beautiful unit but you can never have anyone over as there is no where for them to park. While the units are very nice I would not recommend the complex to my friends.

First, I want to say that the staff at this place is simply amazing! They are nice and always willing to help. Yes, I know you’ve see some reviews bitching about parking and trash. I actually like walking in the green areas, so I don’t mind it at all. I have always found valet trash tacky, so I am always happy to take a nice walk while I take my trash to dumpster. Visitor parking is somewhat an issue in the sense people have to park in front, but that just gives me an excuse to walk to front and show brag about the propety. The amenities are simply amazing! Gym is awesome! Pool is beautiful! Grills are just so nice to have and the club house is open 24/7! The apartment itsef is large and beautiful! It isn’t cheap but for a luxury apartment, I was happy to pay what I pay. I signed a 15month lease, and I couldn’t be happier!

This place was good in the beginning but then everything went downhill about 6 months in. I've come home to zero parking, the elevator in my building had issues (got stuck in there once for over an hour and on another occasion the metal ceiling panels came loose and fell on us), bedroom ceiling leaked water for over two weeks before they fixed it (I had to tell them to call the roofing company which they weren’t doing on their own). Every time we ask for something they do it wrong and we need to visit the front office. The leasing office personnel will tell you that they'll do something and never do it... unless you go in and stand there and wait for them to fulfill your request. We finally moved out because the place was so poorly run. If I'm paying that much for your "luxury" apartments you should be doing much better than what you're doing now.. The cherry on top is they've taken over a month and a half to mail our security deposit to an incorrect address. They're also taking a quarter of the deposit because of “damage” to the stovetop (even though it’s normal wear and can be scrubbed off with a stovetop glass cleaner). At the time of move out, the front office staff even told me that normal wear would not be charged against us… Do yourself a favor and save yourself from the headache of this place.

Nice complex, but extremely poorly-designed parking. If you live near the front of the complex and get home after 7, the only parking available will be at the back of the complex, so be prepared to take the quarter-mile hike from the back of the property to the front. The only thing they've done to address parking is to take away free parking spaces and make them reserved and charge a fee. You can't even have visitors from time to time because there's literally no place for them to park! I suspect that part of the issue, in addition to poor design, is that there are people living here who are not official tenants (i.e.not on the lease), so extra parking is taken up by these "shadow tenants". This problem is so bad and management has done so little to effectively manage the situation that I cannot recommend this property.

We have lived at Viridian Design for one year and we love it here. We enjoy the spacious layout of our apartment with plentiful closet space. Every time we need anything, from a changed water filter to a package delivery, the staff here is happy to help. The pool area is also pretty amazing.

This property was very promising when it was first built. Its beautiful and private for being in the loop of Houston. I have lived here since June 2016. The apartments are nice although, you can hear everything above you if you do not have a top floor apartment. The parking situation is getting cluttered. Most people make their own parking spots now causing it difficult to maneuver at night and in the morning. Reserved spots are also unmarked, so if you pay for a spot you have difficulty with people parking in your space. The trash is an inconvenience as well, especially if you live in one of the back buildings. You must drive your trash all the way to the front of the property outside the gates. However, I think it is absurd we do not have any security cameras in the buildings and open parking. There has been increasing crime and break-ins in the recent months. For these reasons, I would recommend choosing a different property in Houston, especially for the price you pay at the Viridian.

This place is great! The maintenance staff is the best and always on top of keeping the Viridian a very pleasant and enjoyable place to live and hang out at. The management team is very friendly and approachable and are always looking to make the stay here even more welcoming than it already is. Great place to live!

Not originally from Houston moved out here from California four years ago lived in two prior properties that where a nightmare. First of all the maintenance team is GREAT property and hallways always smells fresh and clean big plus I'm a neat freak, last two work orders i submitted were completed immediately. The office staff are always welcoming and very friendly , they really now how to treat residents. Would recommend to anyone who's in search for an apartment.

The most friendly staff I have ever seen. They truly make an effort to get to know every single resident. The location is perfect, not on a very busy road and easy access to 610 and 1-10. The property is always clean and maintenance is very responsive. I would highly recommend these apartments!

My fiancé and were some of the first residents to move here and have been in love with it ever since. We were living in the galleria area but it was a nightmare. These apartments are so quiet and in such a great location to everything in Houston. It is super pet friendly and there is always parking. I highly recommend this place for your future home.

By far one of the most stylish residential property in Houston. Staff really makes a genuine effort to make your living experience at Viridian as pleasant as possible. Go team Stacy :-)
