The historic Cotton District is a centrally located neighborhood just across Highway 12 from Mississippi State. This college town features affordable apartments and a family-friendly atmosphere. Stroll or drive along Nash Street to admire the beautiful tree-lined lanes, well-kept lawns, and historic homes. More than just students can enjoy the amenities and attractions that this university has to offer, like a football game at Davis Wade Stadium.

Property Ratings at Vista Starkville | Student Housing
Parents beware of The Vista. The kids think it is a cool place to live and while it has a great location near campus, the place is not worth it, and a visit there with most likely upset you. The living conditions are not great. It is a super large facility and problems in one area bleed into others. Like fleas in apartments with no pets. Standing water in tubs because of bad drainage in the plumbing. Bugs traveling through open drains in tubs. They don't clean enough between renters so the gross stuff in the bathrooms (mildew and hair clogs) causes problems quickly for new tenants. Poor cooking vents mean you can't cook without setting the fire alarm off unless you open the balcony door. They are not responsive to serious maintenance issues. My son lost his A/C in the entire apartment in July during a heat advisory and they temporarily replaced it with a window unit that barely cooled one room. It took 2-3 weeks for them to fix it and he had to suffer with the heat all that time with no discount on rent that month. We paid the very high rent for a fully functioning apartment, not what we got. Stay away. There are so many other places to rent that are far superior in Starkville. Be careful signing up with this group, you will most likely regret it!

I have called the office multiple times to try to get this issue taken care of but nothing has been done so I thought maybe this would help (and also help you!). This place is disgusting. There are SO. MANY. BUGS. I've talked to the pest control guy twice and he's told them that the only problem is how gross the trash areas are and how long they let trash sit. The hallways are constantly nasty, there is dog poop and trash in the stairwells and hallways that will sit there for weeks, and the trash rooms are absolutely disgusting. I can see all the bugs flying from them so I'm not surprised. I have friends who have lived here in the past and it used to be so nice and awesome, so if you are planning on living here I would recommend that you look at the more recent reviews because it has changed since then. That 4.5 star rating is for the old Vista, not what it is now. As someone else mentioned, the new management starting in January 2022 is the problem - they are cheap and think that college students won't do anything about this place being nasty. Just look at the reviews from 2022 (especially after August) vs. before. As a grad student who has lived in Starkville for 5 years, cheaper apartments I've lived in have been so much cleaner and nicer than this one.
The Vista needs management that actually knows how to run a business. To point out- I would pass the staff ON THE WAY TO CLASS! The "management" they hired were students! The "man in charge" Cooper was only 24! The first management when I moved in was awful. They found any way to get money out of us, charged for wrong and unlawful things, and inconvenienced us. I ended up getting a lawyer to fight off a $500 charge for someone else's dog pooping on the property BEFORE I even lived there!!! They were 100% unprofessional, rude, and did not care about the lives of their residents. I was excited about the new management coming in, hoping they would be better, and was even more disappointed. My car was towed from underneath the building where I pay too much to live in the first place, and was forced to pay to get my car back. Then, they took our deposit, charged us $300 of damage fees, and charged me another $500 for turning my keys in late because I was working! They dont even use the money they wrongfully steal from their tenants to better the complexes. DO NOT LIVE HERE! AVOID IT AT ALL COSTS!! They will drain your pockets as much as they can. I have plenty of friends that can attest to this, including my roommates. I hate this place and am so glad I have finally moved out.
Staff reductions, trash everywhere, the new management won the contract being cheaper and it is showing. Gone is Starbucks, replaced by cheap coffee. Premises are nasty everwhere, trash and pet potty not cleaned, hall ways dirty. What a quick degradation... Events are not updated on time and are cheap as well. Cannot blame the current staff as they have one hand tied behind their back from management. Sorry state of affairs.
This is the worst place I’ve ever lived at! The apartments were dirty when I moved in, the other residents are rude and disrespectful as well as extremely childish! There’s been incidents where someone purposely threw something off my balcony to hit my dog and absolutely nothing was done about it. On top of a $25 a month for having a pet if you accidentally miss one piece of your animals poop they charge you $400 but yet the residents can trash the place and nothing is done! There is Also not enough parking for their residents so you end up getting a ticket for having to park in the street and they claim they can’t do anything about it when it’s their Fault the residents have to park there because they won’t invest in more parking.They have security but I wouldn’t trust any of them with my life if I had to! The staff is also very unprofessional, I have seen them so drunk on the weekends they couldn’t walk straight and have seen them on the golf cart with an alcoholic beverage in their hand on a game day when there are visitors in town. It is extremely over priced for everything you have to put up with, I wouldn’t recommend anyone to live here no matter how bad they needed an apartment! The only thing this place has going for them is the 2 maintenance men they have!
Nothing was ready when they said it would be. The "discount" for the delay was hardly anything. When finally moved in, it seems they rushed the build (although still late) and numerous things were broken. Fridge broke twice and mgmt was difficult about replacing the groceries ruined bc fridge broke. They nickle and dime everything. It is small for the money. NEVER got to use the pool and hardly the gym - it wasn't finished in the fall in time to use and now closed due to restrictions which even though not their fault, I'm still paying for something I'm not getting to use. they could at least offer a discount. they are unfriendly and difficult. Just save your money and go somewhere else. Living in the district isn't worth this money for nothing.
