Property Ratings at Vista Del Lago
Worst place to live ever. They have 0 amenities and make you pay top price. They do not care or maintain anything in these apartments. Mold growing everywhere, in the walls and in the bathroom. Rats are in your walls and you can hear them crawling at night. Neighbors are very rude and selfish. Blast music at every hour with no regard to anyone else living with children. Hasn't changed the carpet in the gym for 30+ years. The pools and spas are disgusting. The management here has always been poor and negligent and on top of it they lie about the job they are not doing. They also allow property damage to your vehicles and provide no help. My car got keyed here and they will do nothing for you, warning you now, do not live here.
This complex started out ok a few years ago, but it has turned into a NIGHTMARE! They will try to raise your rent an insane amount every year. The maintenance problems started with a small water leak, then the microwave and dryer broke, then I had no hot water, then a bigger water leak, the washer broke, then the major water leaks began. Maintenance expects you to work around their schedule and is not at all empathetic about the inconvenience they cause. If you ever hope to have overnight guests, don't plan on having anywhere for them to park. Dogs run around accosting people and pets and nothing is done. When my washer broke, they scheduled a service call. After calling twice and being promised they'd be there in an hour both times, they finally showed up 2 hours late with an attitude. I've had 2 major leaks in my bedroom in the past 8 months (one of which required them to rip half the walls out of my bedroom) plus a slab leak in the kitchen in recent weeks. The contractors fixing the kitchen left my apartment in a disgusting state, so I've been scrubbing the extra glue, grit, and grime off of every surface they impacted. They ripped the dresser anchor out of the wall and broke my brand new dresser. One of the kitchen cabinets was left with a large hole in the side and a crack running across the bottom. Then I'm expected to sit and wait for the manager to get around to calling me. He's offered to reimburse for the dresser, but that's it. Other than all of them saying they'd "like to get in and repair the holes in the walls" and they'll pay for a cleaner if only I'll give them another chance to finish what they should have already fixed, they have not followed through on any promises or made any real attempt to make up for this nightmare. I was forced out of my apartment for 3 days so they could complete repairs, which haven't been completed. During that time, they couldn't be bothered to fix the kitchen light that was reported as needing repair. The stress made my dog sick, and now I'm supposed to be inconvenienced again and risk having my dog get sick (again) to have them fix something that should have already been fixed. No. They’ve expressed no real concern about losing a tenant. Everyone I’ve told about this believe they should waive at least a month's rent for the trouble they've put me through, but nope. They expect me to continue to accommodate them. Run, don't walk, away from this place!!
We chose this complex for us and our baby because it seemed safe and well kept. We were wrong. They don’t enforce their rules (residents aren’t allowed to smoke outside but constantly do.) There have been altercations outside of our windows that we can hear word for word, there have been homeless people wandering through our dumpsters. They have gardeners come weekly yet there is still trash and cigarette butts outside of our unit. The residents are our #1 complaint. Super noisy, yelling, and don’t clean up after themselves. Overall super disappointed. We tell everyone we know to steer clear.
Infested with mice/rats. Mold under carpet flooring & inside walls. They don’t fix anything when someone moves out they paint over rodent/termite damage & replace floorboards from severe termite infestation. Only thing new are appliances because they have to replace those after those get infested with rodents. Horrible place to live. 581/582 along with all apartments attached have mold that’s hazardous to anyone’s health. I’m paying rent here so they don’t put anything negative on my credit but had to move months ago, so I pay double rent, since they refused to address any issues. Don’t move here unless you’re ok with rodents, termites, dog poop everywhere & dogs that aren’t on anyone’s lease. Horrible!
I must say I have lived her for three years after going from apartment to apartment every two years I finally found a nice place. The staff here are not only helpful but very friendly. I have met several neighbors who are friendly as well. The apartments are well kept up and upgraded. The access to Lake Mission Viejo is a big plus especially if the family wants to do something outside of the community setting. I would greatly without a dought refer this place to people who are looking.
We have lived here for 2 years, just signed new lease. I can tell you all the obvious stuff like they keep up the property, location, great floorplan, etc. But here's the thing, what I can say about the management is they are superb. We recently had a death in the family, sending us into a financial tailspin. They worked very hard with us to hold it together while waiting for funds to come through to stay put. Don't get me wrong they had to go through their process, but they held off on stuff as long as they could. Responded when we had questions, didn't make us feel bad that we were going through this. They were caring, understanding and very compassionate. I can't say enough about how that helped make a very difficult situation a little easier to deal with. I would recommend this complex to anyone looking!
My family and I absolutely love it here! Washer/dryer & fridge included!! Location is perfect- parks, lake, markets, restaurants all walking distance. Neighbors are super friendly. Pools and hot tubs are clean, large, not overcrowded. Parking is... good enough, for an apartment complex. Staff is awesome- friendly and attentive, maintenance is quick and efficient. My husband, 2 year old, and I all really really love it here :)
I've been living here for 5 years, the apartments are very well maintained and the management is wonderful. I never had any issues with maintenance as well. The only problem is the parking. After 6 pm no way to find place to park your car. Even if you're renting the townhouse you will get only one covered parking space.
Vista Del Lago apartments (owned by Equity Residential) is an ok/alright apartment community. I've been a resident for almost a decade now and haven't experienced much trouble, except the usual rent hikes every lease renewal (pretty much every renter gets a rent increase every year). Anyway, this apartment community is conveniently located near the world famous Saddleback Church and several restaurants (fast food as well as family). Also, the toll roads are located nearby, which help you get to places a lot faster without having to deal with the usual traffic. The parking is questionable, difficult, and somewhat of a "downer", but despite that Vista Del Lago offers the best value for renters seeking apartment-living in this area.
