Property Ratings at VIVA Apartment Homes
I have been a resident of the spring tree apartments for two and a half years now. I love it here because the people who work here have made it very welcoming, and very helpful. Jenny and coy have been the best from the minute we moved in. Jenny has always been very patient and has always solved my any problems I have concerning the apartment. I love that she always hots parties for the residents.
Look no further, Spring Tree Apartments is the perfect place to call home. Manager Jenny is utterly one of the most professional and kind people you will meet along with Coy. They make you feel right at home. The area is beautiful, calm, safe, clean, and modern. The location and proximity to freeways and schools makes it perfect for us, but the real selling point was the way we were treated by Jenny and Coy. You can tell they love what they do and are the heart of this place. We absolutely love our ground level apartment and can’t wait to make more memories here.
Your call will be either broken in to, window smashed, tires and rims stolen, people at night looking at the trashcans, somehow unlocking cars and stealing anything. Live anywhere else or have the best car insurance or you will be constantly replacing something. oh and management never does anything to stop this they just claim there is security at night which I've never seen.
Great place to live, on site management and maintenance. Manager Jenny is super helpful and kind, I recently had to transfer from my upstairs unit to ground floor and I can honestly say it was a very easy and smooth process Jenny was reassuring and made sure all my questions where answered during the process. Easily accessible to local markets, and schools. They also have maintenance on site Coi the maintenance manager is very friendly and helpful with any concerns. Management also has fun activities throughout the year and holidays which is very nice if you have kids.
Very bad services and many thefts incidents has been reported.
When we came in we were promised an additional parking at a monthly charge, we were just not told that this 2nd parking has a wait time of more than a year ??? and they do not know how long..it could be more. The management does not respond in time. the mosquitoes and fruit flies are not welcomed but are always flying around in the house no matter what, I am not sure why they charge a pest control fee. The city charges amenities and so does the apartment !
Everything has been downhill since REMM came in and got rid of Debbie and Kieth. More money for rent despite stagnate growth in house hold income. They hired way too many grounds keepers and installed a monthly building maintenance fee yet all the workers use blowers blowing dust everywhere and the grounds aren't kept better than when there was one grounds keep (once a dust cloud was accidently blown at my wife and newborn as a new dad I may have been livid had I been there at the time). Additionally, now at the height of summer the pool is a deep green swamp and breeding ground for misquitoes (thank God zika isn't here yet). I feel bad for the children who's parents moved here for the pool feature. They also don't do well replacing lights so the hallways aren't always lit at night leaving blind spots which isn't safe. Additionally there aren't perks with the REMM group like gift cards for thanksgiving just more money in rent with less accommodation. The parking sucks. It could be worse though. I tend to park my unassigned car on crescent and magnolia. The most part of my one star is the pool. It is dark green and now full of algae and bacteria that are now producing gas leaving nasty bubbles in the pool. They could have shocked the pool to lessen potential pathogens but they have chosen otherwise. They'll probably read this and hurry to take it down but this has gone on too long and they have to be held accountable to a higher standard than what they think is apparently acceptable.
A nice and calm community for a family or the single life. It is right in the middle of schools here, including an elementary, high school, and junior high. It is an ideal place to raise a family. A big plus is that it is surrounded by gas stations and it's really close to the 5 and 91 freeways. Inside the apartments is an updated interior which includes a cute little patio. This apartment complex also includes 2 big pools, barbecue stations, and shared laundry facilities. A great place to live!
