Property Ratings at Viva Max
The management sucks. I waited 2 months for someone to respond to only one maintenance request out of 4. I haven’t been able to receive any mail because the property owner doesn’t want to pay for new mailboxes. Neighbors terrible. People fighting, shooting guns, homeless roaming around, people let their dogs out and don’t even care to watch them or keep them away from people. This place is awful.

Management is terrible and the community is absolutely disgusting. From the property covered in trash, “remolded” apartments are just a fresh coat of paint. Our “remolded” “upgraded had 15 work orders with in the first 3 months of living here and all of the “brand new” appliances had to be replaced 1 by 1.
Places infested with roaches in the trashcan is overflowing. Their maintenance does not help there. Front office ladies are rude and just to get you off their back. They’ll tell you a lie just to keep you away for two or three weeks they don’t fix things they just make things worse and on your way out for your deposit they were not reimbursement they will come up with fees and stuff to match exactly what your deposit is just to call it even.
My experience these apartments are very affordable and the leasing office works really well with you and the apartments are nice and homey, the whole moving in process didn’t take long Abigail and Leslie work really hard to make sure each tenant is welcomed. 10 out of 10. Would recommend these apartments.
The actual apartment that you will be leasing is NOTHING like the apartment they show you. Had a rat infestation, leaking appliances, and poor paint job. The walls are paper thin. If you get a unit in the buildings located by Callaghan Rd you will hear the traffic all day and all night. If you have neighbors living above you, not only will you hear their footsteps but the walls/ceiling will creak and shake. Management and Maintenance seem to not communicate with each other so getting anything repaired is a hassle. If you get what you needed repaired it will likely break again. Maintenance will also close repair requests without ever having come look at the issue. I would give Viva Max ZERO stars if I could.
Alot of bad seed people live within the complex. There's horrible renervations, insulation, and maintenance repairs within the apartments. Can hear everything that is happening outside of the apartments and within your neighbors (upstairs and downstairs) apartments. The gate the surrounds the complex is broken and has other openings that anyone can come in. Theres times that homeless people sleep or wonder around the complex . Whatever they're showing online and through there show room is false advertising. Yes, they're trying to fix these problems but aren't doing the greatest
New owners have made huge improvements and are providing excellent service to the occupants. Great location for students. Safe, clean and pretty. Close to everything. Best kept secret in the neighborhood. I love this place!
