Property Ratings at Vista Brooklynn Apartments
I've lived at Vista for 2 years now and have seen it go for decent to disgusting. I've gone through 3 property managers in the short time. The tours have a certain route, those are the only areas maintained, and at that its not great, VB used to be advertised as "LUXURY LIVING" and now is "DISTINCTIVE LIVING" the floors are disgusting, see floor 5 and 8. The walls are disgusting, see Pool area and halls of 5,8,9. The floor is called no mans land because of the smell and dirtiness. Don't forget to look at the stairwells, your will certainly cross throw up and dog urine. The loading/unloading dock is full of dog urine. The dog park is seldom used because it has worms and gives puppies eye infections. The coffee machines are generally out of service. If you tour, try to look at more of the property than the tour. the pool view is amazing, but don't be fooled, notice the very few and damaged loungers and tabled. The electrical wires have been hanging over and near the water for 2 weeks. the walls were to be painted 2 years ago, the floors were to be re-done last year. The new management team has been here for a month and 3 have quit. The new manager is all words and on a power trip, with empty promises. you will pay a premium price for a premium dirty apartment. Also, many units have mold.

I have lived in Brooklyn Vista since the first year it opened. I watched it go from the most amazing place to live to what it is now...a place that I cannot wait for my lease to be up. First of all, they entice you with a tour of the 10th floor pool and clubhouse, showing you beer taps that have NEVER been operable. 4 big screen TVs that only show local programming. Dirty pool area. Fewer and fewer reclining chairs at the pool each week. Filthy gas grills that start up 1 out of every 3 or 4 attempts. Front desk staff who will not acknowledge your presence unless you literally bank on the desk (not Titus, he is awesome). Parking garage gates that break and always take a month to be repaired. And for all of this luxury, they will increase your rent at renewal time. If you like disappointment, hurry up and get in line for this place!!
It’s a great place for a city lifestyle. It’s in the center of Jax and has great amenities! Highly recommended for anyone moving from out of town.

This is easily one of the primer apartments in Jacksonville and is made better by being located in the Brooklyn area. The amenities are plentiful, clean, and well thought out (a bar on the roof for Jags games?!). Living on the top floor, I have smart appliances and an excellent view of the city. The staff has been nothing but amazing as well as my neighbors. There is definitely a sense of community here and I'm happy to call Vista home.

The luxury apartments have much potential, I’m sure upon opening it was quite fabulous, unfortunately for todays market value, luxury and what you’re getting don’t play well together. The staff is exceptional. Usually responds well. The “look and esthetic” of luxury is not. There is also curfews for pool and garden area. The stair wells wreak of pet urine and has likely never been sprayed. If you want a good area, good vies, noise reduction between floors, this is a great option. If look and cleanliness is more important, this may not be the best option.

The management team at Vista Brooklyn is very nice to talk to. However, when it comes to responding to immediate health concerns, I do not think they care about the health and well-being of their residents. An incident happened where the unit below my unit smoked out of their apartment, it was described to me that smoke filled up the entire backside of the building. I never received a phone call about it and had to be surprised when I walked into a chemical air-filled apartment. I voiced my concerns with JSO, Management, and Maintenance. They were quick to respond and apologize and said they would accommodate by helping fan out the area but never did. I was planning on moving into a 2 bedroom at Vista, but I am glad I did not.

Things have gone downhill since the new management company took over in January 2022. In fact, things are so bad that many of us are getting tenant lawyers. Here are a few of the issues: 1) We've had homeless people sleeping in the lounge, strangers using the pool and bathrooms, a few vehicle break-ins, and at least one alleged assault. Not only has management not solved the security issue — they literally tried to blame the residents!? 2) The dog park is filthy much of the time. Management doesn't crack down on people who don't clean up after their pets. Plus, the astroturf doesn't get the regular maintenance it desperately needs. Many dogs have gotten weird illnesses or infections, mine included. Management makes a show of fixing things, but the problems persist. 3) I went 10 days without lights in my apartment. I work from home, so this was a huge problem for me. It took maintenance 10 days to fix this problem, and the only reason it got fixed on day 10 is because I complained to the regional manager. (An electrician magically showed up 1 hour later.) 4) The carpets are truly disgusting. They are always filthy and stained. I'm embarrassed to bring guests through the hallways. 5) We have at least one fire alarm per month, usually in the middle of the night. Try bringing a senior pet down 8 flights at 2am. It's infuriating and people have started ignoring the alarms, which is not safe. 6) I have personally seen dog poop in the hallways 3 times. Other residents say the same thing. This isn’t just a case of someone running out of poop bags. The poop stays there for hours or until we clean it up ourselves. 7) The security gate in the garage has been broken for over a week. This is a safety issue because vehicles are trying to enter and exit through the same gate. It’s also a security issue because anyone can enter the garage. Management didn’t even address the issue until 5 days after the gate broke! **I should also mention that the residents here are awesome. We have a strong community and I've made some amazing friends in the building. When we get together we often complain about management...but at least there are cool people here to commiserate with! And lots of cute dogs!

I love having the rooftop pool and it is usually quiet meaning can’t hear your neighbors too much which is nice! Also nice having fresh market etc across the street.

Security issues are persistent. Non-residents and vagrants are regularly accessing the building. Broken down vehicles are left in the garage and have not been moved in months. (5th Floor - Silver Mercedes) Trash is constantly left outside in passageway before 6pm and often left out all weekend when not being serviced. Residents are permitted to let their pets run rampant and do not clean up after them. This building is a joke of luxury apartment complex.
