Property Ratings at The Vivian
The Vivian is filed with roaches, bedbugs, homeless people, and mice. It’s absolutely nauseating. Management ignores any issues brought to their attention. There are tons of homeless people and criminals that hang out in the entry way , and there is often no hot water in the winter. The radiators also stop working a lot in the winter months. Management refuses to do anything about it.
Do not trust the pictures and floor plans. This is an old building and many of the units are super unique (in a good and bad way). I was sold a unit that was "just like the model studio but with a city view" only to move half way across the country to a totally different floor plan that was wayyyy smaller and facing a brick wall. Eventually I got into a better unit after weeks of living in boxes. There seems to be a new manger every few months so they don't know what the unit they're selling looks like. The appliances are nice but there are still radiators so its hard to place furniture and regulate temperatures. If you live on the top floor like me, prepare to have scorching hot sink water so hot it burns your hands without warning and 0 shower water pressure unless you get up to shower at 5 am. My only complaint about the people is they cant seem to follow the simple instructions to place their trash bags in the trash shoot- they leave it in the room for others to smell all week until maintenance gets around to removing it. Other than that, the people in the building are nice and you never have to worry about thieves. Although the managers change a lot, they are always nice and helpful and the maintenance engineer is a doll. 2.5/5 so I'll round up to 3.

I've had the opportunity to experience numerous transitions with the property as I've lived in this location for two+ years. The management company works hard to build a sense of community and connection. I've been a Chicago renter for many years. This apartment is the first place I have had that's modern. The management and maintenance team are always responsive. I'm genuinely proud to call this place my home.

An update on my previous review: The new manager on site, Jenn, truly has been so helpful. This building upon me moving in had its fair share of issues as a result of remodeling and other major transitions, but credit is due to Jenn for keeping her word and doing her best to make sure everything is done to address and resolve the concerns expressed. Im genuinely impressed by the dramatic change I’ve noticed since her arrival. Every morning when I walk my dog, I witness a cleaning crew cleaning the common area. Pest control has been consistent and aggressively addressing pest issues, and Jenn has followed through with ensuring I am satisfied with her service. The new staff are also much more pleasant. Im very grateful and as a result, I do recommend the Vivian.

Been here for 5 years. Rent increased $400 and residents (many who are disabled) are being forced to move out because of the recent price increases. Ownership of this building has changed so many times over the years that many ongoing issues are never resolved. The leasing agents are trying to sell the idea that this is a luxury apartment but that is far from the case. Many of the washers and dryers have been out of order -- the elevator has been broken 20 times in the last few months. When the elevator is broken, everyone is stuck walking flights of stairs while waiting for management to hire someone to run the maintenance elevator. When they hire someone to run the maintenance elevator, it is only in service from 7am-10pm which means if you're disabled, you are left in the dark. The management is horrible and the fact that they're pricing people out is disgusting.
In a place like Chicago, it is typical that apartments make the residents feel on top of each other and uncomfortably crowded. But at Sheridan Court, the floor plans are made to have spread out rooms with plenty of space. I live in a one bedroom with me and my dog (which they allow by the way!) and we have more than enough space. The leasing agents and staff are always friendly and quick to help us whenever I have questions or concerns in regards to my lease or payments. Would definitely recommend.
