We have cracked tile in our bathroom around the faucet, the spa at the pool by the leasing office has been a disgusting green swamp as long as anyone can remember, the fireplace by the pool is also broken, the mail room looks like utter trash, there is dog crap EVERYWHERE because nobody picks up after their dogs, the trees need to be trimmed before dead limbs fall and hurt someone, nobody ever answers the phones, there are broken sprinklers wasting water during a drought. If you want to waste water, try power washing some of the gross areas.

If you are reading this, do not rent here. My wife and I rented an apartment here for 5 months and in that time they spend two weeks cutting down a massive tree in front of our window with chainsaws day in and day out. Then they spent two months banging on the roof putting in new roofing while they littered trash all over our tiny yard space and front door. After that they took forever to respond to our multiple service calls for plugged drains and faulty heater. Once it was all said and done and we moved out, they promptly sent us a bill for over $1500 dollars claiming they had to install new flooring and removed “bulk items” without any proof or explanation and sent it straight to collections. Don’t be fooled by appearances, these people will sooner turn you over to be broke and homeless if it means they can juice you for a few hundred more bucks. Worst place I’ve had to deal with bar none.

When I moved in I was told that covered spots are reserved for specific people, but that all of the uncovered spots were available to residents as long as we have our parking passes visible. However I recently learned when my car was towed that there are certain uncovered spots which are also reserved. There is a sign by this particular spot, but it's unclear whether the sign is saying that that specific spot is reserved for a specific person, or whether the whole lot is "reserved" parking for anybody with a pass (which it is). Aside from that sign, there's no other marking to indicate that this spot is reserved. (They could paint "Reserved" on the ground, for example.) Normally this would be fine, as they can just look at the number of my parking pass, and call me to move my car. But there's an issue with the passes. The passes are little plastic things that have a hook designed to go around the rear view mirror. But depending on your car, the pass might not fit around your rear view. In my case, it didn't fit, so I left it on my dashboard. It's clearly visible from the outside, however it can be hard to see the pass number through the bottom of the windshield. So my car was in a poorly-marked reserved spot, with a pass, but with the number obscured from the outside. Since they couldn't figure out who the car belonged to, they had it towed. So because of all this, I ended up with an unexpected $250 expense for the towing and inability to get around. It could have forced me to miss work, for no good reason. I think it exemplifies some big issues with the parking situation here. There are multiple things which Vizcaya could have done better which would have avoided the entire incident. 1) It should be made more clear which spots are reserved (and that not only covered spots are reserved). 2) There could be a second kind of parking pass for people whose cars can't fit the regular ones on the mirror. 3) As a last resort when they couldn't figure out who the car belonged to, they could've sent a mass email out to residents saying "Owner of the _____ car, your car is in a reserved spot, please move it" and I would've been able to move it within a few minutes. Management does not seem to care at all about this, even though there are very simple, specific suggestions for how they could prevent this kind of thing.

It started out well when we moved in, but then it kept getting worse. They turned off the cooling for the summer for roofers, but it was never fixed and even with calls they never returned to fix it. They closed most of the parking due to the year long construction and started charging people for the spots close to the apt. The trash is always full. The staff is not responsive to calls. The apt rooms are ok, but cleaned and clear quickly for the next person. The windows need work on the screens and around the sealing and the doors are drafty

I am highly disappointed in this apartment complex. Do not rent here if you have another choice. The maintenance staff is incompetent and lazy. I have requested repairs to my apartment. Maintenance workers have come in, failed to even attempt to complete a repair, and damaged other items in the apartment. Most of the office staff is incredibly rude. They act like it is an imposition on them to do their job. Completely incompetent.
Absolutely the worst place I have ever lived. 7 months into a 12 month lease and the apartment has flooded SEVEN times. The people fixing the issue claimed this was not a new issue. Run AWAY.
I live here and I'm charged 10 dollars a month for garbage. The only problem is the garbage is always over flowing. It has been 2 weeks since I was last able to put my recyclables out as the bin was over flowing . I'm not one of those people who keep just stuffing the bin when it's over flowing . I called the office the response was yes we have had a lot of complaints about this . Yet they do nothing about it. Like get more recycle bins! I'm sure you make enough money off us to pay for more bins. They say they come 3 times a week but yet everytime I go out on those days the bin is overflowing . Like get it together people ! I can't wait to move !

My new Apartment is located right across fro the pool and weight room. The area is beautifully landscaped and taken care of. It has a fireplace that is half in the living area and half in the bedroom. The appliances are very modern. The electric bill is very low which makes it even more attractive.
