Property Ratings at Vistas of Annandale
My family and I moved out in July 2022 and never received a final utility bill. Fast-forward to the end of May 2023, and I receive an email from a collections agency saying I need to pay them. I provided Vistas a forwarding address, email, and phone number and never received a bill, notice it was delinquent, or notice it was being sent to collections. I paid the debt, but this is completely unacceptable and unprofessional.
DO NOT MOVE HERE, I’m not really a person to leave reviews, good or bad, but this place has been the WORST place to live and I wish we moved when it was time to renewed the lease last year. This place wasn’t too bad, then the new management took over and everything went to trash. They jacked up the prices but made no meaningful changes around here. Nobody answers the phone at the leasing office and they always closing or closing early. They changed the meters for the apartments (which they didn’t even tell to the residents, they sent a letter with weird wording and we had to call the actual utility company to explain) and we went from paying $180 at the most expensive for utilities to OVER $240 minimum. They say it’s dynamic pricing or whatever BS but it’s unfair because why does a unit with only two residents have to pay like it’s 5 people living here. Then they took away the parking rules so now any and everyone can park here so you better get home by 8pm cause you not getting a space near your building otherwise. Good news is you can pay an extra $100 A MONTH to get an assigned space (it might even be more than that, that was the price for a spot when we first moved in under old management). We still pay for trash but they took away the trash service, so what are we paying for? They charge fees for no reason. It seems like they pay more attention to landscaping than actually making this place liveable for residents. I’m so close to going to finding a lawyer to file a suit against this place because they are not being ethical in how they’re running this place. I’m absolutely going to find a way to legally break this lease as well. DO NOT move to this place, please pay attention to the reviews. As soon as you sign that lease you will regret it. Go somewhere else. I also see that the Vistas owner is replying acting like they’re concerned just to save face, but I hope it they see the issues and jump on actually fixing them because if it isn’t me who sues this place, someone will, and if it’s a class action I’m joining this place is the worst. I hope it gets shut down
Probably one of the worst places I've ever had to suffer through living at. - Mice and rats throughout the complex. - Constant pipes breaking, causing no hot water or no AC, water all through the parking lots, then charging the whole community for the water loss, then having to credit the charge after being found guilty of fraud. - Trash compactor was always broken, so they put in dumpsters that get dropped in the middle of the road, then get overflowed with trash. - Complete lack of landscaping and groundskeeping. There was always trash everywhere and half the ground is mud. - People that live here do whatever they want. People were having bonfires on their balconies. Fist fights in the parking lot. Blasting music in the middle of the night. One morning, I woke up to a half-naked woman sleeping in the building lobby.
My wife and I lived there for 1 year but glad we moved out. The price and size of our apartment were nice, but communication with management was a consistent problem whether it was trying to get our water or air conditioning fixed. We lost heat durning the winter and took 3 days for them to fix it. We also had a persistent mice and problem. We get that bugs will come in the unit, but they never solved the mice issue and we had to buy our traps to catch them. It looks like a new company has taken over, and I hope they do a better job and Ross did. Otherwise choose another place until they fix their issues.
I moved in yesterday. I first walked into the building to the smell of rotten garbage cooking in the sun, bugs and trash were everywhere. I then walked into my apartment and found out the A/C does not work. It is 90 degrees in my apartment at night. I would open a window, but all of my screens for my back patio and windows have been ripped off. There are plenty of closets. However, half of the doors don't work. Also, there is something in the water. Without fail, any time me or my dog drink any of it, almost immediately we become sick. If any of these get addressed, I'll post an update.
Complex Upkeep This is not a well up kept area or building. Empty bags of chips, water bottles, and soda cans would be stuck in the bushes directly outside my building. The street lamp outside our building broke and was just laying on the ground with cords sticking out the ground for months before the complex did anything about it. Roaches and Rodents The first day I moved into my apartment I saw a roach. The problem persisted until my apartment had about three treatments. I also saw mouse droppings in my dish drying rack, mice in the hallways, and rats outside the building. The roaches got so bad I found a frozen roach in my refrigerator freezer. Shower The shower had two temperatures: burning hot or freezing cold, and no matter how you try to turn the temperature dials it never produces just warm water. During my last 2 days of staying at the apartment dark blue water came out of the shower spout. Trash The apartment has valet trash pick up, which means that tenants are to leave their trash in the hallway for a trash company to pick up, however, plenty of times the hallway would flood with trash bags because the trash company would fail to pick up the trash. The hallway would reek of odor and often times liquids from the trash would seep onto the floor which attracted ants, roaches, flies, and mice. When I called the leasing office to speak to someone about this issue they told me that I needed to call the trash company that they employed because they felt like the company responded better when complaints came from residents of the apartment community. Parking Parking at the complex is horrible. You are very lucky if you can find a space close to your building. The street is lined with cars from people who live in the complex and lots of residents have to walk from down the street or far parts of the complex because there is never any parking. Mail Do not attempt to have anything sent to this apartment. My roommate and I had several Christmas packages that were stolen. Many packages could not fit in our mailbox because it continuously broke even after multiple attempts to fix it by Maintainance.
Do Not Rent Here! The AC hasn’t worked in over 2 weeks, it’s currently 95 degrees. The complex is full of crime and drugs. Junkies are smoking fentanyl in the stairwells. Buildings are dirty, roach and mice infested. The back part of the complex is pitch black at night because they won’t fix any of the lights outside so it’s dangerous to be out after dark. You’ll be woken up by occasional gunshots. Trash is everywhere and so are the rats. Beware

I’ve been here 3 months and I’m ready to pay 4K to break my lease. It hurts my pockets to pay so much money but I rather then to be here any longer. This place and it’s office ppl are a nightmare. Save urself the headache n look elsewhere. I wish I had looked at the reviews!

If I could give this place zero stars, I would. I lived here for a year and couldn't wait to leave. The apartments are in older buildings, so there is no central air. The unit that is in your apartment that blows the air is very loud and inefficient. When the AC is on, it doesn't dehumidify the air, so you're basically living in a cold swamp which never cools to the temperature you set. The AC was constantly being worked on, so most of the time it wasn't working for a good part of the community. It also took more than three days for the AC to be turned on, in the middle of summer. There is obvious overcrowding in the apartments, this is evidenced by the constant overflowing of dumpsters and parking that is always crowded. Obviously, management either doesn't care or isn't empowered by the owning corporation to enforce rules against overcrowding. Our first month in our apartment our hot water went out at least 2-3 times a week. This trend continued for the duration of our lease. The roads throughout the complex are littered with pot holes and in overall terrible shape. The fitness center is not very nice, and half the machines broken and were never fixed. Fitness center rules were never observed and people constantly brought small children in there and let them run around and use the equipment. The only benefits of this complex are its location and price for how big the apartments are. However, I strongly recommend against living here.

We have lived here for 4 months. The stove broke twice. Our Air conditioning broke 3 times and our hot water has gone out 11 times in the last 6 weeks. They still haven't permanently fixed the problem the boiler shuts down every few days. The roads are full of potholes and the garbage dumpsters are always overflowing. It's disgusting. I can't wit for my lease to run out so we can get out of here.

I moved in and luckily the lease has the option to leave within a month of moving in. I am amazed this place hasnt gotten shut down yet. There are so many obvious health risks literally everywhere you look. I would highly suggest to anyone looking for a cheap option look somewhere else. There are much much much nicer places for the same price. DO NOT RENT FROM VISTAS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

My apartment is infested with cockroaches. Shared hallways riddled with food. Scary but I’m literally about to break my lease and let them destroy my credit. I don’t know what else to do.

Literally the worst place I have ever seen or visited. There are cockroaches, frequently no hot water, the office staff DOES NOT CARE and does NOT help, the apartments are old and falling apart, parking is NOT available. All of the apartments are over crowded so there is literally no parking anywhere. The dumpsters are constantly overflowing, which makes the cockroach problem that much worse, and the whole grounds is a dirty, trashy disaster. Not even worth looking at. Their "workout room" is disgusting and the pool is a dirty nightmare where they hire improperly trained staff. I lived in Richmond for 6 years and EVERYWHERE I lived there was a million times better than this disgusting place. If you complain about anything, they set "rules" but never enforce a single one of them. There is nothing good about this place.

Please please please do yourself a favor and never never ever lease here - no matter how cheap it is and probably spacious - I'm telling you IT'S NOT WORTH IT! I've had 5 packages stolen for the past 2 weeks! Residents are uneducated, bad criminals. What's worse is the management didn't do anything regarding my lost packages, which totals to hundreds of dollars. I'm going terminate my contract within the next weeks. Go elsewhere PLEASE.
I signed a lease back in January and ended up moving out five (5) days later due to the terrible condition of the kitchen and the extremely dirty apartment building. As it happens I was also fooled by a rental special trying to boost the number of tenants, that should always be a red flag. Don't sign anything until you see the actual unit you'll be living in not the model. After moving out I got my final bill in March for $3k after penalties and although I felt like the apartment was not Move-In ready like Avant claimed I paid the debt and decided to move on. Last week I got a call from a debt collector saying I never paid Avant and threatening my credit and rental history if I didn't pay now. Thankfully I kept all of my receipts showing that I've already paid once but if I hadn't I would've been fighting an uphill battle and most likely would've had to pay them twice. I would reallllly recommend against staying here but if this is your last option then at the very least get copies of everything and keep any receipts in a safe and secure location. If my experience is anything to go off of, Avant will try to squeeze as much out of you as it can.
This is by far the worst place I have ever lived at in my life. I will start by mentioning the obvious, the whole community is infested with roaches, rats, ants and centipedes. It doesn't matter how clean your house is or how many times someone has come to "fix" the roaches problem, they will never go away because there are thousands of them living in between the walls. When I first moved in my townhouse there were roaches inside the refrigerator. freezer and dishwasher, I had to call someone to get that cleaned up. There is not enough parking for the amount of people living in this community, you will always find yourself hunting for parking lots or parking very far from where you live. Not to mention the "visitor" parking is a joke not only do you need to request a pass for your visitor but they still need to find a parking slot labeled "visitor parking" which 99.9% of the time is occupied. Everything inside your new home will be poor quality (paper toilet handles, toilet seat, dishwasher, washing machine, drying machine) etc. Now moving on to management I had been cited to court for "not paying" something that I had already PAID for on time! that just goes to show how their system works! even though they knew you had paid and the issue was on their end, I still received about three letters to go to court. The way the heating and AC system work is stone age, they decide when to turn on the AC/ Heat which means even if it's 95°outside they don't care!! you will need to suck it up along with your kids! because even if you complain about it , they will not do anything. When they decide to finally turn the AC on, your torture will not stop there because their system is so old you can barely even feel the AC on. During the winter time you will have issues with the hot water not for 1 or 2 days but even almost a week of no hot water!! and last but not least this community is not safe! you will hear about robbery, rape, drug use and public intoxication all the time that is why you will always hear helicopters and police cars around the area. Once you leave they will think of anything and everything to charge you so forget about your deposit you were planing on getting back. I would never recommend anyone to live in a place like this, it has been a nightmare.
Do not move here. If you want bed bugs and no ac, by all means! Enjoy
I love my apartment and its location. I just dont like the price, the neighbors, or the bugs. I have a one bedroom one bathroom apartment. I love the patio and the closet space
My husband and I rent a 1br 1ba apartment here at "The Avant". The apartment is large, decent kitchen, plenty of closet space, and washer/dryer in every apartment. The parking around my building is ample, considering my building is all 1br apartments(they allow 2 parking stickers per room, so the parking around the 2 and 3 bedroom apartments is much worse). There are a decent amount of guest parking spaces, unfortunately, they're usually filled up by resident who don't have a parking permit. They do, however, offer guest parking passes through the leasing office. They recently changed owner and management, and have made a few upgrades to the parking lots and trash services, however, after the weekend, trash still seems to pile up outside of the dumpsters. The apartments are decently maintained, but they are old and have what I would guess to be the original single paned windows and sliding glass doors. The rent is also decent considering the size of the apartment, the fact that every apartment has their own washer and dryer, and the closeness to 495 and DC. All together, it's a decent place to live.
The apartment themselves are huge for the price you pay, however, the quality of the apartments are not the best. The residents do not take care of what their apartments look like on the outside and instead of putting garbage in the trash compactor they just too lazy and put the garbage next to it and it piles up in huge piles.
The apartment I live in is okay to be honest. My neighbors are seem to be friendly and stay to themselves. This complex is within walking distance from a great elementary school my daughter goes to. The maintenance people are pretty quick about fixing things. The pool is nice and clean and the gym is nice. The only this that I really don't like us the fact that you can't control the thermostat. You can turn it on or off, but you can't change the temperature.
The size is great - 900 square feet this close to DC? Fantastic! The location - 11 miles to DC? Fantastic! The old construction, lack of maintenance, and "don't care" attitude of the staff - not so great. Won't be staying here past our lease. I'm just glad we didn't sign up for more than 12 months.
After four wonderful years here, I was suddenly and inexplicably infested with roaches. The office and maintenance staff were wonderfully supportive and scheduled tons of extra extermination appointments for me. Sadly, nothing worked, but the property manager himself contacted me and asked how things were going and what else could he do for me. This would be the same property manager who was seen shoveling snow from our sidewalks last winter, along with the rest of the maintenance staff who had to work extra hours to keep us all mobile. This place is just incredible in every way. And, no, I don't work here, but have lived here happily for a long time. peteg
I currently live in a 1 bedroom 1 bath apartment in The Avant community in Annandale, Virginia. When my partner and I first moved in we thought it was great. The apartment was clean and spacious. The neighborhood seemed nice, with a lot of mature trees and a shopping center within walking distance. There's even an elementary school within sight of our balcony (which would be nice if we had kids I'm sure). But we were blinded by the in unit laundry and the numerous closets. If you're the kind of resident who never forgets their keys when they leave the apartment, or never has overnight guests then maybe this place is for you because you will never have to interact with the office staff. But if you assume that you will at least occasionally need something from the management office, then here are my experiences and you can decide if it's the kind of thing you can put up with: Strike One- During the summer of the first year we were living here we managed to both leave the apartment without grabbing our keys. We're human, occasionally things like this happen. By the time we discovered that we had done this the office was closed for the day. We called the emergency number and were told that the maintenance people do not have access to the room they keep the extra keys in and that we would have to wait until the office opened the next morning to be let into our apartment or call a locksmith. It was a weeknight, we both had work the next day and the office doesn't open until hours after we would have needed to be ready and on our way to work. One of our neighbors noticed us outside the building and let us know that calling a locksmith wasn't really an option because the type of locks they use here basically have to be completely destroyed in order it get in without a key, which would cost us a great deal of money. Our balcony is only one level up and we knew the door wasn't barred, so we called the emergency number back asking if they would have the maintenance people come out with a ladder to let us in that way. They refused. We had to call a friend at about 9:30 in the evening, drive way down Rt1, pick up our friend's ladder hoping it would extend high enough, and then drive back and scramble up to our balcony hoping that none of our neighbors called the police on us because the management at this place doesn't have a reasonable policy for getting people back in their apartment when they lock themselves out. Strike Two- My mother drove 4 hours from the other side of the state last month so she could catch a flight to see family on the other side of the country. The plan was that she would leave her car with me rather than wrack up parking fees. I had been living here almost 2 years at this point and had never needed a guest parking pass before, so I called the office to figure out how this would work. They explained that they only give out 7 days worth of parking passes per month for each apartment, and I explained that my mother would be gone for twice that long. The person on the phone made it sound like that wouldn't be a problem, but it was hard to understand her over the phone. I figured that if they wouldn't bend on the 7 day policy then I would have to use the parking pass part of the time and the "guest spaces" the rest of the time. The problem is that every guest space in the community is taken about 95% of the time and if you do snag one then you basically have to hold on to it and not move your car in order to keep it. I don't know if there are really that many guests, or if the spaces are being taken up by residents with more cars than the staff will allow passes for. I've heard rumors it's the latter. Point being, I understood the reason for the 7 day policy but I didn't think it would be unreasonable for someone who has never needed a guest pass before to get an exception to that policy. I was right that it wasn't unreasonable, because the office staff did allow me two weeks worth of parking passes. However, they were unnecessarily rude about it both times I was in there to get passes (they would only write the passes for one week at a time). They acted like they thought I was trying to cheat the system, pointing out numerous times that this was going to be a "one time exception". I understand that they hear the reasons and excuses for needing guest passes all the time, but I'm almost certain that they have a computer record of who has gotten passes, otherwise they wouldn't be able to enforce their policy at all. And if they can look and see your history, I don't see how they could possibly think that all of a sudden I was trying to take advantage of them when I had never asked for a pass in the almost two years I've lived here. It was rude and insulting and condescending. Strike Three- A few weeks after the parking pass incident I was in the office picking up a package that had been delivered there instead of to my apartment. While there, a man came in and simply handed them a pass and asked for a new one. One of the women who had been so insistent that my parking passes were a "one time exception" just smiled at him, wrote the pass with absolutely no questions and reminded him in an apologetic tone that she could only write it for 7 days at a time. It's one thing if they treat all of the residents the way they treated me. It is entirely another thing when for whatever reason they show that kind of favoritism. If I never had to deal with the office staff I would love this apartment and the community. There are a few negative aspects outside the office staff, like the trash collection being horrible or the obnoxious number of potholes in the pavement. But nothing that would have driven me away like the treatment I've received from the staff.
