Beautiful Community
I’ve been a tenant here at Vizcaya for almost two months now. The entire community is beautiful from the pond with ducks walking the community to all of the nice amenities. My place is very spacious, maintence always comes in a timely fashion and the valet trash never fails to pick up!. The application process was very simple and everyone kept me updated. Love love love this place! Highly recommend everyone to apply if you’re looking! You won’t regret it

Amazing!
I just renewed my lease for another year because the past year has been great! Staff are in a good mood and are always willing to help out. I don’t have too many maintenance issues but when I do, the service team are fast and diligent in getting the problem fixed. They make things easy!

Cheap and good location
These apartments are very nice for the price point and location! You’re right next to I-10 and close to Katy and the mall. Staff was nice and they showed me around. I am filling out my application now!

Great Communication
I had been looking in the Katy/Houston area for an apartment and met with tons of properties to see where would be best to move to. I was also confused on how the leasing process worked and wanted to be 100% sure I was comfortable moving to a property. I then visited Cortland Viscaya and then I met with Brianna T. Great Place
Overall, clean and up to date. The staff was very helpful and friendly when it came to any questions or concerns I had. The pool was the highlight. They keep it clean as well as the pool area which is a plus for me.

DO NOT LEASE HERE
Let me start off by saying that I was a long-term resident of Vizcaya. We moved in December 2015 and gratefully departed the end of April 2023. Cortland Vizcaya is an awful place to live. The units seem nice for the price; however, the crime is horrendous. During my time there, we experienced extreme crime that gradually became worse over time. Vehicle break ins (personally happened to me 4 times), tires stolen off vehicles, gun shots, random people kicking at doors in the middle of the night, just to name a few. The gun shots, by the way, have happened at all times of day. From the middle of the night through just a few moments before kids got off the school bus. Now, you would think that all these crimes would spark the complex to get security, security cameras and do everything they can to make their residents feel safe, right? WRONG! As a matter of fact, it took me bringing in a police report with my car window being smashed before they would even have security come overnight- and this is despite knowing that cars were being broken into. This complex also has an issue with parking. They will tow your car yet will allow unauthorized vehicles on premises to take up space (broken down cars will sit for months). I was hit by an unauthorized, uninsured vehicle on property March 2021. He was an unauthorized resident on property that the property manager personally knew of and allowed him to stay. It wasn’t until I reported the incident to Cortland headquarters that he was asked to leave. Property management lacks professionalism, shows unnecessary favoritism and will “nickel and dime” you for every possible fee and charge.

Best company to lease from!!!!
Cortland has never let me down! They truly care and cater to your needs and wants! I have never had service like this anywhere else ! The staff is amazing and the Property Manager “Stephanie” actually gets things done and listens. She is very professional and makes me feel welcomed every time I see her. It’s a joy to live here! :)

Great tour & amazing living experience
Honestly had a 5 star experience from start to finish. In the begging stages was warmly receive during by staff, Mr. Yeison gave an in depth tour where I was instantly hooked with the diverse amenities offered. The living experience was also recomendable with peaceful environment and quiet upstairs neighbors haha. Overall had an amazing experience would recommend to family and friends.

Tour
Came to tour the community and absolutely loved how beautiful everything looked. KJ was very nice and extremely helpful. The staff was all super friendly. Definitely going to be renting here. It is in a great location and the apartments are beautiful! I highly recommend coming to view this property if you are looking!!!

Love it!
Vizcaya is a pretty nice community. The grounds are clean, landscaping is beautiful and the staff is great! They have a great amenities such as the fitness center, large pool and a really big dog park. Not to mention the great location. Super close to I-10 and all the nearby shopping. I highly recommend this community!

Great Community
Vizcaya is a beautiful community with great Staff! Michelle was ver helpful and knowledgeable about the community. The renovated floor plans are totally worth the cost. The grounds were well kept for it being an older community. The pool is a great size and they have a great gym. I highly recommend this community.

AMAZING
This community is amazing! It is near memorial city mall which makes the location amazing! Michelle was so welcoming and kind when I toured. She answered all of my questions and made me feel confident in this being my new home! Beautiful gym and well maintained landscaping! 10/10, I highly recommend!
